  • Hi everyone, welcome to another chatty vlog style video. I wanted to share with you some of the challenges I'm having with first home ownership - I desperately wanted this to be a home I could love for many years, but there's a few snags! I hope that in being honest about this it will pose as a contrast to so many videos out there that claim everything is perfect - it rarely is!
    I also thought I would let you have a little nosy round my bedroom, a bit of an impromptu bedroom tour, and share with you the things I like and the things I don't like so much about the space.

    I’d soundproof the wall, my friend did that recently to her bedroom wall for similar reasons and it was super successful 👍

    Love the tour and looking forward to the rest. We have a 30 year old wood burner insert, and ironically we dream of converting to a gas log system. Gas units have thermostats and are adjustable. With wood it can get too hot in the room, so we’ve only burned it when the weather gets super cold or the power goes out in the winter. Wood burning is messy, and some people in our family have allergy flares and sinus issues when it’s in use. On the plus side, it’s cheap to run during rare cold snaps (southeast U.S.). On the sound proofing, it would depend on how much you like the rest of the house and the location. If you do decide you want to stay for the foreseeable future, then I think putting in a new wall over the existing wall with sound proofing insulation is the best option. That’s a pretty easy DIY job as well if you’re into renovation and have the tools. You could then also add an IKEA wardrobe, but only if you need extra storage.

      It's funny, after a lot of peoples comments all saying how messy a real fire is (I know they are but I guess we push that to the back of our minds thinking of the romance of a real fire lol) I'm leaning towards leaving it as it is, especially as I'm on the fence about this being a long term home - seems like it would be an unnecessary expense. I'm really not sure this house is for me, even though I really love aspects of it (I chose it after all), but I absolutely despise the bathroom being downstairs. I thought I'd get on with it ok as its really quite fabulous with a oversized cast iron bath and the room is larger than some peoples lounge's - but I really hate it being downstairs and am finding myself indulging in what was a simple luxury (a long soak) very rarely now.

    Love this honest and realistic video! One issue I have is neighbours as well, it's crazy to me that you buy the biggest/most expensive item in your life before you have a chance to stay in it, even for one day. We've had neighbours come and go - some good and some not so good. Can't choose them yet they impact your life. This is why we purchased a detached. At least that way, there is some form of separation. Your home is beautiful and I'd like to think its a helpful blue print for the next one :).
    P.s - on the fire, I'd recommend getting expert advice before making any changes. We have a gas fire and our engineer/gas safety specialist told us that if we wanted to run it as a log burner, there were significant changes we had to make for health and safety reasons which would cost us thousands! We didn't have a chimney like yours so hopefully you will be fine. Just recommend getting some advice before you make a change that you may have to reverse before the next sale.
    P.p.s - please would you consider doing a perfume video?? Being nosy here haha

      Tbh for a very very long time I point blank refused to look at anything other than a detached. Then lots of friends in semi detached claimed they never heard anything from their neighbours AND I got a horrible neighbour at my last detached. Believe it or not, I could hear his music through my kitchen walls! He was the most pig headed, obnoxious, selfish, arrogant, inconsiderate arse. Made me realise that even in a detached if you have bad neighbours it’s no walk in the park either. This house is genuinely quieter in general, but I hear different things. Plus I dislike having the downstairs bathroom.
      I think I’ve decided that in the long run, maybe a year or so, I’ll be moving so it seems like wasted money to change the fire. The chimney is fine to change to an open fire, I had it checked not long after I moved in, but the new occupants can do that in a few years if they want.

