      Hi Ryan what state are you working in and did you need to obtain any type of licensing to get started on rental arbitrage? Also how were you able to fund your start up costs? Did you sign under an LLC with a business loan? Angel investors are a bit difficult to commit

    Man, I am so bummed. I've been consuming your RUclips content non-stop for weeks, since I initiated a deal with the owners of an apartment building in Denver to rent two of their micro units and then start my AirBnB business with them. Love your channel, your story, your delivery, everything. I was ready to move on this and am literally 24-48 hours from finalizing the lease contract with the owners and start listing. Then I discovered that the City of Denver has made the short-term rental business model illegal, and most of the metro suburbs are following suit. I doubt you've experienced this in Texas, but I am curious if you've come across this dynamic in other markets, if you've branched out beyond Texas yet. If so, what are your thoughts? I'm not giving up yet, as I've already established an LLC, and EIN, and a business account for this, but I may have to work outside of my own market to make it happen.

      That is brutal. Do you have specifics on what way exactly that it is illegal?
      There may only be hurdles and it may still be possible

      @@AirbnbAutomated I intend to call the City of Denver tomorrow morning and try to drill down on the specifics, but they have structured licensing requirements such that businesses, LLCs, partnerships, etc are prohibited from operating them, and any individual must prove that the unit is their primary residence, and only accessory dwellings to the primary residence may be used as short-term rentals. It's apparently been an ongoing circus of legislation over the past few years in Denver. I found an article of a couple charged with a felony this last June for fraudulently claiming two separate properties as their primary, renting them on AirBnB and actually living in a third property elsewhere. I have no intention of claiming any properties as my primary residence, since I would like to follow your lead and use the LLC I've established and rent units as a business in order to scale this to 100+ units. I will just have to dig deeper, because there appears to be plenty of hosts in Denver with multiple properties, so they are either doing it illegally, or have found a way around the system.

      @@AirbnbAutomated I've confirmed with Denver that this business model is prohibited and the short-term rental game is being legislated to prevent overactivity in that market, allowing only individuals to rent their primary residences, no more.
      I believe I have a good idea for how to modify my business model to make this work, without breaking any rules. It requires some sales ability and splitting proceeds with property owners, but I think it could work. Think property management entity but for AirBnB (or VRBO, etc) short-term renters.

    Hi, I'm in Austin TX and it appears that you will need a license for short term rental and you can only practice short term rental in commercial zones not residential. I'm a bit confused if I will need to obtain a license to practice rental arbitrage or does the license only apply towards the homeowner? If so, I am able to proceed with STR only if the homeowner has this license?

    I want to do this soooo badly but I’m still too nervous/skeptical, even with the knowledge of Airbnb having a strong history. After binge watching your videos, there’s still a lot questions I have. (It could have been answered already in a video I didn’t watch yet) Like, it just seems too good to be true that people are out there just throwing money at you to stay at a random house for a few nights. I can understand how this is possible if these properties are in high tourism areas, but someone like me who lives in Philly, I can’t see people randomly buying rooms if it’s not in a tourist area. So the question is, do you go for high tourist areas? Does it even matter, and you work with any landlord who okay with this idea? How and why does this have such a high demand? How much money do you need to start? I’m aware you did it with 3k, but what’s the min-max range start up costs? How does one even approach this idea to the landlords? I’m sure these are questions that you already addressed in some of your content but I would appreciate it if they were answered. If you somehow took the time to read this.

    Do you have a list of anti airbnb cities? Also, how does a co-host make money? Do they get paid through airbnb or does the owner of the house pay them via their payment methods?

    They just approved short term rentals in Henderson Nevada for October 14. But they said owners have to go to a class and pay $820 per property in order to do it. Does that mean we have to request for the landlord's who lease their house to us to go through that class and pay the $820 before we take over for corporate leasing of their house?

      This specifically says the owner and not the operator?
      I would imagine this is most achievable with businesses that own multi unit properties because they can have a representative of the LLC or the investment group take that class
