    As somebody who used to help build multi-million-dollar condominiums-- Always have the house thoroughly inspected prior to purchasing. Do NOT use the company's recommended inspectors. Fight tooth and nail to get a third party inspector. If they want to put up a fight over that, buy elsewhere.

      This is solid advice but I don’t think the issue is necessarily with builders not allowing a third party inspection. It’s that they will want to proceed with the original closing date without fixing everything found in the inspection, saying the home warranty will cover the items not fixed… and then the problem becomes that the warranty people are in high demand due to the intrinsic operating model of delaying fixes, and thus, they aren’t able to complete the fixes in a timely manner. The warranty people will also de-prioritize you or completely ignore you if repairs are cosmetic in nature, saying the home is livable. Never mind that you paid for a “new” home that shouldn’t have cosmetic defects like those you would find in a re-sale home.
      To improve their customer service and overall brand integrity, builders need to address this problem at the source by significantly improving their quality control procedures to catch these problems internally before they ever have a chance to make it on the county’s inspection, much less a buyer’s pre-closing third party inspection. If not, then they need to ramp up staff preferably so they can complete the necessary repairs prior to closing or ramp up on staff on the warranty side to get the repairs done as soon as possible after closing. I’m not sure if the warranty company is completely separate from the builder. If so, the builder needs to influence the warranty company to improve on their customer service.
      As an aside, in the event that you purchased a quick move in home and only got to do the pre-closing inspection (versus pre-drywall and other inspections), you can also request that the builder provide you copies of all of the county inspections completed so that you can see what issues arose and confirm if/how they were addressed. This may also be helpful in the event your builder restricts your inspector in the pre-closing inspection by not allowing them to enter the attic space, for example.
      This story says the Mattamy spokesperson said these occurrences are rare, but their website also lists commitment as their first company value and they pledge to ensure excellence in everything they do… so hopefully they will resolve the lawsuits satisfactorily and continue to improve their operations.

      Man, those skilled craftsmen from back in the day. That knowledge and skill used to get passed down from one generation to the next. It's why we have 100 year old homes still standing. These new builds may not make it through the next winter. It's unbelievable how short-sighted these companies are. They should be ashamed of themselves.

      I bought a brand new home in 2018, but I didn’t have these issues . I live an hour or so away from Tampa going north. However, I *definitely* got my *_house inspected_* from an outsider inspector.

      The builder hires unqualified workers and uses cheaper materials if no one is watching. Even in the city of Houston there are city inspectors who must certify residential construction. It definitely helps as the crew and owner knows someone is watching.

      I’m a Floridian…it does NO GOOD; there is no recourse. They do what we call “drive by inspections”. What does that mean? It means the “inspector” drives to each house in a new construction subdivision…gets out of his truck…grabs the permit paperwork from the permit box located at the curb…sign off…and go to the next home. They RARELY even glance at the house much less inspect them. The inspectors that actually DO their job and gives red tags where due are complained about by the Contractor and reported as “problem” inspectors and asked to have them removed from the inspectors overseeing a subdivision. That’s the dirty truth. How do I know? I was an inspector for years and quit doing residential inspections to heavy commercial inspections. Big difference.

    If this company did things right to begin with they would not have to come back 10+ time for one home to fix screwed up work and they would not have 100+ lawsuits against them. "Buyer beware in doing business with this company" should be in big letters on the first sheet of the selling contract. Shalom

      We have a house built in the 70s. The roofing trusses are not even, 3 sides are block and the 4th is wood, walls aren't square. Builders build badly in every decade.

    I live in the Cape and I have been seeing the construction for the last couple years while I run up and down the road. What do you expect they are employing migrant workers who don't care about you or this country. Put the company owners in jail that is the only way you will ever fix this issue.

    back in the 80's there was no work in michigan so many construction workers went to florida. i knew 2 carpenters who went. they came back to michigan a few years later. they both told me they couldn't believe how shoddy the homes were built in florida.

      This is what happens when people become so obsessed with the trend of Flo king to one state. Everyone is cashing in on the obsession. People think Florida is the only nice place to live. When you can live just as nice in other places

    We will never ever go through a mass home builder ever again- back in 2004, we bought a newly built dream home in FL…moved in and within a month we all got sick, then we saw mold popping out on baseboards - the builder refused to take it seriously and we basically gutted the home and private inspectors found massive builder errors everywhere- the black mold was literally everywhere-we went into a group lawsuit against the builder with other homeowners only to find out these builders in their contract have you sign your rights away to a court/jury trial and force you to arbitration which is MASSIVELY skewed in favor of the builders and doesnt remotely protect the homeowners. The builder dragged things out legally for years and then declared bankruptcy and were fully protected by bankruptcy laws 😡 our family lost everything- the house, all our belongings and our life savings and it took us almost 10 years to recover while the builder came out a yr later after bankruptcy and went right back into business….the shoddy Florida home builders need to be held accountable

    a friend of mine ( a union carpenter) went to florida to work when things were bad in michigan. when he came home he told me about how shoddy the construction of houses in florida was.

    Greed, cheap products, inspectors that don't care and construction workers who are not trained well in their jobs all mean that when the housing market is doing really well, the home builders bloom like mushrooms in the dawn making millions of cheap and badly constructed houses that homeowners must deal with. Even new home buyers should hire an inspector to make sure things are right. Just because it's new doesn't mean it's right. Trust me, as I got caught in that slamming door too, and filed a lawsuit to cover my repairs. They fought me, even though I had taken pictures. The day before the court date, a representative showed up at my door with a check for the amount of the lawsuit. Many of these companies are slimy. And they simply do not care about you.

