    50k for a 770sq ft in Kharghar, and they say it was an unfurnished flat! Damn! that is expensive as hell! My friend stays in sector 10 with a 1bhk fully furnished apartment and pays 20k, moreover that is 700sqft ! 😮

      Its a relatively new complex with great vicinity.
      The only downside is all the useful shops are atleast 10 mins walk.

      I walk around there often and the main entrance road which is public road doesn't get waterlogged.

      ​@@yashkotkar4035. Hota hai..but it goes away after some time. Pls go and visit Navi Mumbai..almost rarely you will see water logging. I visit there often to meet friends & extended families. It's actually a good choice of place I am considering for future too

    Hi guys ,
    Thanks for watching this and all your comments are well taken and we agree to most of them.
    Just to clarify few things :
    we are tenants at bhagwati but we own few flats & commercial properties in Kharghar & are well versed with the rentals around . General Rents in kharghar are half of what we are paying at bhagwati . But that’s the premium to stay at a complex like this.
    1 To sum up Navi-Mumbai :
    - good quality of life , peace +++
    - Low rents overall ( except for properties like this )
    - No nightlife as such ( except some odd places in Belapur )
    - Sluggish economic growth ( Someone coming to Mumbai to live that Mumbai dream , to make it big etc etc - this is not the place to be in )
    - Roads , weather , gardens , playground in moderately good conditions overall
    - Overall it lacks adrenaline but can be considered as a good location for someone to spend their retirement life
    - If you invest in navimumbai , your next generation will reap the benefits
    2 To sum up SouthMumbai :
    - that’s the place to make it really big in life, gives you a adrenaline boost
    - great vibes , great nightlife , vibrant , safe
    - Roads are really good at some places but really bad in some
    - Lot of good options to stay but commands a good premium
    - Most of the towers have a narrow entry & exit so the feel of exiting or entering a great project is totally lost
    - Economy +++
    3 Suburbs ( Bandra- Khar - Santacruz )
    - Don’t kill me for this but as an outsider , this whole belt appears to us like an “glorified extension of Dharavi “
    - Gullies , badly maintained buildings , leakages but owners still asking for premiums on par with southMumbai or even higher
    - Bandra is Bandra because of people staying there but infrastructure wise , it’s a huge disappointment ( people should think the value what they are getting after paying the amount asked by builders ) . Overall it’s overrated
    - Vibes are good at some odd locations but gets lost between slums- gullies- badly maintained narrow roads & bad city planning
    - Good restaurants-cafés- clubs in the whole belt
    - community +++
    This was a good experience overall 🙏🏻

      Completely agree with you. Mumbai is too depressing a place to live in for an introvert or for somebody who likes to get a pleasant walk outdoors. The cacophony and noise is all over the place and the weather itself is so sultry. I cannot but appreciate your priorities enough that you chose this place for your family and kids . All you need is good school facilities and a place where you dont spend 1/4 or 1/3rd of your life stuck in the busy traffic. All the best.

    Lived in both Bandra and Kharghar and can confirm the quality of life slightly improves in K. B is an old upscale and now unplanned agglomeration of buildings and roads. But for a vibrant social life, nothing is going to beat Mumbai.

    Spent my engineering years in Kharghar..that was more than a decade ago..and still when I visit, its the same...no growth...its a hollow bubble..with too many problems you realize only if you spend some time there.
    1. The station is far off in a different dimension 😂 by the time you reach there one can reach sewri or wadala from Ulwe or chembur from Vashi.
    2. Entry point to sion-panvel highway is a major bottle neck during peak hours.
    3. its a catchment area nested between taloja MIDC and the hill...it get more polluted than Mumbai in Winters.
    4. There are no offices, places to work..just residential.
    5. it a dry zone, having no nightlife.
    6. It feels refreshing in the begining but you are bored after 2-3yrs and get the urge to move out realizing this was over rated.
    The project shown here too faced many issues...check the residents protests videos against bhagwati on youtube!

