- Samara recently added a new larger Prefab Home that is available in California. I have been following Samara and their Backyard ADUs since they were announced in the fall of 2022 and they've been adding to their model line to offer more options. On top of that they're now manufacturing the Backyards in house in a new facility in California and recently offered Tacos to the public. Im a Hard NO NO NO at their ridiculous price of $400,000+.
Im in California, but the whole point of wanting to buy one of these is to save money.
Anything under 1,000 square feet shouldn’t exceed $150,000 in price
base price on our 2067 sq ft home we build is 388,600 now. Guess how much we want to make on that house when all the smoke is cleared?
Many of us live in dumps, slumlord money makers. My 800 sq ft rat hole is being listed at $120K. Depends on what part of the country, and if you are in a rural or city slum.

You're clearly not living in California. Single family home sales are on fire (figuratively) in the Bay Area and are selling for $1500/sq.ft.
I was going to buy a 100 sq ft tool shed from Home Depot here in Texas and sell it in California for 150k.

If they have people buying these at $414,000 they are making a killing...AND they are made in Mexico. Where is the cost coming from.
They definitely are making a handsome profit. I paid about the same per square foot for a manufactured modular home built in Los Angeles.
What are the alternatives per square foot? Tiny Home, Stick Built, Traditional Mobile Home? Pre-made sections assembled on site? And is this apples to oranges in terms of features and quality, insulation, etc. Not so simple.
Seems to be using high quality materials which have seen even higher than usual price increases. That was my thought.
But yeah, well engineered, well built with high quality materials and craftsmanship... not perfect but dang good... that's the Apple (and Tesla) playbook to secure higher margins than all others.
Hopefully it means they'll stick around and make 10,000's of homes. 🤷♂️

Mr. Tarnow I never fail to hit like on your videos regardless whether I like the product being showcased or not. You are doing your best at bringing attention to as many companies offering pre-fab, modular, hybrid even manufactured housing options and it’s an impossible job to do so and please everyone. The market place has been inundated by too many contestants all too willing to take advantage of current socio economic conditions and the housing crisis to make a buck, looney, peso, yuan what have you, honest or other wise, and the sad reality is that too few are rising to the challenge to be altruistic and resist the urge to hose the end user.
I am an unapologetic free market capitalist and welcome a vibrant and competitive field however Daddy didn’t raise no fool and at $518 per Square Foot for something that essentially looks like a differently dressed double wide is insanely overpriced and outrageous. This is wanton and abject avarice no matter what food bribe they throw at you, me or that individual that lives for free tacos, this is way overpriced .
Your sanguine and objective, and humor laced presentations are a joy to watch and very much appreciated for their
intent and purpose. Whether hit or miss, You manage to thread that needle every time.
These are obviously for Socal and Bay area markets. Way too expensive for anywhere else in CA.

I'm beginning to dread the offerings from the pre-fab industry. Kerry, every time I start to watch one of your videos, I am hoping that you're going to tell us that it is financially within reach for someone who is not making over a six-figure salary...and then...BAM! You get to the price - 200k+, 300k+, 400k+...Not to mention that you still have to buy land somewhere to put it on. You can easily go over half a million dollars. I no longer think that pre-fab is an answer to affordable housing.
Very nice, Kerry. As you probably know the name samara is famous in architectural design by Frank Lloyd Wright who designed a home based on the samara, a winged maple seed, that he saw on the grounds of his client in West Lafayette, Indiana. Gotta give props to the GOAT. Cheerio.

The idea of these homes is not just a smaller footprint but also affordability. In CA, this might be a nice price but not in other spots in the US.

I'll always give you a like for your algorithm, Kerry. Having said that, I like anything LESS than 800ft2. Currently living in a 680ft2 duplex, will be moving into a 24 ft RV in June to get thru this economy for a year or 2. Thanks for all you post. Love your channel and esp your sense of humor.
I live in a 24' x 36' prairie ranch house (with an attached oversize 24' x 26' shop/garage). 800 sq. ft. is a lot more livable for the average non-minimalist couple or family. Tiny homes are cute as long as you don't really own much.

Just bough and sold some chinese expandable container houses to some happy customers and working on the next project here in Hawaii. $150,000 for 600sf under roof, 2 bed, 1 bath, kitchen, with 5000 watt solar, 5000 gallon water catchment, septic or compost, propane, water filtration and UV, so next to no bills! Choice of wall materials, floor, roof, etc. You can do yourself for $70k or less. 6 weeks from order to delivery and can have it up in literally ONE day! Also plenty of beautiful 40ft HC container homes from Turkey for less than 40k for 800sf. US is a ripoff right now.

This is lovely - but at least for me, when I say "bigger" I don't mean 600ft to 800 - that's barely a bedroom. I would love to see anything in the 1500 ft space personally. But I do appreciate when they are available now!

@6:44, put a bedroom where the living space is currently, make the bathroom shared, ditch the second bathroom in favour of a much bigger living room and tuck in a powder room for visitors.
The Thousand Oaks, CA model is less than two miles from my home. I'll ride my bicycle over and check it out.

The XL layout looks good. The exterior looks better with the metal option you favored. Solar panels are always worth the extra cost imo. But off grid isn’t for everyone. The front porch looks too basic for my tastes so I would do something different there. But overall it’s a good prefab home, especially internally.🏠

The price is double what it should be. You could build a 2000 sq ft home for the same price. I do live by the beach in SO. CAL.
I just looked at their website. Their 540 sqft model starts at $284K. Way overpriced. That like luxury RV territory, for what is essentially a large shed. You can get a decent house in a nice neighborhood , in many parts of the country, for that money.

I would ditch one of the bathrooms and add the space to the living area.
I got property that requires a minimum of 780sq ft. This is perfect.
I would like less that 700 sf with 1.5 baths... I need the .5 bath and I'd be happy (really 500-700 is my sweet spot).

Simpler design but with solar this time, however, the cost went way up tho. With all the options will cost half a million or more for their largest model, but accounting for future family in mind so at the end it an option at least. IMO its about 4 large shipping containers which is a decent size. I would think a more modular design would be nicer option so in the future one could add or take off a section instead of the whole house.
An option is always a good thing to have, another good vid my tacos friend, I could use a few right about now.

The pricing is high, but it makes sense given the area they're likely going to. I dont think the pricing would work anywhere else realistically, but I hope it helps someone in Cali.

I like the idea of bigger modular homes and think that 1,000 sq ft is perfect for a single person or a child free couple. There is room to spread out, but not to much to clean or maintain.
You can stick build a home here in CA for far less.

You should see what you could get for about $4,000 from Sears 110 years ago. (about 132K in 2024 money). Way bigger, two story and made from good quality materials. Many mail order homes still stand today. There were many other plans that were cheaper too. Even though there is modern efficiency of a factory built home, there is not any saving to the buyer. Certainly no reason to go into a massive long term debt.
