The lake home looks great. The AirBnbs we've stayed in have not gone to the trouble of providing as much dishware. Usually, there are 4 place settings, but it's great that you do. As former property owners of a rental unit on the beach, here are some things we learned. The mugs with cute expressions or art develop feet. Renters will regard them as souvenirs. In cleaning after a rental, the people we hired to do it had to spend time getting rid of sand. The carpets get stains. You put a great deal of time, labor, and love into making it beautiful. We had to learn that things will happen in a vacation rental and to deal with it.
@JAMIEANDSARAH We are retired and sold the rental property. Our free time is now all about traveling to places on our bucket list and visiting grand kids. While we owned our rental, it was definitely worth it. In addition to renting it our family spent vacation time there. The first day or two required my time doing home repairs. At least half had nothing to do with renters. It was ocean front, and the door locks facing the ocean rusted. I replaced them annually. Sand worked its way into the sliding door track. I popped the doors out, cleaned everything, and then put them back. Fixing bathroom towel bars, fastened with super heavy-duty wall anchors, happened yearly until I got smart. I put a piece of finished wood on the wall that I screwed into studs. Then, I centered the towel bar to that. That's just part of ownership. But the unit rented well and made money. You are saavy financially. Putting the rental unit into an LLC may be advantageous for several reasons. It protects your personal wealth. It creates tax advantages.
We have a cottage in Northern Indiana. A couple of useful books to put in your collection would be a fish identification book and also boating rules and fishing laws such as where to get a fishing license and what are the catch limits on various species per day.
Just an idea but the lake depth could make for a very minimal mural if you project it on a bedroom or the boathouse wall to trace. The Renovation Husbands have done a few things like that with topographic art and it always looks cool for very little money.
Sure is looking fantastic! You two have certainly worked hard to get there! But who wouldn't want to stay there? You may have trouble getting them to leave! Happy New Year!
Love everything but please don't tile the hearth. It takes away from the natural stone. I feel like that pattern will compete with not only the stone but the amazing view.

How about installing murphy bunk beds instead of the big murphy bed. They can go lengthwise along the wall and won't come out that much.
