    Prices are escalating with each new launch, i am not sure whether it is sustainable or not. I am a resident at toa payoh and looking at exploring into condos too. with 3m for a 3 bedder - i can find a resale that is probably larger and probably even more centrally located...

      @@shurakishi4707 Hi there, yes indeed you can get a resale 3 bedder at Trevista for example for around $2.3m only. However, do take note that while the floor area on paper is about 1100sf, but after deducting the bay window and AC ledge space, it is only left with maybe around 950sf of usable floor space. So the effective psf is $2.3m/950sf = $2421psf for something that is already 16 years into the lease.

      Get a freeehold if u buy resales . If not u cai Dao

      @ generally this is true. But there are also many cases of lousy freehold which is either lousy layout, lousy location and lousy facing

      @@shurakishi4707 get a at least mid project ,like 200 +units above and family oriented project , with full facility . Resale facing wise or high floor or whatever u cannot control , all depends on the listing units , the units u like , they may not sell , if all lower floor units listing, u buy or give a miss ?

    Good schools around, but for 1 room unit how to have family? Will million can’t set up family. We want, but where to get the millions?

    Orie 4 bed living room width is 3m only. But you say it is good layout 😂

      @@wszzz3391 thanks for your comment! Yes I agree Orie’s living area is quite small for a 4 bedroom, that’s why I highlighted Gem residences has a better landscape layout. But overall, I will still say Orie’s 4br layout is still better than Gem’s 4br for the reasons mentioned in the video!

    GEM's floor layout, quality is really bad. Orie layout is terribly cramp. Both the living room, kitchen and walkway width are ridiculously narrow. Even the width of the room doors are narrower than a hdb unit. Even for a 4 bedroom unit, u will feel like you are in a 2bedrm unit. Both GEM and Orie are located in a terribly noisy, dusty and heavy traffics location. Trevista is not ideal as well. Not to mention its disgusting bay window, one can easily notice its glaring wear and tear condition around the development. Facilities are breaking down and mouldy walls are everywhere. All in all, tpy does not has any worthy condo as of now. TPY for now, only has worthy BTO units (i.e. TPY East BTO and TPY Lorong 1 BTO)
