REIT investments some specialize in mobile home parks. The land is already developed, could be for condos. Scary if you don't own the land under you. There are several older parks in Az that you can buy the mobile home and the lot it's on, but those are few and far between.
Same things happening in my part they want you to walk off and leave your home and where are you going to go but here they tear them down RV Park because they get more lot rent plus lot rent here goes up every year $60 and for what a little strip of ground I own my mobile home I mow my own lawn I pay the water I pay the electric why should the little strip aground go up $60 a year

A lot of people in mobile/trailer parks can't even afford to pay attention unfortunately . There are those with health issues and near the end of life If they were able to come up with millions of bucks , they wouldn't be living in a Moby, getting the squeeze by greedy Vultures .
Several of my friends and I hired a real estate agent to look into doing that. How much it will cost to buy some land and upgrade it for our own community that we all purchase together. They advised us to each buy a lot but share the expense for installing the sewer, water, electric etc...
Yeap. I am so glad I bought my home. My friend insisted on buying a condo. Within 3 years she told me, huge mistake on her part. Her lot fee is almost 700.00. Goes up every January. I paid cash for my block home Zero fee. Just taxes and insurance.

Thank goodness that these people are now being left alone. Things right now are so hard. The management's claim that they had been cited by the city or state has nothing to do with 99% of the violations the residents/renters were given. That, in my opinion, gives people a right to live in their homes and yards are for housing bikes, grills and the like. "Affordable housing" and inflation in general has made it impossible for lower income people to afford a home. It's so bad right now. Joe Biden and Kamala Harris have created such a mess, in such a short period of time. Having said that, I can tell you personally that Sand&Sea in Boynton Beach has had problems for almost 50 years. Drug addicts during the 1970s were constantly using drugs at the pool, in front of children. Not just Marijuana, I'm talking shooting heroin and cochise. There was so much crime. What has happened is that management is trying to clean things up and unfortunately they have to be tough, otherwise dirt bags ruin the neighborhood. I'm quite sure that most people are good residents. Your comments about "in my opinion". Well your opinion is not part of their lease agreement. So the rules were agreed on when they signed the lease for the land.

The ethical problem arises when hedge fund type investment groups target low income mobile parks because they know the residents will be unable to fight back - with many of the residents losing a home they had for many years and becoming homeless. The investors know that is what will happen, but they let greed be their God. I saw RUclips investment videos a couple of years ago where they highlighted that residents wouldn't be able to move their mobile homes, that they would be trapped and forced to pay big rent increases - that is evil!
I once got a ticket for having 3 tomato plants, on the side of my house, and they got big. City councilmembers do NOT understand or want to understand that these folks are JUST requesting capping rent increases ONLY. I live in Whispering Pines, been here for over 20 years own my home rent the lot which with rent, water and pass on taxes is now over $900 a month, I'm disabled and don't even get enough to pay rent so have to have a roommate. The management just sent out letters to residence for stuff liKe this they ' want anything in your yard even potted plants but they haven't trimmed trees to get ready for hurricane season in forever. The residents need to band together and do a class action lawsuit against the association that's running this manufactured housing development. This is the same development when the homes originally showed commercials showing the park residence on their bicycles parking their bicycles underneath their carport showing residence with hoses in their hand watering their grass while saying hello to other neighbors that walked by. Ironic that they think this is code violation. The truth is they want to evict these people from their home so they can sell them for more money even if they have to destroy the home and put a new home on the lot they know that they will receive more money so that's why they do it. And that's why the residents need to form a class action lawsuit against that awful Association. That act more like Nazi Germany then America.

