This is a very good video because it avoids the common topics covered in other videos (which are very boring by the way, and generalized to the point they are almost meaningless) and basically gives you the inside scoop on important things which people from outside the area would not be aware of. I am looking for a home in palm Coast now and thru a lot of work and time have discovered the things Michelle points out. Save yourself some time and invest 20 minutes in this video.
100% agree on the relatively unbuilt up shoreline along A1A. LOVE this and hope it never changes!!!!! Vacationed here many times and now considering a move!

I live in Palm Coast, I love it here. Has Everything so close, Target, Ross, TJ Maxx, Michaels, Bath & body works, Dollar Tree, Dunkin Donuts, Mc Donald, Star Bucks, Race Track, Wawa, Aldi, City Hall, The Court house, Olive Garden, Walgreens, Winn Dixie, Publix, Firehouse subs, so many to name only 10 to 15 min away including the hospital on Hwy 100, Walmart 20 to 25 min away if your going North or South. 15 min from the beach, Hardly no traffic, views are beautiful and the beaches. Lots of Medical buildings here and in Daytona Beach. You name it you can find it. Awesome place to live. So glad I moved here from Fort Lauderdale. What a major difference.

I love raising my children here - they especially enjoy the new splash park at Holland Park and all the different biking trails we ride each weekend, and of course our visits to Flagler Beach. I suppose it’s all personal preference.
I was told by someone who helped in the development of the city that it was built on swamp land. The city government is not ready to admit that some areas are sinking, has anyone gained info on this?
From what I understand, there were a lot of wetlands that required a lot of fill to develop. There are still areas not suitable for building unless fill is brought in... which can get rather expensive. As far as some of the areas sinking… I haven’t heard anything about that, but I’ll look into it, and see what I can find out. :)
@@michellemckinney2496 They'll rezone anything to allow them to build on it though. A forest outside of my neighborhood got rezoned for condos next to single-family residential and disappeared over night. My church got told that land they had bought was not zoned for building and 60% of it was zoned for water runoff. They sold it, and within 3 weeks the guy that bought it got it rezoned and sold it for 3x the profit.
Cell phone service sucks in Palm Coast. Electrify cost to much. No natural lines for residential homes in Palm Coast. If you are a sunbird they charge you utility services weather you are hear or not to include garbage and you don't seem to be able to shut off service.
We left Chattanooga TN by boat on the great almost three years ago and found Hammock beach Yacht Harbor. bought a condo because Palm Coast is a hidden Jewel Also bought a house in Grand Haven. love it here. Palm Coast does'n't need to change. you can drive a half hour and get what you want if its not here!

Interestingly enough - 𝙢𝙤𝙨𝙩 of Palm Coast is not in a Flood zone, or is classified as what insurance agents refer to as a "𝙥𝙧𝙚𝙛𝙚𝙧𝙧𝙚𝙙 𝙛𝙡𝙤𝙤𝙙 𝙯𝙤𝙣𝙚" (flood Zone X), and does not require flood insurance. Because it's not required, it's pretty affordable should a homeowner elect to purchase flood insurance. Great comment!
Yes, you can, but there are several factors in planning for an inground pool like lot size, setbacks, permitting, and if you are in an HOA/CDD community or not. Roofers and other service providers don’t want to do business in Flagler County because Flagler County are assholes to deal with. They were supposed to be to Panera in the county, but it was so difficult to build one. They decided they wouldn’t do the second one. There’s no money to be made in Flagler County unless you’re in the click, the traffic is horrendous because the infrastructure wasn’t developed for the expanded population. What most people don’t know was Palm Coast used to be all swamp and they’ve dredged canals and cut down trees and built it up to become a city. The older homes experienced cracking walls as the buried decade trees began to rotten settle. There are some really cheap built homes in Palm Coast so beware when you’re buying. Palm Coast is the majority of the county therefore that’s where the majority of the crimes at. People and Palm Coast are not too friendly and there’s really nothing there to do other than go to a few golf courses or to the beach. Do yourself a favor go north to St Augustine.
Great video, Visited my inlaws who moved there 4 years ago, Now we are looking at houses there. Going to use my GI Bill and go to Flagler College and commute.
Palm Coast has much to offer, but is seriously lacking in fine dining. Too many chain restaurants which are mediocre at best. Island Grille and Romero's Tuscany in Flagler are great but they're not in Palm Coast.

