    does the law about foreigners owning waterfront property also apply to non waterfront property?I would consider moving to a hillside construction around San Miguel?

      only on properties 50km or less close to the border line or coast

    You forget to mention that foreigners are not allowed to own waterfront, the bank holds ur title and u pay a yearly commission to the bankwhich is very unfair, while a Mexican or anyone can own waterfront in the us, unless they don't use that practice anymore [ fide commisso] thankyou

      that is actually false. I am an American and my family owns acres of beach front property in Carmen beach, Cancun, and progresso beach in Yucatan. We go on vacation every summer to our beach home and just pay $20 of taxes a year, no bill water is free. just gas and electricity. So many Europeans, Canadians, and American own multi- million dollar properties in Yucatan. you just need to obtain Mexican residency. Im part hispanic, therefore i acquire all the rights as a Mexican citizen even though i was born and raised in California.

      Yes, for properties close to the water or the border, foreigners must pay an initial plus an annual fee to a bank, to hold the property in trust. If the foreigners hold the property through a corporation or become citizens, they don´t need to pay the fideicomiso. Foreigners who never become citizens must pay the fee forever. However, the total costs vs. the US remain very low.