      Thanks Alison! It’s a tough one as it would probably fix the issue in the bedroom but not in other areas. It’s not easy to know what the best thing to do is is it? I wish more people talked honestly about challenges with houses rather than saying everything is wonderful lol

    Great video 💕 When we brought our house our only compromise was the fact the house was terraced, it ticked every other box and more so went for it. However that compromise is a huge regret of mine as it’s something we can’t ever change, we also have loud neighbours. If there’s one thing I could advise anyone buying a house, it would be to only make compromises on things you will be able to change, we turned down so many properties because of decor / not liking the kitchen etc all that can be changed over time x

      I completely understand. I hugely regret making the compromise as like you say they are things I can’t really change - especially the party wall. At the time friends who lived in semis claimed they never heard anything from next door but hundreds of thousands of pounds spent and they’ve now changed their tune and say what I can hear is just ‘normal’. I was exactly the same, I turned down so many houses that were much less of a compromise than this one is and exactly like you, were things that could have been changed in time. Now I’m in here I’m finding there’s a lot of money to spend to try and rectify the compromises and it will only ever be a sticking plaster.

      Hindsight is a wonderful thing isn’t it! I did exactly the same too - I asked a friend who lived in a terrace and she said she never hears either side! I think I was trying to make my compromise seem less of a big deal but thinking back of course it would be different with different kinds of neighbours. Unfortunately inconsiderate neighbours can really impact negativity on your life so it’s quite a big regret for me too. But then again like you say there were houses at the time that were a smaller compromise that I let go but who knows..there may have been things about those houses I could end up wanting to move for anyway. I hope you can sort out your party wall issue, or if and when your neighbours move you get new silent ones 😌

      @@hayleyr5151 Hindsight is a very stern mistress indeed. I'm kicking myself really as for a long time I refused point blank to view houses that weren't detached or had downstairs bathrooms - I wish I had stuck to that instead of conceding when people said I was being unreasonable, as it will be rather expensive to move. On the positive side the house has apparently risen in value by somewhere in the tune of 25-50K which is insanity but I certainly wouldn't have had the benefit of that in rented at all. I agree with you about not knowing what those ones we said no to could have turned out like - it's very easy to romanticise and its very possible there would have been things that weren't right about those too. I think my heart is set on a detached so I'll perhaps put up with some things (the fire in the bedroom seems a waste of money, perhaps even leave the fire as is in the lounge too) and try to make some low cost changes in the meantime (perhaps heavy wardrobes in the bedroom for example) until I am in a position to move and the market stabilises a bit.

    Your video is so relatable! I feel that adulting is so hard. For eg. how do you know which changes add value to the apartment/ house? How to know when it's optimal time to move, how to deal with noisy neighbours ect. I sometimes think it was easier for my parents (probably not ;)) because they were always on top of everything...

      I’m so glad to hear that, I’ve stopped watching a few RUclipsrs myself as they became completely unrelatable recently!
      I totally agree, I look back at my previous home and it was not without issues despite being detached and I should have moved perhaps FOUR YEARS before I did 😂 But isn’t hindsight a stern mistress.
      There’s every possibility that some buyers might find a huge living kitchen, a bathroom upstairs and only two bedrooms hugely more valuable than three beds, a reasonable kitchen and a large downstairs bathroom but you don’t really know so it can be a challenge. My neighbour isn’t noisy, very considerate really and at times I don’t have a clue if they are even at home, but I’m just very sensitive to noise I think. I’m dreading a new noisy one though!

    Yes Kirsty , give it some thought. I lived in a beautiful five bedroomed detached house , but when my marriage ended I bought a lovely little semi , but can hear my neighbour 's tv , toilet flushing at night , such a surprise at first , but six years on I still hear it , but it doesn't bother me as much , but I'm sure they hear me too at times . All money I save will go towards a detached house in the future if I do move . If my neighbour moved and a noisy family moved in next door , I would then list my property and buy detached . But all is good at the moment , but who knows what the future holds . Enjoyed your vid , as I had a similar thought process when I first moved in here .xx

      The house itself has some really beautiful character, and is really quite large, but I hate hearing the neighbours. When I lived in a flat years ago, it was oddly quiet until new inconsiderate people moved in above. Everyone said I'd zone it out in time - I never did and I hated every day I lived there after they moved in sadly. I don't think I will ever get used to hearing the comings and goings of the neighbours. I'm also thinking I might be best holding off spending until next door sell - the current occupants really are very considerate, I feel like I've mistakenly made them out to be selfish and they aren't at all. But if whoever buys the house is louder than then I will have to get the soundproofing done at least. Perhaps best to trash out a few ideas but hold off on pulling the trigger until I see what I get!

