The initial documentation and physical visit might frustrate you a bit but once that is done there is no hassle. Also, it is always preferable to go with Bank rather than NBFCs for Home Loan. The research is incomplete here...Just look up more on difference between MCLR and RPLR...That is the most important factor for any person trying for Home LOAN. Rest everything comes later on. I am from Finance industry and putting this up there after due experience. General advice is Opt for BANKS over NBFCs always. Banks mostly follow Repo linked lending rate which is controlled by Repo rate and RBI. NBFCs can increase interest post disbursal. SO dont get fooled by Lower interest rate or lower processing and other charges. Public sector banks are best if you can get them or HDFC is also great despite being NBFC earlier. (Now merged with Bank)
My hdfc home loan started at 6.5% but now after a year they have changed it to 9%, these banks are useless, they will first give you lower interest and later in future will increase upto max interest rate in market.

My CIBIL is very good still banks are charging higher ROI on the name of repo rates increase. And also I am sure , when repo rates will be decreased by RBI, these bank won’t decrease these ROI immediately whereas they increase ROI immediately .

You can request SBI to give concession on the existing ROI against some handling charges.. for us they mentioned it’s 5k + GST but its a slow process as we are still waiting for the approval after 30+ days

For most of the government banks,there are no limitations on frequency or amount of repayment. Any amount over and above your EMI will reduce the principle amount directly

I recently talked to PNB and they said MoD wont be charged as we already pay duty to government at time of registration. So a 1000 rs stamp paper will do. HDFC on the other hand said its 0.3% of loan amount + 0.5% (or 15K whichever is less).

Hi, I have recently (Jan 2024) done a BT (42L) @8.5% & LAP (30L) @10.05% of my Home Loan from Axis Bank to Tata Capital. Yesterday they sent an email stating base lending rate has been increased by 0.25 even though Repo rate is not increased by RBI and now both my BT & LAP interest rsate will also be impacted starting 15th March 2024. I am wondering if it's a wise option to transfer my BT+LAP to HDFC or ICICI Bank or should I continue with Tata Capital. Endorsement is a regular process in NCR market..Government bank generally avoid these transaction because they consider that the sale on endorsement is done to avoid stamp duty of registration and they don’t wish to be tangled in any future litigations if things go wrong
@@champasingh3651 Apart from the regular documents like BBA and receipts,you need to ask for the NOC from the builder agreeing for endorsement and the ledger of the unit.. Make sure you match the receipts with the ledger..Also would suggest you to avoid units which are already on loan. Check for the CF NOC as well if the project is financed by any bank/nbfc

That’s because currently the repo rates are high. When they start dropping then your home loan interest will fall accordingly.

Do not do this mistake. Multiple Cibil queries will make you look like a desperate client and some banks may reject your application.

BOB is not offering lowest rate. Their rate starts from 9.45%..... Many banks are giving lower than 9%. Please do research properly.

I want to buy a 1000 sq.ft plot which is going to cost me approx 30 lac I have approx 12 lac in saving and i am eligible for 12 lac plot loan
So there is a scarcity of approx 6 lakhs.

Hi, I have taken home loan from SBI at 8.50% final Disbursement is pending paid valuation & Legal fees but they have mentioned i need to pay these below 2 also
1. Equitable Mortgage -0.3% of loan amount (State Gov Charges)
2. Notice of Intimation - 0.5% of loan amount charges?
Yes you need to pay these. I have also paid for my recent home loan.
