    Great tips ! Make sure “the numbers work” is a top priority. Numbers over emotions. We have been looking for two months and made one offer and still nothing but Numbers 1st.

    Hey Harmonie, I came across your series on the cost of homes and rentals in Vancouver when looking for a place of my own last year. Subscribed because your content was so enjoyable and easy to follow. And now you've inspired me again with the Aribnb series. The best part about your videos is that you're so informative about your thought process, costs, sharing information about the places you visit all while throwing in snippets of your life. Your video format flows so smoothly and naturally! I look forward to when you put out a new video and cant wait for the numbers breakdown on the Cabin! Cheers!

    But wait... How did you guys manage to generate "$25K in 4 days" with this only one cottage priced at $400/night...? 🤔🤔🤔

    • @HarmonieV
      @HarmonieV  3 года назад +3

      Hey! great question, $400/ night is the off season rate (which is probably what you can see available in October), the peak season rate runs between $600-$670/ night + other fees depending on the number of guests. Also I should mention that we booked $25K in bookings in the first 4 days, but that gets paid out over the course of 2-3 months. I meant to include that in the video but forgot to mention it! Let me know if that makes more sense / if you have follow-up Q's 😊

    How do you manage your property while living in Vancouver? Ie, cleaning of the unit, giving guests access etc.

    • @HarmonieV
      @HarmonieV  3 года назад +2

      Great question! A lot of things can be managed remote, especially since most check-ins have become contactless. The biggest part of managing the property is the cleaning and facilitating the flips between each guest. To do this we've partnered with an amazing cleaning company & we're building a long-term partnership with them to handle that aspect. So when the bookings come in we're able to schedule it in with the Cleaning company owner, and she will schedule her girls to go in & prep the place for the next guests. Although this costs more than doing it yourself, it balances out in the long-run. With that said, we're super active on the Airbnb platform & take care of messaging guests, proving Q&A, helping them with various requests, but majority of that part is done online. Multiple times a year we plan to head to the property for 1-2 weeks and do repairs, upgrades, decor, ect. in person. So that's how it works, but we're still in the process of learning and refining how we do things to maximize efficiency :) I hope that helps, let me know if that makes sense!

    Not hating here but title is probably too much as click bait. It's $25k booking over the months, not in 4 days. Nevertheless, very nice cabin and would definitely rent if I have the chance :)

    • @HarmonieV
      @HarmonieV  3 года назад +1

      Hey Kardin, haha i totally get that! Yeah to be fully transparent we locked in $25K-$27K in sales in our first 4 days, and the accounts receivable are spread out over time. That's good feedback though! I meant to to mention that in the video but forgot to add the clip in. But thank you so much, we would love to host you some day 😊

    How do you clean the place when you live in Vancouver? Have you hired someone to do the cleaning between guests or do you go up yourselves to do it?

    • @HarmonieV
      @HarmonieV  3 года назад

      Great question! Yes we have a cleaning team that we've partnered with and they take care of restocking the home, and doing the flips between guests. We also will go back and fourth to visit and do big projects (like painting, repairs, ect.) but having a local cleaning team has been absolutely essential. I also recommend going with an established company (rather than a independent contractor) because they are typically more reliable. :) I hope that makes sense, let me know if you have any other questions

    Awesome! The only bad thing is you need a starting capital for the first estates. Do you know if it‘s possible to rent flats and re-rent/sublease them on Airbnb? Do you think landlords accept it when you ask for permission?

    • @HarmonieV
      @HarmonieV  2 года назад

      Yeah, getting the starting capital (saving and paying off other debt) is deff the hardest part! It is possible to do what you're describing, it's commonly referred to as "airbnb arbitrage". It really depends on by-laws, strata rules (if you're in a condo), and the home owners rules/ preferences. I think most landlords wouldn't let it fly, but, there are some who will! if it's something you're interested in trying, start researching in your area locally. But if you're located in Vancouver, its very unlikely. Best of luck! :)