Cons: 1. Poor infrastructure. 2. Decentralized neighbourhoods. 3. The cancel culture is prevalent. 4. No practical "user friendly " public transportation for those who are not able to drive. 5. Expensive. 6. Anti-social and cliquey. 7. The weather is inclement. 8. Traffic is hazardous (traffic violators are an overwhelming issue.) 9. Poor job market. 10. Very limited recreation. 11. Isolated. 12. HOAs and Code enforcement.
Very poor job market and racism beyond reason. Not enough roads for all newcomers, so more traffic in a city that is definitely not prepared. People moving in the area will change Palm Coast forever as it keeps growing.

My Girlfriends mind is set on Saint Pete. Although a beautiful city, is twice as expensive as palm coast. I'm going to take her down for a visit. I personally love it
You have to get a permit to change your front door. You have to get a permit to put a shed up or a fence up. They permit you to death with fees and Palm Coast. The neighbors are constantly calling code enforcement and reporting your business. Most people that have been in Flagler County, including Palm Coast, which is a city of Flagler County. Don’t go to hospitals in Flagler County if they can make it to the one in Ormond or Halifax or Jacksonville or St Augustine.

Wonderful, I just bought a home in Palm Coast,I love it ,St Augustine is close ,Daytona Orlando,& & many more,I just found a Portuguese club, were you could go to eat,dance ,listen to the music,then the Italian club ,beach,ect ect, the people I met really nice,what more I may say, iam discover something new every day,like they are going to build a Mall by November, so iam very happy to heard that,it will be a big asset for this great town Palm Coast!!

Well, Palm Coast isn't much of a nightlife area except for some of the restaurants and bars in Flagler Beach or perhaps European Village in Palm Coast. The good news is you're not too far from Ormond, Daytona, and Saint Augustine if you'd like to go out for a night on the town. :-)

Palm Coast is about 85% of Flagler County and most of the crime in the county is in Palm Coast. When the people leave from the north where the crimes at they bring it with them.
Your city codes make the entire city into an HOA. I live in an HOA now and I hate it. I like more freedom to do what I want with my own property. That is a BIG negative for me.
I'm building a home right now in Palm Coast and chose a three car garage option even though the house is only 1500 sq ft. I didn't know about the code enforcement restrictions. Now I'm thinking I did the right thing as far as potential resale value goes. At least a new buyer would have plenty of inside parking to hide their work vehicle with advertising on the side or a place to put a small boat. That said, once I move there I don't plan on selling for quite a while!
New builds are ruining the town, sorry to say. The lack of standards are causing the new builds to flood their neighbors' yards and houses. But those code enforcement restrictions on the entire town are insane. Spent a large part of the summer fighting for looser restrictions.
@NathanPhelpsMcPhelpsius My new build is about a foot higher than the two undeveloped lots adjacent to me (corner lot). Lots of new builds around me in the P section and I haven't seen any higher than existing home next to them. I know there are some really bad new builds around town that are way higher than their neighbors, but I don't think they're the rule.
@@jeffmorse645 It's not every new build; It is a very common thread though. City council meetings are getting swarmed with these complaints. On top of that, people are opting for new builds over buying homes off the market (obviously your freedom and prerogative). Builders love getting paid to build, but it hurts home sellers that are more and more having to sell under asking price. I bought mine under asking price last year.
I know! I'm so excited to see what the future holds for our town. I took my kids to the new splash park for the first time a few weeks ago, and I'd say it is right up there with something you would find in a theme park for children to play. I may be partial.... but I absolutely adore Dr. Michael Davis. He's based right here in our Palm Coast Advent Health Hospital, and there is a wonderful pediatric ER in Ormond Beach (about a 20 minute drive from the south end of Palm Coast) at Advent Memorial.

No Look it up. No such place as Palm Coast Beach. The Millionaires built there homes where the beach would have been with very minuet public access and a toll bridge. You have to go to Flagler Beach which is still in the same county but not in Palm Coast and not able to handle all the people moving to PC. The fishing Pier at Flagler Beach has been shortened by 2 hurricanes and never built back so its shrinking!

