I’m a property owner of 3 residential properties. I live abroad, and I’ve rented out all 3 of my properties without an agent. Let me tell you, those people (agents) are opportunists. They do absolutely nothing of value. If something breaks, they simply relay the message, then recruit their own people to fix at ridiculous rates. As long as you have a plumber, an electrician, and a maintenance man on speed dial, then you don’t need to have an agent. Incase you end up with a recalcitrant tenant, then have templates of the various letters that you need to issue in order to evict them legally. Agencies are a scam. They offer you no value whatsoever. Thanks to technology, you can DIY this process with minimal effort.
That’s the honest truth. I’m a property owner too. At first I used the services of an agent. That was the biggest mistake of my life. After deducting their monthly commission from the rental amount, they would deposit rental that was incomplete to me. When I enquired, they claim that the tenant paid on an ATM machine and the bank charges a fee for that hence my rental is incomplete, but they take their full commission 🙄🙄. And they didn’t care to alert the tenant of this. The very same rental would be paid to me very late during the month while debit orders for levies run early in the month. Even though the tenant paid on time. That was a nightmare. To top it all, when the tenant moved out, there was a lot of damages to my property and it was dirty. After conducting exit inspections with the tenant, the agent lied and wrote on the papers that my property was in good condition. Luckily I went to the property same day to check myself, I was shocked. I Immediately called their offices and told them that their agent lied. They advised that I must take photos of all damages and all outstanding rental cz of the “ATM” story and send to them. They eventually deducted from tenants deposit and I fixed the damages. From all those bad experiences, I decided to manage it myself, peace of mind I tell you. I now have a dedicated plumber and maintenance guy and do my own monthly check ups as i interact with tenants directly. Vetting tenants, securing tenants, handling deposits, etc. Last I heard that agent resigned from his job and many clients had complained about him. Estate agents are wolves in sheep clothing.
An agent I used would just give prospective tenants the address & key & let them go to my place alone. The neighbor told me so I tested them to see if its true. And that is truly what they did.
They can literally make the rent even cheaper than your calculations and then say you take over the lease. Wonderful videos Nicolette especially for an aspiring property owner

Typically, I include a condition that I’ll take occupation on lodgement, which is just a few days before actual transfer. In this way, I am able to see if all suspensive conditions have been met. If not met, I can then instruct the transferring attorneys, regardless who appointed them, to stop with transfer registration. Ideally, you don’t want to inherit tenants from the seller unless you are able to manage that transition and have the means to deal with it. You then well.

Alots of crookedness and it was clear they were designed systematically to capitalize from owners ignorance and the illusion of ownership with limitations and not fully enjoying those your premises and benefits. Good thing your tough lady, questioned them and don’t let them take advantage of you- This are things in property sector that needs to be addressed by our government.Discriminating policies needs to be eliminated effectively!

Yes Body corporate & Property Manager is the biggest scam-we had an incident where the body corporate & ANGOR Propert Manager almost ran our estate into an R2 million rand loss. And they did not want to take accountability! Shortly when owners were questioning they said they would send statements and till today we are waiting🤣😂. They then shortly changed the body corporate and appointed a new property manager. They like taking chances. We had to pay a special levy.

It not your fault the deeds office is slow, this is grounds for a lasw suit, putting unnecessary pressure on the wrong person, and with intent to double sell the same item just on the off chance the deeds office delays

Can I please ask if a dept review rejection process does require documents to be sent by me to the company. Currently trying to get my application rejected but they say I must send them my payslips and bank statements before they can do that. Is that how it is done? Please advise 🙏
