You can buy a house and land, but you cannot build whatever you want, because you need permission of the camara ( city hall ), not the local authaurity. 2. You need permission to build or change the house, get it on paper or email, because if they find out, you have to break everything off. 3. Locals mostly tell you that you can do what you want, because they only want to sell, they are not the authaurity. 4. If you build a barn or something, without permission, you must be able to break it off in 30 minutes. 5. Dont trust the internet, if you really want to buy a house and property, go on holiday there and look in the local papers, not the internet, because that are people who just want to make money mostly Before you buy anything, go there, do research, visit city hall and ask what is possible and allowed and get it on paper, before you buy anything. You will not be the first who is going down
Please stop promoting Portugal internationally as an ideal place to buy homes🇵🇹 as it is negatively affecting my people. There is a direct link with the Airbnb, Golden Visas and Digital Nomads and the prices of homes all over Portugal. Proof of it is the fact that even the Portuguese government pretended to fix it with a new bill that they passed last July called “home for all” which still favours Golden Visas and Digital Nomads holders over their native Portuguese. Portuguese are now starting to see rich foreigners who are buying our homes on the international house market as the source of the rising houses and rental prices. How can we compete with rich foreign who are buying our homes with our minimum salaries of €760 a month?!!!! The sad reality that Golden visa holders know that they benefit of free movement all over Europe when they buy a Portuguese home above a certain price, so the house prices were forcefully inflated to accommodate the value that guarantee them the status of Golden visa. Furthermore, as they all automatically get a Portuguese passport after 5years , which grants them free access to many countries without any commitment, really. They only have to stay 7days in the country a year to apply for a Golden visa, but they are allowed to affect the house market, our life style and our power of acquisition permanently. We live in a country with portuguese salaries, but our houses are on an international market, that is problem. In addition to this, our elderly people were forced out of their rental properties in the historic centres of cities such us Lisbon, Sintra, Porto, Faro, Coimbra , Braga, Funchal, Ponta Delgada,Setubal, etc. This has killed our heritage, culture and social fabric to accommodate a superficial postcard tourism that has nothing to do with us Portuguese.

You find the most unique and interesting places. Not only are the houses very nice but their locations offers something of interest as well. Its like a dress that is pretty on its own but accessories take it from pretty to beautiful. For this house it was the river, I'm obsessed with lakes, rivers and oceans and all, yes all, the creatures that call them home. I want to befriend them all and I want each of them to tell me their stories. This is where my psychiatrist come in, lol...okay, only kidding but about the psychiatrist part only. Portugal is much more expensive than Spain when it comes to rural properties, they are similar in the cities. But prices will come down slowly when owners realise the golden visa boom is over

I love that drone picture from above the property. It gives the best perspective of with the borders outlined. Every video of property for sale should have that kind of picture. I have a couple of questions. 1st, if an American wants to buy a property in Portugal can you buy it while only having a Visa to be in the country or do you have to be a permanent resident. 2nd, if an American buys the property, how long to close the deal after the owner agrees to sell it. 3rd, is there yearly property tax house owners have to pay in Portugal or do you just pay for the water and electricity ? 4th, If you just want to buy land with no house on it, about how much per acre of empty land and are the prices generally the same in most small towns there ?

No - that wall and fireplace are absolutely beautiful and authentic, to take them out would destroy the atmosphere of the house. Besides, with the gadgetry that one can conceal behind old wooden cupboard doors there is no need for a large kitchen these days. Also - those old windows are absolutely gorgeous, I would never remove them and destroy the look of the place. As for that fabulous old board ceiling, it must stay.

Attention! People who are thinking this is a 'great opportunity' should do as much shopping and renovation estimating as possible to determine if your emotional reaction is actually reasonable. Let's use me as an example. I bought a place in Eastern Europe, that has very similar financial structures to Portugal. I paid €180K. this house was in very good shape when I bought it as what is the surrounding property. I ended up putting just as much into upgrades as I paid for the house. So remember even though you may be a great DIY person; materials, effort, transportation, and all things that the property will require to assure your longterm interest in it, upgrades, really cost money. So when I look at this property, I see it's over priced. Even with the two properties, the garden opportunities, and the proximity to the river. This place is probably priced twice as much as it's actually worth.
The property is not bad but it would be great to see from above too. We just vivited Portugal a while ago and often time nice properties are surrounded with dungeons and/or windmills, which is never shown on the pictures. Also, often time nobody talks about the buildings if they are properly legalised. With this property I can see many things are for demolition. Having those clay block are the worst possible building material for a hot country or in fact in general. It is impossibel to heat or cool. You need to spend quite bit a money on this to make it humanly liveable, unless you have no standards. The wells are fine but the garden and the trees are not taken care properly, so at this point not much value there.

Property tax here is very low, for our house and land its less than 100 euro per year,which includes waste collection from those large bins which are shared with around 6 neighbours,they are emptied twice a week,kept clean,there are also recycling points very close,for glass,plastic,cardboard/paper.

