Both are indeed pretty similar, but Nava Grove’s side gates to the upper level of the overhead bridge provides sheltered access to bus stops going to both Clementi and Holland Village

Thank you! Tembusu Grand has not increased their price since launch day. For the 1+s, 2+s and 3 bedroom, these are only left with the very high floor units so the psf is higher. For the 3+s, units are in the $23xx to $24xx psf range, so their psf are still pretty reasonable. If you require more information, feel free to reach out to me at 9451 5625!

Yes indeed, my main concern for this project is its estimated pricing vs the surrounding resale developments. However in the last couple of months, we are also seeing prices of these resale condos inching up in anticipation of Chuan Park’s launch. So this will likely cause the price gap to narrow!

This is the redevelopment/enbloc of the previous Chuan Park condo right next to Lorong Chuan MRT!

Affinity will still be a better buy which just TOP July 2023. PSF average 1.8k to 1.9k with lots of amenities nearby within 5 mins walk and within 1km to Rosyth primary. Not forgetting upcoming MRT within 10 min walk.
Yes, Affinity is definitely still attractive given the attributes you mentioned! However buyers will have to trade in the lack of convenience in the meantime before the MRT is up!
@@lawrencewong9485 people are crazy to spend 1.8k buying the area which is much smaller than HDB 5 room flat or quite new 5 room resale flat. Except facilities only n nowadays people oftenly make use of clubs n community sport facilities.
Nice approach but how do you factor for duplicate listings (2 agents selling the same unit) or outdated listings (unit already sold)
It’s a good question which I did consider before, but unfortunately it takes a lot more time and resources to screen through every single listing. So there will be some variance that will not be fully accounted for, but generally it shouldn’t affect the results too significantly in most cases! 🙏🏻

Hi Freddy, thanks for your kind words, will aim to make more informational content! As for Continuum’s slightly slower response, I feel it is mainly due to the bigger price gap between Grand Dunman/Tembusu Grand vs Continuum when they were first launched last year. Also some buyers with shorter time horizon might not mind a leasehold development in exchange for a better location closer to MRT. However 1 year on, we have seen the freehold vs leasehold premium shrinking. So Continuum’s sale should start to move faster from here!

Hi there, yes pricing in indeed quite high for an OCR development and therefore my rating for "pricing" is only 6/10. On the bright side, other nearby developments like The Trillinq, Twin View, Whistler Grand and Clavon are all close to $2000 psf we well. Parc Clematis also scores well on other aspects such as location, facilities, demand vs supply and layout. On balance, I feel Parc Clematis still can buy at this price.
