I think people need to know that the latest changes Horry County has made as of 12/16/2021 are far more restrictive than what is on the FEMA maps. The FEMA maps appear to be only used for flood insurance now. The new map is the Florence Hurricane map, and even you even had a minimal amount of flooding, your property is basically stuck in time. According to FEMA my house is in Zone X, and anywhere else in the country I could build a garage to park my cars. Now with Horry County's new restrictions I would have to elevate it 4 feet in the air. And don't even think about wanting to put an addition on your house. Beware that things are different than when this video came out.
The biblical flooding, is due to overdevelopment. Wetlands and swamps are being dried out for developments...what wasn't concerned flood zones can and will be AFTER your house is flooded. The overflow from Waccamaw had to go somewhere... houses didn't stop it from returning.

Hello SA. The flood maps are updated periodically as new information is available. FEMA just update the maps in 2020 based on information form the floods in 2016 and 2018. In SC homeowners are required to provide you with a disclosure that will indicate if the property is in or near a flood hazard area, if it's been previously flooded, or if there has ever been a FEMA grant to repair a home. Certain owners and homes are exempt from providing the disclosure including foreclosures and other homes sold at public auctions, new construction homes, and homes that have not been occupied by the owner such as rehabs, fix and flips etc... The disclosure only covers the current owner so sometimes you have to dig deeper to find out if it's been flooded. The number of structures that are currently in Zone B,C or X and being moved into Zone AE or VE (Mandatory Purchase applies) is 7,200; the number of structures moving from AE or VE to Zone X (flood insurance is optional) is 11,374. Before you cancel a flood policy please consider reducing coverage or deductible to preserve the rate. If you later decide to sell or refinance, the premiums could be much higher. visit the Horry County Rising group on Facebook for updates.
Yes It should be ok. You will have to meet the elevation requirements for the raised home. The county planning and zoning department can tell you what that is for that parcel. A surveyor will have to do the elevation certification. elevation is the height from sea level to the lowest structural component of the home, usually the first floor joists and sill plates.

According to him, none of the homes in that neighborhood experienced any flooding during Hurricane Florence. Water from the Waccamaw River came up to the very edge of the lot at the end of the cul-de-sac at the end of Ecum Secum Place. The pink area is the revised flood zone created by the county after Florence.

I found an amazing piece of land for sale but its in the floodzone... however i want to build a home on stilts. I assume that would be ok?