      @@techcloud2510 You think that area is immune from chapri crowd? There are gaothans everywhere in Navi Mumbai. We have experienced their dadagiri and clash of cultures few times. Keep lying to yourself 😂 but reality is that Kharghar is stalled node stuck in 2010 it has not seen growth like Vashi, Nerul, Seawoods and yet is over rated and overpriced!

      @@sushil2kashyap Vashi (Not too far from station but), Sanpada(Moraj Side), Nerul, Seawoods are better than Kharghar...Kharghar rents are too damn high for what it offers and it doesnt even come under NMMC. Except vashi, you can easily get a 2bhk with amenities at the other locations that I mentioned with what they are paying for Kharghar.

      Apartments with additional facility or swimming pool, indoor games area for kids, temple etc cost higher as owner pays more for maintenance while living in a building without facilities does cost less than in western suburbs (where most apartments have almost no such facilities)

      @@ChaiMaskaPavbut I guess his profession is nearby. He works that side only. Plus if one has kids you want them to remain inside society which has facilities. So it will cost more than those societies which do not have such facilities. He won't get those in that rent in western suburbs. My cousin has 2 bedroom apartment in Andheri lokandwala for 1 lac ++ but not facilities. He prefers there as his office is next to his place at juhu

    The aspirational locations of Bombay actually have nothing to offer except a legacy feel cherished by old Mumbaikars. New migrants, unburdened by this carried forward baggage sentiment, can choose genuinely good locations without bias. Interestingly, I have noticed that , this old locality craze does not exist in most other Indian metros.

      You are sorely mistaken. People don't choose Bombay because of legacy feel but because of proximity to commercial offices, social life etc. Navi Mumbai offers a secluded way of life with lower opportunities for higher earning jobs.

You will try your best to not leave heart of Mumbai, even if you will have to work at BKC, Andheri, Malad or even Navi Mumbai. That's exactly why it's not about work place, but legacy, which new migrants cannot even understsnd. I'm 18 yr old in MMR, still can't understsnd this concept of people chosing expensive low class life style over cheap quality standard of living just 20-30 kms away.

      Mumbaikars stay in the city for the jobs. They don't stay in Mumbai for the legacy, they are simply used to the place where they have been living for most of their life and have adjusted to the way of life. There is no problem staying in Navi Mumbai but travelling all the way to Mumbai for work is a waste of time and energy, especially with the traffic. Plus you can see what the guy said in the video, electricity cut off, has to go to Mumbai to meet his friends, less economic growth.

      I was living in Kharghar for 6 months and paid 32k for 2BHK. That one was similar size, but not so good view. 50k is too much. I was working in Belapur, so was very convenient. But I agree that luxury project is not just good building with great facade, but the infrastructure around it, convenience and intangibles like less pollution, the view, etc.

    This is true I stay 5 years in Mumbai and now 15 years in navi muumbai Nerul palm beach. Navi Mumbai is super infra,school,hospital...garden. Nerul is super infra,garden,cool,best roads.....Once person stay in Navi Mumbai, they never go Mumbai.....

      True...Vashi, Palmbeach Sanpada, Nerul, Seawoods are the vibrant areas where growth actually happened in the last 10 yrs but not kharghar...Kharghar feels like a boring town stuck in 2010 having the vibrancy of a tier 3 city in a dry state😂

      Palm beach me rehta hai toh Bandstand, Worli Sea Face and Marine Drive se compare kar. the difference is 100x . Nerul west me purane building me bhi log rehte hai. Soon it will all be congested anyway. Palm Beach road is what a total of 10 Km. Mumbai's dimensions are at a different level.

