Quick Fix leaky window unit air conditioner

  • PLEASE NOTE: The units require a small amount of water in the pan to splash up and cool the condenser. If you drill the hole too big it will completely drain and could hurt the unit. Mine has been fine now for 3 years but I have heard of other people having issues. I think it all depends on your climate and the angle of the unit. This unit even at the proper angle still dripped inside even after cleaning all the passages.
    My window unit leaks on the wood.... This is how I fix it.

    It is dripping into the window sill because your unit is not pitched downward. You need between an eighth to a quarter inch pitch/drop from the front of the unit to the back, and not any more than this.. Take a two foot level and place it on the front top and hold it level. Then measure the distance from the level to the rear top of your unit. Get the 1/8 to 1/4" pitch and secure unit in this position with screws to the frame or by propping it up with a stand or mounting. This will allow some water to stay in the pan and splash against the fan blades onto the condenser which helps cool the condenser for better cooling. If the water rises too much it will reach the pan drain hole and drain out before reaching the window as the water is running uphill giving the drain time to expel it. . If your unit is level or pitched toward the front some of the water will run into your window sill before draining. Keep the unit flushed out with water by spraying hose through the outside condenser coils which will knock out a lot of the gunk built up on the inner side of the condenser which is the dirtiest due to the fan pushing dirty air onto it. Condenser coils need to be kept clear of major gunk build up in order to cool properly and not over use/over heat the compressor. Flush out the pan and make sure the pan drain hole is clear. If you needed additional holes to drain water the manufacturer would have provided them. If you remove all the water in the pan by drilling holes the unit will run a little quieter without the splashing sound of water but will cool less efficiently. I take mine out of the window every couple of years and do a thorough cleaning with it on the ground and partially disassembled to get to the inter side of the condenser.

    Worked like a charm but I did two holes kinda spaces apart because I couldn’t cage where the water was building up but now it’s not leaking ❤️

    OMG!! DO NOT DO THIS! Just clean the drain passages. There is supposed to be water in the bottom pan, in which the fan spits around to cool the compressor. If you do as this guy does, your unit will burn out. If you read the instructions, it says to add water to the pan of new units or if they have been in storage; once the unit is running, it will fill the pan automatically.

      @batonbeauty Mold is what usually clogs them up. I just pour bleach into the pan, right in the window. Also make sure the unit is sloped to the outside. I used to do professional mold remediation and our tests proved bleach is the best thing to kill mold.

      A little bit of an overreaction there. No, it will not burn out because of this, it will just be less energy efficient. The fan in the rear is the main thing cooling the condenser coils. Some people don’t like the random noise of the water being splashed around by the fan.

    Tell how i fixed mine. Those rectangle plastic trash cans got 2 wheels, Just set it cocky eye under the unit and place a block to hold it THAT IT! I'am smart and happy camper!

    my understanding is that most air conditioners are supposed to have water in the pan. while this fix works for a time the first thing you should try is to pitch your AC outside and clear the drain holes.

    To add that piece of plastic for the drip was pointless your house gets rained on naturally

      You've got to remember during the summer this will drip constantly up to 24 hours a day 7 days a week. The paint will wear through and the wood on the house will begin to rot after a while. I've seen it happen on many houses I've worked on. Also this is somewhat protected by the eve of the house to prevent rain from pouring in directly at the quarter round

      That's a great idea. Fortunately, this one has only been installed for a few weeks. It can get really nasty if it leaks for a while. I've had to replace wooden window sills before due to rotting from window units. Thanks for watching!
