Small Flat roof Dormers made simple

- We are forming to small roof access dormers at the Loft Build project, we are making access onto a proposed flat roof from the main roof area, we started by forming the first flat roof dormer and as we did this we where cutting the components for the other roof dormer as we went, this ultimately saved us time and repeating the process!!

Never understand chippies that build a dormer in stick by stick form, build it in panels and it will go up twice as quick and you cut down on the time your roof is left open. Nice job Robin
Definitely loads quicker
On older roofs it can throw your panels a bit but I just normally pack and then hex bolt.
When we used to build apartment roofs with loads of dormers you can just build kit form and crane the lot up.
So much easier 👍

Could you tell me in a round about way, what it would cost to do one of these? No insulation etc. Just remove tiles, build structure and finish outside? Appreciate it.

Hi Paul, a simple dormer like this with good weather and a decent bit of timber should take about 2 man days to build subject to structural alterations so the labour would be between £500 and £800
It's good to hear that your wage is akin to current labour prices. Where I live in Consett County Durham builders et al are two a penny and folks are living in the past wondering why they want £20ph where they should be closer to £40. @@ukconstruction
If I live closer I'd beg you for an apprenticeship....but I am 50 in March haha.

Hi robin I done lot dormas i was lucky got teamed up with guy like you we cut 12 up in kit form open roof knock one up in day in November was cold 30 years ago like but learned fast love watching you guys up to date kit

Great video Robin. I've got to rebuild my chalet bungalow bathroom dormer soon, I've just gutted both bedrooms either side and in the process realized the bath tub end has been cut through the wall and half way through the corner dormer leg. Walk in shower it is then! I've already had the main roof and flat roofs replaced so will have to rebuild piece by piece without removing this hopefully. Anyway as a cabinet/kitchen guy I always find value in your videos when I'm out of my comfort zone, thank you.

Is there a manual on how to cover the junction between the roof and the dormer so the water can't leak into?

Wonder why a flat roof? The tiles are a bit mossy. A sloped roof would have been better. Or was it just a design /aesthetic consideration?

Great video. With flat roof dormers do you have a preference to warm or cold roofs should height allow? Also is it better practice to slope them forward to a gutter or backwards towards flashing of the original roof?
Hi Elliot, If the dormer is large and the height permits then I would always look at doing a warm roof, its easier and the lighting is also simpler as there is a clear void for the recessed fittings etc, a small dormer like this I prefer to use a cold roof as I have to vent the area of pitched roof at the back
