I've only ever invested in commercial property. I feel sorry for those that made the decision to invest in residential property. Don't go there. I beg anyone out there looking to rent their pride and joy, don't. Sell it and move forward. A 👍

That's why you don't let strangers live in a property you own. Would the landlord let someone off the street live in the home they currently reside in?? Time to stop the house hoarding and let someone else purchase the property.

Thats part of collecting rent. People pay you so they dont have the headache of fixing anything. Thats a major motivational factor for renting. I rent when i have the ability to buy just so i dont have to deal with repairing anything.
It's insane that people whom refuse to pay then get evicted by the court still can waste they landlords time(AND money by having to hire bailiffs) only for them to go to the municipal office and get help with rehousing in another landlords property were the circle and start ALL Over once more.
My grandmother worked 3 jobs to keep a roof over our heads, food on the table. She was a dishwasher, house cleaner and chambermaid. So, don’t tell me you can’t find a job. There are plenty of jobs. Just not posh ones that pay over 20 an hour. Just saying
If you steal merchandise from a store and are caught. You are immediately arrested and could possibly go to jail. You have to pay the store owner back. And you have a charge on your record. If it's a large chain, they may have insurance to cover the loss. If you write a hot check on your banking account, the bank can get their money bank. And charge you a fee for each occurrence. If you write the hot check to anyone except an individual, they also get their money and charge you a fee. If you don't pay your utilities. After the bill isn't paid a curtain number of times, the utilities will be turned off. The company will only turn your utilities back on after the bill, the reconnect fee and possibly interest on the amount due are paid. It seems to me that the laws concerning landlords and tenants need to be adjusted. The laws that are in effect now only make the price of increase and then out here of reach for many.
What I don't understand is why don't landlords act immediately after the rent is not paid. I gave notice to my renters about 2 weeks after they failed to pay rent. They were out in less than 2 months

PLUS WE CAN EASILY EVICT THEM AFTER 5-DAYS OF NOT PAYING THE RENT WITH THE POLICE & THAT PERSON CAN BE CHARGED WITH TRESPASSING & FAILURE TO COMPLY & DISORDERLY CONDUCT & VANDELISIM & THAT PERSON WILL RECEIVE A PRISON SENTENCE FOR 3 TO 5-YRS THEN WE CAN EASILY GARNISH THERE WAGES
Rents are outrageous ! Some properties should be condemned. With that some of these renters are mental cases. The courts must make the process affordable not punitive to the landlords while the squatters live rent free ? Kindness unfortunately is looked at as weakness by these parasites 😢.

Why do landlords wait until 6 ,8, or 10 months rent is past due before going to court to evict their tenants? Is this an English thing? I can see that there are court things that take much longer than in the US, but why do they wait before going to court? Are there laws that i don't understand? And in the US, we don't have to pay and wait for bailiffs. Once the court orders an eviction, the local police carry it out rapidly without extra payment