    I think I'd rectify the bedroom, prob though messy I'd make the wall thicker as your not loosing much space, insulation stuff in the middle , plasterboard, etc or brick up the wall! It is a big beautiful bedroom ♡

    Before you mentioned it, i thought of the pax idea, but if possible I would move the door towards the bed
    to fit the wardrobes all the way to the wall. I think that if the wardrobes had clothes it would dull the sound. I think it would also make the room feel so much bigger as big furniture helps with that.

      Unfortunately there’s no room to move the door across enough to accommodate wardrobes all the way along. I’d be conscious about ruining a 130 year old door and all the architrave for some cheap wardrobes too lol.

      Oh gosh I hope not, can you imagine if the new owners were at it like rabbits and also very vocal? 🤢🤢🤢 It really would be a shame, there’s so much I really like about the house but some of the things I don’t aren’t easily (or cheaply) resolved. That said I haven’t seen much come on the market that I’d want to move to either.

Let's just hope that your next door neighbours are not following this RUclips Channel, or worse stil, reading the comments section🤣🤣. Could you imagine haha. x

    I really like your fireplace, a real fire is quite messy, with all the ashes around and so much cleaning. I think the idea of putting up wardrobes is good, and maybe is the easiest one.

      Yes they are, that’s probably the thing that’s made me hesitate about changing it to a fire basket so far. Even the stuff that works it’s way down the chimney is messy lol! They are so incredibly lovely though!

    Firstly thank you for giving us a tour of your beautiful bedroom - it's a lovely generous size.
    I've got quite a few thoughts regarding the fireplace and your master bedroom - a possible cost free option regarding the noise in your bedroom is to sleep in another room?
    I'm having an extension built with a party wall and seen first hand the layers of sound insulation involved in passing building regs but the irony of all the fuss over the extension is the rest of the house being old the sound is travelling everywhere else. I think your albeit nice neighbours not having carpet is a huge issue with how the sound amplifies.
    I think your fireplace could take a small wood burner but with the chimney flue etc it would cost several thousand pounds. An open fire is lovely but makes a lot of dirt and with the need of regular sweeping may not be worth it.
    I have seen fairy lights being laid on the 'coal' section looking very cosy - obviously when not in use.
    It's so personal what can irritate and what doesn't isn't it.

      One of my first thoughts was to move into another room, as the second bedroom is still a reasonable size. Unfortunately due to the chimney breast and the positioning of the windows and the radiator, I couldn't move into that room without spending money moving the radiator and so on. Plus it would mean the largest room in the house would never be used - I have no idea what I could repurpose it as.
      I agree, a large part of the issue is the design/decor/layout choices the neighbour has made, but its so hard as we cant really dictate what our neighbour does as much as we might like to lol. I've always thought putting the bed on a party wall was a huge no no, not least because I don't want my neighbour to hear me, but perhaps they've never even thought about that. When doing some research on sound travel and soundproofing apparently often its somewhat futile if it isn't done on both sides. Sometimes the effect of spending money soundproofing means your neighbour ends up not being able to hear you at all, but you can still hear them which would be ironic beyond measure.
      I have often lit candles and popped them into the fireplace (not on the actual fire) and it does light it all up and look very cosy. Its actually very effective, but obviously no heat and no lovely crackle of a real fire. The mess aspect of an open fire definitely needs proper consideration given all the carpets throughout are cream.

    Hi Kirsty . I think only the walk in wardrobe idea would work in drastically reducing what you can hear from next door . The more gap you can put between your party wall and the proposed new wall , the better it would be . Sound doesn't travel very well between spaces . I think if this option was done well , it would solve all your problems. Ps nothing worse than listening to neighbour noise ! Xx

      Yes I do think that would probably be the option that would be most effective. The noise isn’t bad in the bedroom-I think many people wouldn’t really notice it, but I’m really noise sensitive and have been used to living in a detached most of my life so it’s a bit of a big adjustment. Need to give it all some thought as it may well be that I’m the issue and a detached in a year or two is the best bet. If that’s the case, the lowest cost options would probably be best.

