    Both apartments are located in desirable neighborhoods, however, The Hyatt in Belem with the bouchée restaurants and beautiful views make this property the winner for us.

    The buyer has to pay the transaction cost? In USA(at least in California where I am), seller always pays not buyer. Buyer only pays any costs associated with the loan(if any) and escrow/title fees which is less than 1% for buyer.

      Hi, Todd! It depends on the project:
      In Hyatt Regency, you won't pay any maintenance fees first five years. Afterwards, it will depend on the choice of the management company.
      Taxes: the authorities have not confirmed the property tax due to the construction phase. Preliminary €1,500/year for a 2-bedroom apartment and €3,700/year for a 3-bedroom apartment.
      Maintenance fees in The Legacy Compound are not confirmed yet. Preliminary €2/sq.m.
      Property tax is not confirmed yet. Preliminary €2,250/year for a 3-bedroom apartment and €4,200/year for a 4-bedroom apartment.
      Income tax on income from property 28%.

      Veronica, yes, it's hard to love big hotel chains.
      But this is the only way to take advantage of the Golden Visa programme in Lisbon and Porto. These must be properties with a commercial licence. That is why they are almost all sold out, because investors are eligible for a Golden Visa through the buying apartments in these properties.
