As someone who has lived in Chiang Mai for 5 years I can say there are many cheaper options if you want to be within 20mins of the city. I pay 10k ($275US) for a 3 bed house and I bought my motorbike second hand for 13k ($360US) after my 1st year as I got fed up with songthaews (red taxi trucks) and grab fares. If you are planning on living here long term buy a motorbike rather than spend 2-3k per month, I got my return on the bike after 6 months and even with repairs and servicing it's still great value (btw here labor for repairs is very cheap example: replacing oil and failed tail light, $12US) If you don't drink, smoke and party you can get by quite nicely on about $750US per month, not including visas and any associated costs.