If you want a mall, go to Daytona, St. Augustine, Jacksonville or Orlando.....OH that's right, Daytona is a dump, and the others are higher priced housing wise...move to St. Augustine where the biggest con is traffic and tourists! Well I moved from Jacksonville fl to palm coast and I don’t like it I have been living in palm coast for 2 years and I don’t like palm coast because it’s to small and my dad has a problem finding a job hear and he has to drive 2 hours to work every day Wear we use to live he only use to drive 30 minutes that was way better Jacksonville is is the better choice don’t move to palm coast or you will be trapped there because of its cheap place now I have to wait when I’m 18 to move back to Jacksonville terrible doctors terrible hospitals also not much to do there unless you like being stuck in your house all day also if you move to palm coast don’t move to the b section it’s terrible I have lived a much better life in Jacksonville pleas don’t get stuck in palm coast just because it’s affordable that doesn’t mean it’s good but I’m warning you only move to sr 100 in palm coast that’s it I’m trying to save peoples happiness ok

This list was actually something I worked on for quite some time taking into consideration the plethora of questions I am asked from people who are thinking about moving to this area as well as what I personally considered prior to moving here as well as trying keep my video from being too long. I live in Palm Coast currently and have most of my life. I live in Seminole Woods and have spectrum internet which is extremely fast (I also work from home) most places are good for for fast internet.

Interestingly enough - 𝙢𝙤𝙨𝙩 of Palm Coast is not in a Flood zone, or is classified as what insurance agents refer to as a "𝙥𝙧𝙚𝙛𝙚𝙧𝙧𝙚𝙙 𝙛𝙡𝙤𝙤𝙙 𝙯𝙤𝙣𝙚" (flood Zone X), and does not require flood insurance. Because it's not required, it's pretty affordable should a homeowner elect to purchase flood insurance. Great comment!

Can you build a in ground pool if you like?
Yes, you can, but there are several factors in planning for an inground pool like lot size, setbacks, permitting, and if you are in an HOA/CDD community or not. Roofers and other service providers don’t want to do business in Flagler County because Flagler County are assholes to deal with. They were supposed to be to Panera in the county, but it was so difficult to build one. They decided they wouldn’t do the second one. There’s no money to be made in Flagler County unless you’re in the click, the traffic is horrendous because the infrastructure wasn’t developed for the expanded population. What most people don’t know was Palm Coast used to be all swamp and they’ve dredged canals and cut down trees and built it up to become a city. The older homes experienced cracking walls as the buried decade trees began to rotten settle. There are some really cheap built homes in Palm Coast so beware when you’re buying. Palm Coast is the majority of the county therefore that’s where the majority of the crimes at. People and Palm Coast are not too friendly and there’s really nothing there to do other than go to a few golf courses or to the beach. Do yourself a favor go north to St Augustine.

Palm Coast has much to offer, but is seriously lacking in fine dining. Too many chain restaurants which are mediocre at best. Island Grille and Romero's Tuscany in Flagler are great but they're not in Palm Coast.

Cons:
1. Poor infrastructure.
2. Decentralized neighbourhoods.
3. The cancel culture is prevalent.
4. No practical "user friendly " public transportation for those who are not able to drive.
5. Expensive.
6. Anti-social and cliquey.
7. The weather is inclement.
8. Traffic is hazardous (traffic violators are an overwhelming issue.)
9. Poor job market.
10. Very limited recreation.
11. Isolated.
12. HOAs and Code enforcement.
Very poor job market and racism beyond reason. Not enough roads for all newcomers, so more traffic in a city that is definitely not prepared. People moving in the area will change Palm Coast forever as it keeps growing.

Wonderful, I just bought a home in Palm Coast,I love it ,St Augustine is close ,Daytona Orlando,& & many more,I just found a Portuguese club, were you could go to eat,dance ,listen to the music,then the Italian club ,beach,ect ect, the people I met really nice,what more I may say, iam discover something new every day,like they are going to build a Mall by November, so iam very happy to heard that,it will be a big asset for this great town Palm Coast!!

Well, Palm Coast isn't much of a nightlife area except for some of the restaurants and bars in Flagler Beach or perhaps European Village in Palm Coast. The good news is you're not too far from Ormond, Daytona, and Saint Augustine if you'd like to go out for a night on the town. :-)

Palm Coast is about 85% of Flagler County and most of the crime in the county is in Palm Coast. When the people leave from the north where the crimes at they bring it with them.

Your city codes make the entire city into an HOA. I live in an HOA now and I hate it. I like more freedom to do what I want with my own property. That is a BIG negative for me.

