My first thought was where were you in these RUclips videos 20 years ago cuz I wish I would have started when I was younger I'm just starting it now I'm still not that old but many years living in a poor neighborhood with no education and no real no guidance no directions didn't realize that . Thanks Jamal and by the way thanks for mentioning that you don’t have to spend a lot of money on education, unfortunately I made that mistake and spent $10,000 bracket (which I couldn’t get back if I can make the deal work for my mentor). However it’s not easy that it should be easy but it’s more difficult than expected and from what I see how much simpler wholesaling is on its own.

How would I get started on purchasing land to place tiny home onto? And how do I go about searching for low cost tiny homes and negotiating a final purchase? I have $0 money set aside to get started on this journey as of today but I would like to change that so the odds are in my favor. Any advice is helpful and thanks. 🙂

Brother J. Thanks for your encouraging words. I am in a race to flip houses. I don't know much, but am 70 and still renting and employed by a bass. The Real Estate business is the only way out for me. I have the will from God to learn a new trade that will give me a residual income. I've listened to a few real state business men trying to teach and show how to flip houses; but the thing l like about you is that you speak slowly making sure every word is heard and pronounced very well. Then in one of your video you encourage us benningers to first get education and during that course start to do what is being learned. You said don't be afraid to start and don't be afraid to fail. When that happens you would have something to work with. .

Great advice, especially the taking action part. I was a paralysis analysis wanna be investor for years. But then I became frustrated with the limitations of traditional retail real estate & how many folks are left out in the cold if they can’t qualify through banks😳. Bc of that, I’m finally at the take action phase, which has me scared crapless btw. But I remembered what you said in another podcast about “not being selfish”. I’m starting with lease options, so we’ll see. Thanks for all your info.👍🏿😊

" Does this mean if I can't find a contract buyer then I am responsible for coming up with the funds myself?

Well I have a different opinion and everyone is different. First teach me how to do the first wholesaling correctly from start to finish and then as I do the second wholesaling and I come into a problem then I can kind of figure out how to get out of that jam or again find a mentor who can help me along the way but again this is what works for me. I believe a good Mentor will walk you through the process step-by-step on how to do this right and then from there I can take off and run with it.. Everyone like you said learns differently and has a different plan on how to get to where they need to be. I prefer to be taught from A to Z on how to do wholesaling and then from there once I do it and put it into action then I can execute my action. I do know that every situation isn't going to pan out the same way as the first Wholesale. There will be difficulties and challenges along the way. But at least if I know how to do it from start to finish with filling out contracts and doing comps and do ARVs minus repairs then I'll have no problem finding a seller and a buyer. My issue is knowing how to find the right contract and then fill it out properly where it benefits both me and the seller and keeps me from making a costly mistakes monetarily.
Hey jamel how do u handle the EMD in these 2 senarios, 1.In a situation where one already signed contract with seller but wants to get cash buyer before opening escrow. 2.in a situation where one eventually gets a cash buyer, signed the contract with cash buyer but cash buyer wants to use their own title company or closing attorney
This is what I needed. I have a question. I agree about making mistakes. However, my concern is when you have less than 10k to work with. How do you come back from mistakes that cost you all your investing money?
