Nigeria is just a funny place, I'm an Architect, but seeing you advertising virgin land like this speaks volume to me. No road network, no utility, no electrification and you want to start selling. Just like that, I doubt if car can travel on that sand. Anyway we'll get there someday.

Excision in process means there is no govt document yet so it's like omonile land but you would be dealing with a company instead of area boys. Knowing Lagos state govt, I find it difficult to believe that the area is still listed as ancestral land on the master plan and not already marked for a govt project. If it isn't then it's a great deal.

Do you all ever operate outside of Nigeria? I've been looking at repatriating to the Gambia. Cost of living is lower, but the homes your company have been advertising are, in my opinion, superior in many ways to U.S. homes.
@Feyi Joseph This is true. And the Gambia, from what I can see, has more gaps to fill than Nigeria, hence, more opportunities. But the cost of living is also a factor. Overall, it seems like it's more expensive to live in Nigeria...especially Lagos. I'm not sure, and I have to visit both locations. But that's what my research thus far has shown me.

I’ve also read that as well, they have a refund policy even if the excision is rejected, you lose 30-40% of the money, but if it’s accepted you’re well on your way to making a healthy return on your land/property, and knowing that I can start building straight away, I’m just going to build a greenhouse and start a hydroponic farm business to start making returns.
Worse case scenario government requests for the land back and by then I would’ve made my money back!

No one will tell about flood impact assessment required for development. Banana Island was properly assessed for waterfront development by engineers overseas. If you are buying make sure you assess inundation risk.
