    Analysis was good. But Gold in next 2-3 years will double. It's an underperforming assett and due to sovereign debt crisis it will move higher and will be best performing assett for next 2 years

    AERO industry will never pick in Hyd. Look at new deals with Airbus and others.
    All critical projects are heading to Guj / UP corridor.
    And even SemiConductor industry will not come to Hyderabad - Heavy water dependent and requires cheap land which is NOT available around Hyderabad....Industry wise Hyderabad is saturating.
    Don't call warehouses & Data Centers as Industry 🙂

    Dear Abhiman, Your perceptions are very clear and mostly near to facts. I appreciate your understanding about Hyderabad real market and forecasting capabilities. Though, we feel that, per Sq yard cost in TSPA, Kismarput and etc have already reached peaks like 75-80k, I feel, they reach to 1.25 k very soon, in addition to increased rental demand.

    Hi Abhiman, can we buy independent house in GP layout. They are saying LRS fully paid. I don't understand what is that mean. I have seen a project in Nadargul village near Adibatla. Project is called MNR homes. I have a question is it safe to buy such property in GP layout? What is LRS fully paid

    sir i purchased a plot in 2007 in kothur j p dargah road [around 3 kms from NH 44] at that time it was DTCP layout so currently will it be considered as HMDA layout since kothur is now under HMDA or should we convert it to HMDA layout ? pls clarify thank you.

      It will be dtcp only...though it comes under HMDA limits...
      We cannot convert it to Hmda....

    Nicely explained.. I don't know why there won't be impact on maheshwaram village due to metro connectivity, as this location having 100 feet roads connectivity and RTC bus transportation to Shamshabad for every 5min and already there are government schools, college and restaurant, petrol bunks and 310 hardware SEZ which create employment in future.

In my point of view Maheshwaram surrounding areas having advantages like Sangareddy because both locations having equal distance to IT corridor - wipro circle (40 km) and can reach in 45-50 minutes and Sangareddy developed rapidly due to the residential growth past few years and prices got hiked.. So, I think we can expect same if residential grow in same manner... And other added advantages near to this area like pharmacity, Fab city, E-city, hardware park, data centers, areo space, TCS Adibatla IT and shadnagar SEZs, my home land bank, few villas construction alredy in progress and connecting 2 national highways banglore and Sirsalam etc..
      Let me know my understanding is correct?

      Maheshwaram after 5 years may start booming...that too slow and steadily 🙂

      First thing is purely real estate hype...few companies will be opened .....and some part commercial activities also can be expected..... remaining land available will be converted to residential mostly but very premium it would be...

      To be frank u can't resale such props because sale from builder will have demand because he induces lot of stuff in to our mind but it's a challenge profit on such artificial price, u might get some but u also do some expenditure on interest and then u r profit. I can say many of my friends nris invested at high price and now they are not able sell at what they expected. It's all illusion, u might or might not get what u want but fair chances to struck in the middle because by that time political n reality demand n turmoil will change. It's might injure u r financial plan because u will struck with single property instead a diversification which most people don't know or don't like. Sorry to keep the truth in place.