    I should also have mentioned - I've often wondered if I hear them, what do they hear of me?!
    In all honesty, part of the problem is just me. From being about 15 I have lived in a detached, apart from an 18 month period in a flat which was very quiet (until some awful neighbours moved in prompting a move), so I think part of the issue is that I am simply not used to what is 'normal' in a property with a shared wall. Many of my friends who encouraged me to look at semis because they 'don't hear anything from the neighbours', now clarify that is 'oh well I hear x, but that's just normal in a semi'. Hmmm not the greatest after the event for someone who is incredibly noise sensitive but I'm sure what I'm describing wouldn't even register to some people.
    Also, I've tried ear plugs but this just makes it worse, they irritate my ears and I end up lying awake seething that I feel I have to wear them in the first place!
    **BTW when I say sound insulating foam I meant Rockwool not foam.

      I bought noise cancelling headphones for the daytime exactly because of the noise. I a
      have always (before now) lived in detached houses with zero noise from neighbours, so I totally understand how annoying it is to hear things...

      It’s really not bad, but I think because I’m so not used to it, I find almost any noise makes me almost jump out of my skin 🤦‍♀️

      We had noisy neighbours and I was far more sensitive to it than my husband was. We did have to have a chat with them because they were slamming doors at 1am and doing DIY until midnight (both things happening on weekdays). Sounds harsh but I think there should be stronger processes where if neighbours are disrupting your daily life (especially sleep!) they do get a warning (you'd need to have proof) but too many people are inconsiderate now and the only choice you seem to have is move and then it's just some other poor souls problem. Some tolerance is needed I totally get that, we all want to live our lives but some things are just unnecessary and inconsiderate 🙄 x

      @@leeannw484 I know exactly what you mean Leeann. Most people don’t want to raise a complaint or have a falling out with the neighbours as you are supposed to declare it when you sell, so most people stay quiet and just move on, making it the new owners problem. In truth my current neighbours aren’t at all bad, I never hear loud music, have only heard voices a few times and that was usually their visitors not them, they’re just living. I’m dreading what I might get with whoever buys it though.

      @@KirstyKirby getting new neighbours is always a concern. We had the perfect neighbours before the loud ones moved in. We moved and have great neighbours again but that can always change. Houses simply need to be built with noise in mind, our last place wasn't and we could hear everything (literally 🙄). Fingers crossed for you you get nice neighbours 🤞

      This has crossed my mind also. It is unfortunately quite cold in that room and the gas fire doesn’t kick out too much heat, a family member has installed a log burner and it’s amazing at heating the entire ground floor, they often can get away with not putting their boiler on even in winter now so it’s still something I’m considering. Unfortunately the U.K. government are intent on us all having incredibly expensive utilities which will likely only continue as they push forward with the net zero agenda.

    I like the idea of the wardrobe and I think the storage would be appealing to a buyer if you decide to sell.

      Oh the wardrobe I had in mind I wouldn’t leave if I sold, would be very expensive and wouldn’t add any monetary value, especially in a falling market. Edited to add, I am going to try a wardrobe there as the snoring is just too much for me now. I don’t intend staying longer than my mortgage fix now which makes me feel quite sad given I spent three years saving to be able to buy.

    I totally agree about neighboor noises... I hate neighboor noises so much and it was often times reason number one for moving. I think selling the house and buying another one should be definitely an option when there are too many negative aspects around the house.

      It’s the cost that’s prohibitive at the moment or I think that would be my gut reaction. Perhaps finding low cost ways to make putting up with it better for a few years then moving on might be a good option.

      Good shout 😊 Tbh they aren’t really noticeable in real life. The camera is always quite unkind and makes things look much worse than it would look to our eyes.

    My vote would be to install the built in wardrobe and then put in some kind of padded/tufted material on the wall thats left uncovered by the wardrobe. Good luck!

