As someone who has lived in Chiang Mai for 5 years I can say there are many cheaper options if you want to be within 20mins of the city. I pay 10k ($275US) for a 3 bed house and I bought my motorbike second hand for 13k ($360US) after my 1st year as I got fed up with songthaews (red taxi trucks) and grab fares. If you are planning on living here long term buy a motorbike rather than spend 2-3k per month, I got my return on the bike after 6 months and even with repairs and servicing it's still great value (btw here labor for repairs is very cheap example: replacing oil and failed tail light, $12US)
If you don't drink, smoke and party you can get by quite nicely on about $750US per month, not including visas and any associated costs.

Bro. I’ve been living in chiang mai for 4 years. Basically it can be done for 400$ a month.
I just don’t go out.. and I don’t try to make money from locals ( who does that? everyone apparently. Don’t be everyone make
Money online or save at least 5k. You can payoff rent for the year with 3k.
You don’t need to do this visa run, just become a student, a fighter, or an entrepenuer. The law changes so fast there are new visa programs that even immigration agents are playing catch up.
    Find a local girlfriend/ boyfriend.
Don’t live in Nimman. It’s basically like going to your home country, but you’re still in Thailand.
Even if you don’t have proclivity.
Don’t do 25k Baht a month.. Jesus STOP using foreign apps. They got hoses.. I had the exact same condo for 5-8k per month.. this girl is not doing it right. that is INSANELY EXPENSIVE.