    Skilled craftsmen retired 20 years ago and no young workers cared to learn from them. Teams of idiots now building houses. I'd never buy a new house.

    It's insane that standards have declined so badly. That's the problem with the profit only mentality. It degrades quality. Sadly, now America will be known for substandard houses. It's a damn shame. You look at the older builds and understand why they stood the test of time.

    The problem is with the city inspection department when these places are being built I have worked in many large development residential areas and the builders become buddy-buddy with the contractors they sign off the inspections at the Roach Coach while they're getting food without ever looking and they don't even check anything they just sign them off because ultimately the Builder is responsible not the city so I blame the city

    Many homes built by Mattamy had roof leaks within the !st 3 years. Some of them had leaks w/in the 1st year which was covered under the warranty but the majority of homes with leaky roofs occurred after the yr warranty period. The interior of my villa which is in Palmer Ranch (Sunrise Preserve) is my financial responsibility. My home is only 3.5 yrs old. It looked so elegant & charming until the polish quickly wore off. I also had to replace the cheapest model garbage disposal that Moen makes. I did get a microwave & dishwasher. I'm also disappointed that they didn't offer hurricaine proof windows. I'll never purchase another Mattamy home.

    So these companies manage the construction from an office, cell phone and a spreadsheet. They go with low bid, low quality subs that pay the workforce so low that you get no one that really learns the trade and craftsmanship required. It is just like auto manufactures that don't fix the defects before the car is fielded to consumers. I just put new windows in my 40 yr old home north of Tampa. The block work was nice the straight and square. I told the replacement window contractor that I should get a rebate because he had to use so little caulk to seal the windows. I still have some Florida Hurricane Retrofit work to do on this home but when I am done, I will have 135 mph strong house with no real maintenance other than roof and AC replacements as they years go by.

    Most of these contractors are crooks. They all use subs, very few have their own crews. I worked for a major roofing ,siding, window , doors, storm chaser. An absolute crook. He was an insurance scammer.

    In all fairness it is the sub contractors that they use but they operate like they do in Canada where there seems to be no consumer protection laws. I hope they get a lesson in consumer protection here.

    It is also DR Horton we have to deal with someone with the name Carlos and we can't get anything done or he will Send someone to take out a nail and close out the whole homeowner's request to have something fixed. And then if you proceed on About the issue hillside stop being so difficult

    OMG this home builder built a bunch of homes next to me in AZ and they literally were falling apart (I seriously do mean coming apart at the seams) as soon as people moved in. These homes are expensive, and they are put together with tape and spit it seems. I lived right next to this area and watched every day the places being built and thought oh wow this is awful I feel so bad for all these people who bought these places because you could see that they are just put up liceity split with no professionalism or care, I could see corners being cut and things not being done right. It's not just FL in AZ this home builder-built crap too!

      @@lewisbale1 The gated community that I lived next to is called Haven by Mattamy Homes off W. Pecos and Alma School in Chandler. The homes started falling apart as soon as the people moved in, just horribly built and so expensive. I watched every day during 2020 and 2021 as these homes were right across my fence line and I would walk with my dog through the subdivision and just be shocked how fast and reckless they were being built. I even told people the owners were going to be having serious issues, and sure enough some of the places had walls falling down, and 2 and 3rd floors caving in, plumbing flooding, rain coming through gaps causing drywall to crumble, garages built to short for cars to get in and driveways built to short to be able to park....tons more issues. Such a nightmare!

    Florida is having a shortage of talent in the workers for carpentry, plumbing, electrical and natural gas industries. Don’t even get me started on the healthcare system 😮

      Many of the better electrical, plumbing companies etc, went out of business when the home building industry committed suicide in
      2008 and 2009 during the
      Great Recession .

    Just wait till that huge common roof needs replacing good luck getting all the owners to chip in for the cost to replace. A typical new roof in my area can cost upwards of $20,000+ that huge common roof is 3 to 4X the size. No way would I move into a dwelling with a common roof such as these units have.

      Usually in these types of communities the HOA will replace the roofs through reserve funds collected from homeowners over the course of the usefulness life.

    When builders want to put up a dwelling with cheapest materials and labor, this is what happens. I wouldn't buy anything built in the last 5 years without an independent inspection - even new builds - never trust the builders move in inspection.

    @AndrewTwoTen : Most houses built today are not small ( 1400 square feet or smaller), but McMansions that service industry employees can't afford especially if they are tired of paying for apartments, etc.
    That's why homebuilders rely on cheap labor, and many project supervisors don't catch the problems before inspections.
    I saw plumbing pipes run through a second floor to ground floor laundry chute CUT by p'ers after the house was drywalled. Tile men and electricians were working on the day of the final ( ok to move into) inspection .
    Blame the company for lack of oversight in hiring incompetent field supervisors!!

      And foundation (more than likely). That happened to family of mine - a foundation problem impacted all 3 owners on the same slab so they had to coordinate all the repairs and cost.

    Buy an old block house and redecorate it. If some has been around almost 100 years with little problems, you know itll last your life time with little work. Dont buy hoa , id rather buy old, if not id just buy a manufacturer home.

    Insould never buy a New Construction ever. Your aaking for peoblems , Lennar, D.R horton r both awful. The subs they use r shady, not licensed at sll. Never would i buy from them. Goodnluck ifnu buy new construction. Never ever