    I love the simplicity of this couple and I totally echo with their POV. Mumbai being an island has limited scope to grow. Look at Delhi, chennai, Hyderabad and their broad road infrastructure. If you are building a 50 floor building with a 4 lane main road to exit, there is an issue with your planning and no bells and whistles upon the name of the city can help you justify that. It's an irreversible damage. Corporate folks within the highest tax bracket are trying to move out of the city and why not. Indian cities now have grown exponentially within last decade and there is nothing that Mumbai provides, that other metro cities might not. Though the vice versa may be true. People treating the city like a religion are trapped under their own fantasy land, superiority complex and terrible lifestyle.

      @@hashash yes....the point is PMC nodes are not well maintained as compared to Nmmc nodes.however, when one says Navi Mumbai it's assumed that it's part of NMMC which is a better civics body with better governance.PMC citizens don't get the benefits of Nmmt travel discounts.they have acute water shortage issue.power failure issue as compare to NMMC....many people invest in Kharghar thinking it's apart of nmmc considering its next to Belapur which is part of navi mumbai but when it comes to benefit they don't get any same is the case with ulwe.

      Kharghar is part of Navi Mumbai but the district is different. Its in Raigad district. While area between Vashi to Belapur is in Thane district.

The resident of Kharghar elect- PMC corporator.Even during the COVID times their protocol was different.just by insisting it's part of navi Mumbai it will not become one. It's the corporation that decides which nodes fall in which City.

    Absolutely fooled by someone/broker. He shouldnt be paying anything above 25k tops. I have stayed in kharghar sec-35 for 12k in 1bhk. The couple clearly didnt have a clue about the renting scene of kharghar. The same hills are visible from many towers of 34-35 sectors.
    A doctor with clear 0 street smartness. Clearly a decision because he has money to splash.
    He is the reason why the other houses will inflate their rents now and people will suffer.

    I think they have not explored Mumbai much, the profession they are in Bandra and Andheri is best for that. In 1 lakh easily they will find good apartment in Andheri and Khar

    Living in Green Suburbs or village is superior for life, however there is lack of money mostly, so to earn, people are moving to Metro Cities.
    Mumbai is a different story altogether, living in Mumbai is a dream ❤ come true for many!!!

    Mumbai is an old city but it's GOLD. Navi Mumbai was planned properly still it cannot beat Mumbai. The only issue is too much crowd and I am sure with other states getting developed crowd may get dispersed. Mumbai has got everything right under your feet. from good schools to hospitals, and grounds. Yes, things are congested right now but redevelopment is happening and things might not be the same in the coming 10 years. Traveling is easier in Mumbai. And it's not overrated or overpriced, it's the demand that hiked the prices of property & rent. Nothing can beat Mumbai.
    I am not saying that other junctions are not up to mark. Kharghar, Vashi even Mira Road and beyond all have developed pretty nicely. But commuting is still a major problem. I would prefer a peaceful commute than too much hassle to reach home from the office and vice-versa.

    premium property but one needs a boat to enter the gates. (my comment would remain unchanged irrespective of city: Mumbai/Navi Mumbai). As they say the best time to shortlist a property in/around Mumbai is during monsoons.

    Guy is very confused & doesn’t have any idea about rentals in Mumbai. He is paying 50k for unfurnished apartment in Kharghar which directly have much economic activity. You can easily get 2bhk furnished apartments in 65-70k range of same carpet area in well developed localities of Mumbai. Daily commute time, accessibility, jobs, hospitals, hotels,schools are more important than view buddy. People will travel once or twice in a month to see such view. On daily basis, they want other things nearby. In 50k you can rent out spacious 3bhk in Pune, Hyderabad with great economic activity & vibrancy. Doesn’t make any sense at all. He is disconnected from reality.

    Navi Mumbai is clean, offers best in class infra and is less crowded. One of the best places in India to live. Mumbai is kachra, people pay premium to live closer to their offices.

