Best thing one can do is be competent about home inspections yourself. A lot of inspectors follow the “if it ain’t broke” rule. They don’t take into account the age of certain systems in the home. Water heater, hvac system, electrical panels, what type of plumbing, how well is the home sealed from outside intrusion etc.
I once bought a house that passed inspection only to find first time I step in the shower that the floor was cracked and covered up. Inspector didn’t reimburse me at all and I had to spend a few thousand to fix it before I sold the house. It was in New Hampshire where the property tax made renting unviable I much prefer investing in the Pacific Northwest.
Amazing that people would reject a certain inspector, because that person is "too picky", or "takes a long time". Like, seriously; this is YOUR business. ...and-- as mentioned-- the inspector is "the star of the show". Pay the money. Take the time to ensure every property that you intend to flip or rent is 💯
I used one who offered a coupon and still more expensive than several others. He was affiliated with my moms union. He missed so many things and some things that he pointed out were wrong were actually not.

Foundation issues can cost 2k to 10 k...depending on who does it. I see no reason to back out of a house due to that. A big Company with many logos and employees yes will charge that.

My home inspector let me down. He didn’t test my bathtub overflow and I ended up flooding the apartment under me last week. Now I have over $2000 in repairs and Insurance isn’t covering a dime. I’ve lost a lot of faith in home inspectors. From now on I’ll be asking plumbers, electricians, and hvac personnel to inspect the properties.
bart1meuz one tip I found is to NEVER use the buyer or seller agent suggested home inspector. Both have incentive for a quick close. ALWAYS GET YOUR OWN PERSON

Same, i've bought many homes and never had an inspector catch anything. I have myself caught plenty during walkthroughs behind an inspector.