      I think that’s what I think I will try first and foremost! I’m even thinking of trying some second hand wardrobes first which will be much cheaper than an entire built in. It really isn’t terrible at all so something reasonably simple might solve it! Thanks for watching! X

    Oh,I am so sorry about the night time noise-it would drive me absolutely insane! Good luck figuring it out-I would probably do the wardrobes if that would actually stop the racket!

      The worst is, they are genuinely good neighbours - which is why I wouldn’t dream of raising the coughing and snoring with them. That said if I get a couple with a newborn, a family with boisterous kids, or a family with teenagers with a love of drum and bass it will probably be terrible! In truth I think I’m just going to go for a detached in a few years, it’s what I’m used to, it’s what I wanted really but compromised as this house was so lovely, but I think that was probably a mistake as I’m very noise sensitive and don’t really want to hear anything from any neighbours. As I don’t think I’ll be here long term I think the cheaper, easily removed option like wardrobes will be what I try first.

    I completely understand your sensitivity to noise. Im the exact same, my husband & I have rented an apartment for the last 5 yrs and we are very lucky they are quiet the majority of the time but when I hear coughing, talking, doors & cupboards closing, shoes on wooden floor, it really irritates me😡I am such a light sleeper🙈We are currently building a detached house, SO excited to move out!!!🙏🏻

      It’s awful isn’t it? I feel a bit bad as my neighbour is really quiet on the whole. I’ve never heard unreasonable music or the tv blaring, and the snoring is only audible because my house is quiet (and highly likely because of their decor choices) but I can’t lie, it gets right on my nerves!
      I’ll likely have to make some changes to make it better for me in the interim, but will have to think about budget for those changes as in the end I’ll probably end up back in a detached.

      @@KirstyKirby I completely agree, we are lucky but its still really irritating and affects our sleep (ear plugs dont work for me either) & if I dont get enough sleep, Im raging!! And I cant get to sleep because I am raging because of the noise🤣😡🤦🏻‍♀️I dont mind a bit of noise during the day (I work from home full time) but night time, Im like😡😡😡Thank you so much & I hope you find a solution🙏🏻I know exactly how you feel!🖤

      @@RC_17 I just wish I hadn’t compromised really. For a long time I refused to even consider anything that wasn’t detached. But then covid hit and detached became so much more desirable and the competition was insane - I ended up being priced out in bidding wars multiple times. Tbh if I hadn’t been first in to view this one, I’d probably have been priced out again as it is a really lovely house, just not sure it’s for me, especially with the downstairs bathroom (it’s so nice I thought I’d make it work but I absolutely hate it and use it as infrequently as possible 😂).
      I understand completely, I am a complete ogre if I don’t get enough sleep, really unpleasant to be around 😂

    i feel you i hear my neighbour coughing and his radio for 13 years the only bonus is constant coughing is a sign of heart disease so he might cark it sadly something worse might move in!

      My intuition says just move, but cost wise it would be perhaps £15000 for the costs and then an additional £400 a month for the mortgage so not an easy decision - not even sure I can afford to realistically.

      @@KirstyKirby “Make do - do without”? 🤔 For starters, put up shelves in that nook next to your bed (for your books, and I know you have books). Replace your current bed frame with a four poster and at the very least, if you can’t afford Finnish type tapestries, put in some type of wardrobe system - something that can move with you to your next house? Give yourself until 2026 to move - make your home bearable for three more years and invest in what gives you joy until then.

