Most asked question seems to be about the restroom facilities 😂 my bad on not being clear enough - this unit is part of a much larger building where we have a communal shared bathroom. In an ideal world I would of liked to of built my own bathroom // kitchenette area with a working sink within the studio to avoid using the shared one.
Honestly I'd love to see more RUclipsrs doing videos like this. I understand they might not want to share their finances/ costs online. But it is a really good insight to in case people actually want to try and do it themselves! Great video as always, Kon! :)
Big up Kon for allowing us into the finances of the company. Not too many RUclipsrs even show us a little bit, big thanks for the insight again, really interesting how it is!
No one is more deserving to have made it so far as Kon. He’s single handedly helped some huge RUclipsrs make their way to the top and managed to keep himself progressing at the same time. Solid dedication. Happy for you Kon!
Just over 14 grand a month, doesn’t seem too bad since it’s a process and now it’s done you can rent it out for use and well use it. Big up our boy Kon!
Kon is actually king, imagine what he could do worst with mainstream artists, his potential keeps showing more and more over the years so big ups to him
I'm sure he signed a long term deal. Most commercial deals go at minimum 5 years with an option for another 5 years (10 years). Also, 2,000 pounds for that warehouse is really good. In L.A. most warehouses are going for $2 a square foot. Plus, him paying rent is tax deductible for his business.
The black nickle light switches are not cheap mate. They are classed as Designer Light Switches which means they will be expensive from your normal white switches. Good choice tho! Having every room black means it will be warmer in the winter but in the summer you might need the white just as much to keep things cool in the heat. The light bulbs? You could have got 2 ten packs of lightbulbs from Screwfix. Would have been cheaper too.
Kon is very industry savvy, and knows how to network well. Both have served him very well, and im pretty sure he's caught the eyes of bigger company's who would want to be his clients
@@louisleaning why will he make it back tho like why does he need this studio ? He doesn’t make gaming etc all he does is video for sidemen I don’t understand why he needs this studio and all these rooms
@@LilHazTVit’s the same idea as Oni Studios created by SypherPK. It’s a rentable space for content creators, photographers/photo shoots, podcasters, businesses, etc to do the work they do without having to own their own building or equipment. I personally don’t think a business like this is that profitable or is worth doing to the scale they have done, but maybe it’s a growing business that is needed more than ever before (not sure tho I don’t work in this kind of field)
@@LilHazTV late answer but Kon has a company called Ikon films, he does a lot of brand and clothing stuff. Sidemen just happen to be his biggest clients.
Good on you Kon! It's been awesome to see your build videos throughout the project. Your hard work is well and truly paying off. Love your work, big up to you and the team 👏
Damn I remember when you first posted and it was literally an empty shell. It looks so good, doesn't even look like the same building. I'd love to have something like this but damn that's expensive haha
only 85k? Kon your good mate honestly i thought with how it looks was well over 150k. but honestly that means it was brilliant work and u have some high quality stuff in there. good stuff love the work!
Normally yes this is the case as he is paying the rent rate for as is (usually landlords will offer discount/free months for improving the space)…if and when Kon moves to another place he can remove everything he has installed
When you take on a commercial lease, the norm now is usually 3-5 years on a contract. The longer you take can have different risks to your business (may not be getting as much work, may need a bigger unit), you try to get a break clause put in so you can end it early at say - e.g. a year mark if something changes. A place like this in london may have been way too much for him to get a mortgage with all the other expenses and that's if theres one available for sale.
Kon my friend talk to the right person in horticultural and they will find the perfect plants that there are so many highly low maintenance ones for indoor use.
Mate u would have spent twice that in Australia so consider Ur self lucky that's how cheap u can get supplies. I do most works myself and can't meet prices like that. Good work kon bro
Kon the place is lovely but as someone that works as someone that does everything there (plastering, painting, self levelling flooring, plumbing, electrician etc). Knowing that in the future you would want to eventually have heavy lights potential anchored to the wall on or from a beam; why did the builders not put ply wood or chip board before applying plaster board?
I have actially now installed some metal beams and they are attatched pretty securley to another metal part of the warehouse that can sustain the weight of lights. It might be a bit unclear in the video but we made it work :)
$35,739.38 for 6 months = $5896.563 per month = $1474.14 per week = $210. 59 per day ( for labour prices) & $85.232.91 6 months= $14,205.48 per month= $3,551. 37 per week= $507.338 (for overall costs) for those that wanted to estimately know lol
Wait if Kons renting the place, and he’s done all of this, spending tons and increasing the property value. What’s stopping the landlord basically just ending kons rent at the end and putting it back on the market with a much higher price
quick tip (for when you hopefully purchase a studio and decide to make the video) you should display before and after on the screen with like a graphic display. even though you show the footage for both and it can be obvious at times it would just be a good addon maybe its just me but i had to process it in my brain everytime.
Kon. Next time man, you need to hire my dad, he does everything you can imagine, his work is very good and professional, he does all plumbing, electrical, painting, tiling, plaster boared, everything, at an cheap price, lmk😊
What's the official term for the light kit cart thin at 18:02? I know you called it a heavy duty light stand, but nothing like that comes up when I search that term. Is there another name for it?
Hello! My infinity cove is 6x6m and the one we use for 20vs1 is 11x9m. Not saying it can’t happen on a smaller city venbut with the larger one we are spoilt for choice of angles a lot more
Honestly it came out amazing, however u should’ve looked at getting your own studio (owning) instead of renting so u could benefit from all of this construction x2. You could rent it out for other companies or photographers who need a place to shoot etc. income would come in from multiple places rather than u renting, doing all this Reno and then one day moving/leaving this place for the owner to benefit from later. I’m sure u know and put a lot of thought into it. No hate whatsoever I love the way it turned out and the content but for me personally I would’ve gone a different route. Cheers 🥂
I don't think he did to be honest... dunno how old you are but getting quality craftspeople to do work of any kind is pricy like I'm sure £30-50 an hour is what it usually costs for some things

Kon’s dedication is wild
That’s why he’s successful
No
He’s a employee of sidemen
It’s not that wild. If he doesn’t have it he can’t do his job. 🤦♂️

I can’t believe he put this much work in a rental property… that’s the biggest shock of the video in my opinion.
I’m sure he’s going to be In That place for decades so might as well I’d say
I’m sure that if he racks up enough and puts in a good offer, the landlord may sell. If he ever planned on buying it
Same! The biggest risk is the landlord decides to seek it as a studio and Kon gets screwed
I'm sure he signed a long term deal. Most commercial deals go at minimum 5 years with an option for another 5 years (10 years). Also, 2,000 pounds for that warehouse is really good. In L.A. most warehouses are going for $2 a square foot.

It’s quite common. Loads of people renovate buildings they have a long term lease
Well done Kon, you've absolutely deserved it. Your journey is just about to get more better! Keep up with great work :)
14:58 As an Aussie, I just want to say, great job on the pronunciation Kon! 👍🏻🇦🇺
I am so proud of your accomplishments and your new studio.

Great job on the Bundaberg! Love the setup!

Very very sick just sucks for timing on inflation on material and everything but now you can go to levels even further beyond!
This is awesome man! I am in the middle of building out our business space. I am putting a server rack in and hard wiring everything.