About 3 acres, fruit trees and privacy but walkable to a village not far from a city. I am looking to spend about $30,000. I want to build my own home at some point so not looking for much of a ruin or building. Would be great to have one to restor eventually or use as storage but really more interested in the land. hello :) At this moment I do not have something like that and everything I have for sale I post here on youtube, so keep an eye open for whatever may come my way. I hear that you are looking for land and would like to build your own home at some point. Just want to point out that in that case it is very important that the land you purchase does have a building or ruin on it already (and that those have been registered as legal urbanized houses). In Portugal properties need to be classified as 'urbanized' in order to built on it and live on it, if not you will never be able to built there legaly if the property is classified as so called 'rustico'. Rustic lands rarely get urbanized in these days, so please beware of that so you don't end up buying anything that you cannot use. Anyways, who knows what properties pop up next that fit your wishes. Amore. Its the irrigation system. I think the property is way overpriced. I would rather get a open piece of land and build a beautiful home from scratch. Allot easier. I have seen 6000sm of land with olive and fruit trees with a granite shed and big well go for 15 000 Euros. But as they say dont shoot the messenger.
Yes I know, irrigation instead of integration haha. Somehow always mess up that word 😅😅 May be pricey, but owner is quite happy to negociate, so who knows how much it will go for eventually. I also see a lot of plots that you are talking about for cheap, buuuut... for that price you often can't build on them because the plot is not urbanized. But I guess you can get lucky. Why is most of all the properties build on the boarder in portugal , also very tiny windows the outdoors are so beautiful and the small windows take the joy out of it
On boarder probably for easier access. Small windows was to keep heat and sun out. They would work outside in the heart all day, the whole day on land so didn’t need the luxury of large windows back in the day.

I think you need to buy a microphone. The sound on my laptop is at full blast and I can barely hear it. The microphone is always attached to the collar of your shirt.
I will make sure to put the sound up in post production next time, the mic I have is fine but was probably accidentally set on the lowest sound setting while recording (which is attached to my collar), and I have strong speakers while editing so didn’t notice it. Next time.. 😉
You cannot turn a BARN into living quarters in Portugal. Most RURAL PROPERTIES HAVE structures on them for ANIMALS but do not have running water , septic system , etc. RUSTIC means you cannot build generally, . URBAN means you can build but must submit Architectural Pkans and be approved by the Municipal Town.

We just vivited Portugal a while ago and often time nice properties are surrounded with dungeons and/or windmills, which is never shown on the pictures. Also, often time nobody talks about the buildings if they are properly legalised. With this property I can see many things are for demolition. Having those clay block are the worst possible building material for a hot country or in fact in general. It is impossibel to heat or cool. You need to spend quite bit a money on this to make it humanly liveable, unless you have no standards. The wells are fine but the garden and the trees are not taken care properly, so at this point not much value there.
The diagram at 3:50…..I don’t see where Lot 1 ends and Lot 2 begins…..??

Good Luck to the potential buyer, but those ruins is better to flat down to rebuild something than "give face lifting", it will save you money.

Winters can be quite rainy and gray, but ‘mild’ in temperature. Two winters ago weather was great, last winter very wet
I've lived in Central Portugal for 4 years now and still do not own a winter coat. Sweaters work well here.
It gets very cold at night. Don’t let these ppl deceive you.

The land is beautiful but the whole roof would have to be redone along with a lot of other work. The sky is coming right through the roof. For integrity purposes, these points should be noted. I love your idea though of showing these properties. Thank you.

Property tax here is very low, for our house and land its less than 100 euro per year,which includes waste collection from those large bins which are shared with around 6 neighbours,they are emptied twice a week,kept clean,there are also recycling points very close,for glass,plastic,cardboard/paper.

About 3 acres, fruit trees and privacy but walkable to a village not far from a city. I am looking to spend about $30,000. I want to build my own home at some point so not looking for much of a ruin or building. Would be great to have one to restor eventually or use as storage but really more interested in the land. Not looking for a flat open piece of land but a rolling one with trees and privacy in central portugal close to the cool or the mountains and a river of course LOL. I hear that you are looking for land and would like to build your own home at some point. Just want to point out that in that case it is very important that the land you purchase does have a building or ruin on it already (and that those have been registered as legal urbanized houses). In Portugal properties need to be classified as 'urbanized' in order to built on it and live on it, if not you will never be able to built there legaly if the property is classified as so called 'rustico'. Rustic lands rarely get urbanized in these days, so please beware of that so you don't end up buying anything that you cannot use. Anyways, who knows what properties pop up next that fit your wishes. Amore. Its the irrigation system. I think the property is way overpriced. I would rather get a open piece of land and build a beautiful home from scratch. Allot easier. I have seen 6000sm of land with olive and fruit trees with a granite shed and big well go for 15 000 Euros. But as they say dont shoot the messenger.
Yes I know, irrigation instead of integration haha. Somehow always mess up that word 😅😅 May be pricey, but owner is quite happy to negociate, so who knows how much it will go for eventually. I also see a lot of plots that you are talking about for cheap, buuuut... for that price you often can't build on them because the plot is not urbanized. But I guess you can get lucky. Why is most of all the properties build on the boarder in portugal , also very tiny windows the outdoors are so beautiful and the small windows take the joy out of it
On boarder probably for easier access. Small windows was to keep heat and sun out. They would work outside in the heart all day, the whole day on land so didn’t need the luxury of large windows back in the day.

I think you need to buy a microphone. The sound on my laptop is at full blast and I can barely hear it. The microphone is always attached to the collar of your shirt.
I will make sure to put the sound up in post production next time, the mic I have is fine but was probably accidentally set on the lowest sound setting while recording (which is attached to my collar), and I have strong speakers while editing so didn’t notice it. Next time.. 😉

You cannot turn a BARN into living quarters in Portugal. Most RURAL PROPERTIES HAVE structures on them for ANIMALS but do not have running water , septic system , etc. RUSTIC means you cannot build generally, . URBAN means you can build but must submit Architectural Pkans and be approved by the Municipal Town.