      @Beth Knight ooh I don’t have any plans to change the bed, that’s one of the things I’m least unhappy about. I can totally do without changing that - I’m not really a four poster fan really, the type of beds I like are also thousands of pounds, just not worth it to me - I take it you really dislike the bed 🤣 I see no point in buying a new bed that may not fit in a new house. Was planning on buying a different bed when I moved house, but only if I was planning to stay longer term. As I don’t think I will be doing it seems a bit futile. I really only sleep in it.
      Same with the alcove, I’m not really a shelving fan, I did think about a bookcase but I don’t find them very pleasant to look at full of stuff, I had bookcases at my previous house and got rid of them as I always found them unsightly and a bit messy looking, but that’s probably just my preference to have almost everything ‘put away’ - plus I’m actually reducing the amount of books I have as I find many of them to be clutter really. Tapestries not really my taste either, I’d choose oil paintings over tapestries.
      I’m not really dissatisfied with the decor choices, although some I might make different choices over time - it’s really just the sound ingress. I hate hearing them coughing, it feels like such an intrusion.
      Nice suggestions though. I will unfortunately have to just see this house as a bit of a uncomfortable learning experience to not listen to the rubbish advice from my friends!
      Edit - there are some 4 posters I like, but they aren’t remotely in budget. The one I like is £7000 - need that sort of funds to move!

    First, about the fireplace. I think it is easy to romanticize a real wood fire, but they are a lot of work and are very dirty. You have to gather or purchase wood and then store it someplace in your yard. Then you have to keep bringing it in, sometimes when it's dark outside. How do you feel about spiders and lizards? Then the ashes must be hauled out and disposed of somewhere. We did this for 12 years. I think I would lean towards using my gas fire on weekends only if I could work it into the budget.
    Secondly, the noisy bedroom. I am super sensitive to noise and never even play a radio, so I understand completely. It's possible that your new neighbors will not cough and snore. However, better if you could insulate from any noise. Can you get an entire wall insulated so it is not noticeable? I don't know what it would cost but I should think it would add to the value of the house. Then I would add the IKEA wardrobes on TOP of that. If they are portable, you might even be able to take them if you move.
    I think selling the house is probably completely impractical.

      I think you’re right in that it might be worth doing no matter what. I think it’s highly likely new owners will install carpets and more soft furnishings and potentially move the bed away from the wall which I think would solve a huge part of the issue. But as I am so noise sensitive it might very well be worth doing anyway - perhaps wardrobes first and then if that doesn’t help enough do the wall too.
      I know what you mean about the fire, very easy to romanticise but are very messy. It’s one of the reasons I didn’t change it straight away

    I think if I was you I would sound proof. Get some advice on what would be the best to sound proof. The fire downstairs. We live in Spain and we had log burners. The wood gets expensive and the amount of dust and cleaning became too much. We now have pellet burners which are cheaper to run and give tremendous heat depending on how high you want it to go. Clean, easy to use and I love them. Minimal cleaning.
    The fire breast upstairs you could put book shelves and lower cabinets for stuff below. There is a brilliant vlog called XO MaCenna on line. She renovates and does different hacks. They have been converting a 120yr old cottage and stripped it back and rebuilt it to look in character of how it should look but with up to date touches. She and her boyfriend are an inspiration and they have done most of the work themselves. Truly inspiring-She is gifted. Also there is a young guy named Drew his vlog is called Lone Fox and he is also tremendously talented. You will get lots of ideas from them. It’s your choice, but it might be cheaper to block off the noise than to move. Xx

      I’ve had advice on soundproofing and because the main issue is the lack of anything to soak up the noise next door, it may be expensive and completely ineffective. I have made a decision on that wall which I’ll updat in due course.
      I don’t really want anything deeper than a fireplace on the chimney breast, massively appreciate the ideas but I think a cabinet on the chimney would protrude into the room and look odd. I’m not a fan of books on display either - I’m probably the odd one out as many people have suggested masses of bookshelves over on that side of the room but definitely not my cup of tea.
      Yeah I’m aware of both of those RUclipsrs. I prefer Laura Melhuish Sprague personally, her taste is closer to mine. If you haven’t come across her, she’s worth a watch. She’s also in an English property, I enjoy some American and Canadian content creators who do renovating content, but their homes are usually 2,3 or even 4 times bigger than the average U.K. home. My home looks small in comparison to some of those and yet mine is double the size of the average U.K. home.
      Sophie Paterson is also fabulous too, but all high end. Dainty Diaries is lovely too, lots of DIY and Catherine is adorable.