    Bandra is soo over hyped ... East ka station and west ka roads are worst... If you like to hear loudspeaker 5 times a day please shift to bandra.. stayed there for a 2yrs.. worst experience

    I rent a 19th floor 750sqft carpet 2BHK in 23 story tower Ghansoli... that's proper Navi Mumbai, Kharghar is a suburb of Navi Mumbai... monthly rent is 43k... super convenient commute to Airoli, Powai, Thane, Vashi, Chembur... the Dr.s shown in this video are ripped off

    After all circuit of metro network these once a far location will actually become best area to stay. Value of most famous area of mumbai is due to proximity to business hub if transport in mumbai becomes better they will loose their charm

    I lived in South Mumbai always been lucky to stay in huge spacious house colaba as well as Sikka nagar ,.spent 23 yesrs out of which 14 were alone with my kids S my hubby was in Army..i loved the safety and abundance of everything from food to fleet...still i prefer south ...Here we can purchase big house for the rental we pay in Chennai. Nothing closer to South Mumbai but infrastructure wise Chennai is not less

    Let's quickly address some people in the comments section and some points mentioned in this video:
    1. Aukaat ki baat wo kar rahe hai jinke Dada/ParDada ne uss samay kamm price me rooms liye the. Aur ab ye log unke paiso pe ghamand kar rahe hai.
    2. Navi Mumbai: Much peaceful and liveable area when compared to Mumbai, although it's not as lively as Mumbai. Both have their own share of compromises. If you want an exponential growth, stay in Mumbai, but if you want a steady growth while you live the moments live in N.Mumbai. (Par aana mat, pehle hi bahot bheed ho gayi hai is gaav me 😂)
    3. Network and English fluency: Networking in Mumbai is easier comparatively since most businesses are situated there, but I don't understand why someone is so stupid to comment and generalise that People living in N.Mumbai can't speak English fluently.
    Secondly, I don't understand sab English language ko itna importance kyu dena chahte hai? Even this channel, I mean aapke saare grahak/audience mostly Hindi speaking hai.
    Secondly, the Doctors shown in this video would have expressed themselves better if they've spoken in Hindi.

    Mumbai location is your networking opportunity.
    New migrants will find this a better idea.
    Old generational inheritance, now live in old leaky buildings with parking issues and most often can't afford their own flats.
    Sea levels rising etc...kharghar definately looks good when a better public transport and some affluent people move there.

    Really good project i think for people who work nearby but again its navi mumbai so you’ll always get judged by lot of people when you say “navi mumbai”. I feel the owner should understand that if he likes the project, then he may. but a lot of people stay in mumbai because of the opportunities and the network of people which navi mumbai cant come close as of now(at last he said he’ll shift worli so that makes sense) and there is no need to add “gully” word after every sentence there are really good areas aswell. I stay in eastern suburbs and the kind of network ive gotten as a student in a college in sobo, no other place can give me. Also any place in a gaon can give you kharghar vibes but no place in india can give you sobo vibes.

    .This Bhagwati building is in the middle of nowhere. If you have your own clinic right next door then only it makes sense living there. People live in Mumbai because they work here and they wish to live in a city. Mumbai me rahega tab toh pata chalega...ye apna dukaan daalke udhar hi baitha hai.
    Ek Auto aur Bus bhi nahi hai Kharghar me. You always go by car...then sab safe hi hai
    The rent for a 1200 sq ft House in sector 4 is 28k only. What kind of fool this guy must be to pay this rent.....Bombay is the best city in India. Live in Chembur, Mulund, Bandra, Khar and many such places to know what a city actually is.

    Confused couple...they want to stay in Kharghar but want to do biz in Worli but doesn't find value in living in suburbs but prefers waterfalls usually but for clubbing they need to go Mumbai... just make up your mind and prioritise!

      I'll tell you hack of a future. Where you opinion will fall flat on its face. Lets say current infra developments allows one to travel to south mumbai or western suburbs(BKC etc) in 40 min. And commute will be via AC bus, Local or Metro line. Won't you prefer lush greens of Navi mumbai and earnings of Mumbai.