I'm building a home right now in Palm Coast and chose a three car garage option even though the house is only 1500 sq ft. I didn't know about the code enforcement restrictions. Now I'm thinking I did the right thing as far as potential resale value goes. At least a new buyer would have plenty of inside parking to hide their work vehicle with advertising on the side or a place to put a small boat. That said, once I move there I don't plan on selling for quite a while!

New builds are ruining the town, sorry to say. The lack of standards are causing the new builds to flood their neighbors' yards and houses. But those code enforcement restrictions on the entire town are insane. Spent a large part of the summer fighting for looser restrictions.
@NathanPhelpsMcPhelpsius My new build is about a foot higher than the two undeveloped lots adjacent to me (corner lot). Lots of new builds around me in the P section and I haven't seen any higher than existing home next to them. I know there are some really bad new builds around town that are way higher than their neighbors, but I don't think they're the rule.
@@jeffmorse645 It's not every new build; It is a very common thread though. City council meetings are getting swarmed with these complaints. On top of that, people are opting for new builds over buying homes off the market (obviously your freedom and prerogative). Builders love getting paid to build, but it hurts home sellers that are more and more having to sell under asking price. I bought mine under asking price last year.
We are starting to have entertainment. The Hilton in Palm Coast is having comidians playing shows.
I know! I'm so excited to see what the future holds for our town. I took my kids to the new splash park for the first time a few weeks ago, and I'd say it is right up there with something you would find in a theme park for children to play.

I may be partial.... but I absolutely adore Dr. Michael Davis. He's based right here in our Palm Coast Advent Health Hospital, and there is a wonderful pediatric ER in Ormond Beach (about a 20 minute drive from the south end of Palm Coast) at Advent Memorial.
Nope! Good luck finding a decent Dr at all in Flagler County (Palm Coast is the largest city within Flagler County, which consists of about 85% of the counties population.)
Just spent a week in palm coast as yet another get away to Florida to find the perfect location for the future.

Have been visiting every year since. Now that the time is getting closer cause we all know that timing is everything. Past 5 years when I visit, my visits have been all about checking out locations, real estate, and job market to find the perfect location. Must say palm coast impressed a lot. Stayed on Walker dr. I subscribed to you and will definitely be watching all your videos.

BTW, Pine Lakes is a beautiful community (where you stayed on Walker Dr.); I've lived in the Seminole Woods area for a long time, but I'll be moving to the Pine Lakes neighborhood in the next year - just waiting on the house to be built!

No Look it up. No such place as Palm Coast Beach. The Millionaires built there homes where the beach would have been with very minuet public access and a toll bridge. You have to go to Flagler Beach which is still in the same county but not in Palm Coast and not able to handle all the people moving to PC. The fishing Pier at Flagler Beach has been shortened by 2 hurricanes and never built back so its shrinking!

If you want a mall, go to Daytona, St. Augustine, Jacksonville or Orlando.....OH that's right, Daytona is a dump, and the others are higher priced housing wise...move to St. Augustine where the biggest con is traffic and tourists! The turnover of homes and people moving out of the city should be a pretty clear indication. It’s not the best place to live.

Well I moved from Jacksonville fl to palm coast and I don’t like it I have been living in palm coast for 2 years and I don’t like palm coast because it’s to small and my dad has a problem finding a job hear and he has to drive 2 hours to work every day Wear we use to live he only use to drive 30 minutes that was way better Jacksonville is is the better choice don’t move to palm coast or you will be trapped there because of its cheap place now I have to wait when I’m 18 to move back to Jacksonville terrible doctors terrible hospitals also not much to do there unless you like being stuck in your house all day also if you move to palm coast don’t move to the b section it’s terrible I have lived a much better life in Jacksonville pleas don’t get stuck in palm coast just because it’s affordable that doesn’t mean it’s good but I’m warning you only move to sr 100 in palm coast that’s it I’m trying to save peoples happiness ok

Thank you for your input! Feedback is always a useful tool; positive or negative. This list was actually something I worked on for quite some time taking into consideration the plethora of questions I am asked from people who are thinking about moving to this area as well as what I personally considered prior to moving here as well as trying keep my video from being too long. While my video was not scripted (I'm a true believer of just being myself), I did curate this list as bullet points with a lot of thought behind it. I do need to update this video for 2022, so if you are from the area and have some pros and cons that you think would be good topics to discuss I'd love to look into them, conduct some research, and possibly discuss in my coming video. I live in Palm Coast currently and have most of my life. I live in Seminole Woods and have spectrum internet which is extremely fast (I also work from home) most places are good for for fast internet.