    How easy would it be to get wood logs, where would you store them out of the rain and how much would it cost you. We lived with fireplaces for heat. My husband cut down the dead trees and cut them to size. A fireplace causes all of the other rooms to be chilly because it sucks the air up. We lived with that for 6 years and four more years with an insert. The romance was gone and I loved a thermostat in our next house. The gas would be nice to have when the electricity goes out.
    I definitely would build the wardrobes in with sound board.

      There’s plenty of room in the garden for a log store, but I know what you mean. I have seen a few things online discussing how a gas fire still isn’t more expensive than the cost of a fire so it’s something the consider for a while rather than change on a whim.

    The fireplace - it would be great to have a fire/a source of heating and not be dependent on the grid, especially this winter. If you want a real fireplace do have your chimney checked to ensure that it's still in good enough condition. Although real fires are messy, if you're not planning on using it everyday it shouldn't be too onerous.
    The bedroom wall. I'd be tempted to put up wardrobes, possibly sound proof it first if you wanted to be really sure; that narrower part by the door, is it deep enough for a coordinating bookcase?
    I'm super sensitive to noises, it would drive me batty to hear all the noises of next door - that said, my children have booming voices and heavy footsteps, I'm glad that I don't have to worry about inflicting their noise on next door. In our last house I seemed to be constantly shushing them. .

      I know what you mean, I’ve found since living here I don’t do a lot of things I used to out of wanting to be a considerate neighbour. I really miss the freedom being in a detached gave in that respect. I quite regret buying a semi as I was pretty certain I’d hate it, but at the time everyone was telling me you don’t hear anything 🙄

    I think when it comes to the noise in your bedroom maybe you could think about padding that wall with tufted board just like you would have a tufted head board. You could do the same principle along that wall. Have three screens built that fit the entire length of the wall and have it lined with cushion and a tufted material. I would go with the same blue in your accent color. And then have all three screens mounted to the wall because it will be easily removed if you ever wanted it gone.

      Good idea but that’s not my taste unfortunately, I think it could look nice in a modern house, but not in a period one - plus it would be an absolute nightmare to clean as the ceilings are over ten foot high and old houses seem to collect dust!

      This room is at the front of the property, so waste and soil pipe would have to go across the front of the property which would be beyond ugly. It could run under the floor but as the room spans more than 20ft it is highly recommended against as any leaks would not be easily identified or rectified - with lots of potential damage. Not a bad idea and one we came up with too, but it’s not possible practically. Downstairs bathroom tends to not detract from value in period property as it’s actually very common.

      Unfortunately the only place that an en suite could go in the master is on the adjoining wall and whilst I could possibly get water to it, there would be no where to install a waste pipe without putting across the front of the property. Good shout though as putting an ensuite against the party wall would kill two birds with one stone - give more distance between me and the neighbours and solve the bathroom annoyance (ps I have a toilet upstairs so it’s not bad in the night or anything like that. I just find the getting ready in a morning/evening so impractical and annoying. The cloakroom sink in the toilet upstairs is about as much use as a chocolate teapot lol)

    We have had our house 🏠 up for sale and it's in a I'd say prime area as houses on our street usually sell within a month.. ours has been up about 6weeks or more and already we have had to drop the price along with others in our town.. so selling is a pain at the mo, as the hassle with intrest on mortgages and the fact they are not locking in the intrest rate like they used to. We have a viewing today and these are the 1st buy to let investors to view.. so fingers crossed 🤞🏻 luckily we can sell this and them buy a house a go mortgage free as we are disabled and if we stay here the interest on our mortgage for us in Jan will make monthly payments £1k month.. and that's 80% of our benefits. So we have no choice to sell either it's damned if we do and damned if we don't.

    I’d consider soundproofing and adding some sort of wardrobes. If all else fails then move. I’m sure it would help to sell and add a little value to the property investing in soundproofing to the bedroom. I couldn’t live in a semi as I used to stay with my grandma from time to time in her attached unit. The noise from the neighbours would wake me at night but she was half deaf and didn’t hear anything 😆 Also unlike me she liked having neighbours very close by.

