It’s best if you find a buyer first. Find the buyers, qualify them, ask them questions on what they like to buy and where and for how much. This is their “buy box”. Find deals that fit that criteria and sell it to them.

Hey man I love your content and have mad respect for your knowledge but when you said that it’ll take 6 months to renovate a house I became skeptical because I live in a neighborhood currently that has the average price of a home at 375k a year and some of these 425k a year houses are brand new and it took the contractors 3 months to build
Once you find a house and a seller after you sign contract how long do you have to find a. Cash buyer? What if this is your first time and your unable to find a buyer? What happens then?
You have a inspection date set by you, and you can cancel during that time for whatever reason ( example not finding a buyer in time ), Ways you can find buyers is going into places like facebook and look up real estate investor groups and list your property that you are trying to sell ( without the address ) but with every other detail about the house, trust me there will never be a shortage of people looking for discounted homes

I'm not familiar with NY's rules on wholesaling, but if a license is being required in order to wholesale, you can always double close on your transactions, by using private funding which I will be offering this soon. If you don't find the cash buyer in time, you can easily back out during the inspection period, unless you want to buy the property yourself. The problem is that this isn’t a job where you can get your money quick. It’s quick big money as in you make 1k plus but this process can take about 3 months at a time. Say you make 2k/m doing this and your expensive are 1k/m. Say you have a few bad months where you get no deals you are screwed … this ain’t a J.O.B to get money now. It’s a side hustle that can be turned into a business

Good morning Jerry! I have a question about a property up for sale in Costa Rica. What advice would you have about selling it to a wholesaler. It is in a central area and has been looked at for a possible AirBNB or Bed & Breakfast site. Advice?
@reglasanchez2657 Hey! You can look for buyers in the area and ask. They will always be the best resource or reference for you when trying to figure out the best exit strategy.
Include in your contract a contingency that allows you, as the wholesaler, to withdraw from the deal if unable to find a buyer before the contract expires.
The problem is skip tracking and getting right numbers can anyone point me in right direction that works, batch isn’t cutting it for us. I’ve done 20K to 50K deals but I can’t get the owners on the phone paying for list and full of wrong numbers, what’s the best way to get the actual home owners numbers.

Yes essentially. You’re getting a contract saying I’m going to buy this house for this much. And then find your buyer who buys it you know?

They can, and they do, but the wholesale real estate agent is someone who specializes in it and basically beats them to the deals.

Serious question, if I was a flipper, why not cut out the middle man and get that contract myself without a 10k fee
Because flippers don’t want to do all the work to source and find deals. They rely on wholesalers. They just want to rehab houses

No you’d be losing money, you find a property for 50k then find a buyer for 58k then you’d make the 8 k

Include in your contract a contingency that allows you, as the wholesaler, to withdraw from the deal if unable to find a buyer before the contract expires.

The problem is skip tracking and getting right numbers can anyone point me in right direction that works, batch isn’t cutting it for us.