      It’s a funny one that, when I was researching I read that adding soundproofing often puts buyers off as it makes them think there’s a noise problem 😂
      I really really regret buying a semi. For an incredibly long time when viewing I point blank refused to look at anything but a detached, but when Covid and the lockdown hit, detached were suddenly in ridiculous demand and meant I was often outbid by some way. So I had to broaden my choices with friends saying you don’t hear anything anyway - that was simply untrue. It’s a rather large expensive regret.

      @@RosesandBlingPapercrafts I was going for jobs in another industry, but am walking away from a few opportunities as the salary drop is just too much given the cost of everything at the moment. I’m going to have to reassess and apply for things in the pharmaceutical industry so that I can earn enough.

    I am an equally light sleeper and hearing noises from behind the wall would drive me bananas. I am not sure why you mentioned plastering, couldn't you just slap another sheet of drywall on the wall behind the sofa? A true sound barrier would be better so that would require to build a frame, put sound insulation between the wall and the frame, and then cover the frame by drywall. This would be a better option since you mentioned that you could clearly hear somebody who came to view the house. I would ask about this at a building supply store (I watch a lot of DIY /renovation programs but I am no expert). The second option would mean that you would lose a couple of inches from the width of the room (maybe half a foot, max) but it would put a stop to it. The wardrobes are not a good option, IMHO.

      Hi Alena, I’m a bit confused - I didn’t say I would just plaster as that would do nothing. I said you would build a frame with battens, add sound insulation foam (I meant rock wool) then specific sound insulation plasterboard (called drywall in the states etc), I believe the company kingspan do a version of it, and then plaster to make good. You’d still need to plaster over plasterboard or you’d see all the seams of the boards all over and wouldn’t be attractive. I even said it would mean the loss of a few inches but that the room could stand that as it’s so large.
      Edited to add - I think the woman I could hear clearly one time was effectively shouting in every room, with very boisterous children, they’ve had a number of other viewings and if I hadn’t seen them arrive I wouldn’t have known anyone was present as didn’t hear a peep.

      No they didn’t, I did lose my temper one night though and shouted through the wall about the snoring - not my finest hour 🙈 They have however moved their bed off the party wall and I rarely hear them now other than the occasional cough late at night or shouting in the day if we happen to both be in the main bedroom at the same time. It’s not really an issue now, sure I’d love to hear nothing, but I lived in a detached and had a super noisy inconsiderate neighbour next door, he used to wake me up a lot late at night.

    I think that one of life’s simple pleasures is a fire in the fire place. I would personally make it so I could use the fire place. I would get a guard because I had a family members house burn down from a fire place.

      @@KirstyKirby I know right! It was so sad! So definitely be as safe as possible. I am Hawaiian. I am from Hawaii and we don’t have fire places in any homes. But I married a man from Texas and we live in Georgia so I have always loved having a fire place in all of the homes we have lived in.

    Good evening Kirsty. Would absolutely say that my house is perfect, I built it right? But, due to unexpected expenses in the ground work, some things had to be cut from my "wants", and I became very familiar with the word, "compromise"! 😂 You need to talk to some experts about your fireplace. It is many solutions for inserts for logburners, closed and open, and a stove. In any style, and any budget. Another of the compromises here, I wanted a glazed tile stove, they cost an extra mortgage too, so for now, I went with a cheaper solution, which is ok, it keeps my house warm, and I have my garage full of firewood, which is very comforting in these expensive times. You can check out bioethanol fireplaces as well, they give heat, but I dont know if they are cheaper to run than gas. You have a wonderful home. So sorry about the noise.

      Ha ha bless you - I'm a true believer these days that everyone compromises on something along the way when buying a house, no matter what the budget. And also when building themselves! I know someone who did a self build and said that there's various things they would have done differently in hindsight, just one of those things I guess. There's so much I love about this house so hopefully I can alter some of the things I don't. Its a good point you raise re things being cheaper/more expensive than gas, I was reading or watching something recently that said a gas fire is in most cases still cheaper to run and maintain than a log burner.