And that's exactly what the HOA in this community is doing their harassing the residence hoping to force out the residence so that they can rebuild new and charge more. What makes this even worse is many of the people living they're renting the lot actually own the home. However the home cannot be removed and set up somewhere else. So the homeowners are forced to stay there or lose their home. If the HOA originally allowed people to wash their cars have hoses ride their bikes Park their bikes underneath the carport originally in the original bylaws of the community's HOA. Then the HOA should not be able to change those rules. They should keep the original docket rules if the rules are to be changed then that needs to be voted on as a majority of the community. Otherwise the HOA needs to offer the people the proper amount of money to purchase their home. Instead of basically stealing their homes from them. What the HOA is doing to this community in this video is pure harassment.

the property management/owners know the law and try to scam people out of their trailer homes. this same thing happened to me, "they" nickpik till they give you an eviction notice, to move your trailer... which is like a $10,000 dollar job' and then, you got to move it to where? it's not like a pull trailer or 5wheel. so if you decide to sell your trailer within the "60days" of your eviction, "they" will reject every application from people who are trying to live in there park in order to stop people from buying the trailer from you. so they can keep it for free' and either rent it or sell it. Thieves... Most people living in trailer homes are not rich, and oh' how many have been taken advantaged of.

They know exactly what they're doing, and the corporate investors who own some of the management companies even have online instructional videos as to how to get residents evicted and then steal their homes, making them big $$$$$. They know that most mobile residents don't have funds to fight them or move their buildings. Also, note here that they're threatening a 30 day eviction notice.
Owners are getting greedy. I believe in keeping the community free of junky items and all neighbors keeping their personal space looking nice. These places need a utility room for their yard equipment.

Drama in the news clip. To close out the story, they put a woman crying, saying "She was supposed to buy a mobile home but they sold it to someone else." That has absolutely nothing to do with current residents issues.
Is this by any chance managed by Parakeet Properties LLC. They bought 4 Properties in Brevard county back in October in Cocoa and Cape Canaveral. They are doing the same to us. They refuse to give us leases saying we are all month to month. All but 3 residents own their own mobile homes. They violate for color of our mobiles, grass has to be cut weekly. They sent a letter stating they are raising the rent and charging each resident for property taxes. They have harassed residents so much a lot don't even want to live there anymore. Threatening eviction and court. Our community is mostly Hispanic.
A very similar thing is happening in my mobile home park in CA. I have lived there nearly a decade. Before when we had inspections, I never even got anything to fix. I was given a list of 4 fairly big things on my property to fix...including my entire coach and shed ...and all this within a 7 day period. The notice states that after 7 days they will do another inspection, but if everything isn't up to par that is all the communication we will get and they will start an eviction and we will have 30 days to vacate or move premises. I am doing everything within my power to comply, but this is an extreme economic hardship for many and some just have no one to turn to...especially for just 7 days notice. I'm certain that this is illegal, but can't find the bylaws to back it up. But, some people have been given a long list, and under the best of circumstances, a near impossibility in 7 days. For many, this is a severe economic hardship, and about 6 months notice should be given This is all due to a very greedy owner who always wants more. I pray their deeds are exposed and people are protected.
There are many big corporate owners instigating these aggressive policies so they can raise rents astronomically, or kick people out of their homes. Then they also get to steal and sell your home. Unscrupulous investment agencies even have online workshops about these unreasonable tactics for making big money on mobile parks. It's a huge cruel scam. Contact your local and state representatives, a lawyer, and a tv station. If this is happening to you, it's also happening to your neighbors. Good luck. I also wonder about the legality of this because even in an apartment in CA, you would have to be given much more than a 7 or 30 day notice. Fishy.
in california n the usa, landlords are required to pay $25000 to unhouse you. especially if its for them to make money ie. upgrades, rent increases, etc.

I will tell anyone if you buy a manufactured home or trailer home first go buy the land too put it on and never put it in a rent payment park because when you pay off the manufacture home they will find a way to get you out of the house and in the streets and they will sell it to someone else

As of 2021 in CA all tenants or owners of a mobilehome in CA has to pay an annual HCD fee of $25.00: plus fee.. so this fee is paying for the salary of having an HCD inspector come to MH parks and their job is to write people up for stupid violations

I heard of HOA's fining people thousands of dollars for violations then placing liens on the home so much so that the resident loses a house their paid for years ago. I would never live under any HOA.

The residents should contact their local code enforcement office and department of public health to see if there are legitimate cases and notices from those agencies. I remember when they were going for at least $50,000-$60,000 max (and that was 10 - 20 years ago) but then again, I remember when stick built homes were selling to the price of what they are selling mobile home for now. They ("Big G" aka govt) and the corporations that are in their pocket are trying to squeeze average everyday people like turnips knowing that this entire agenda is a trick bag. Many mobile parks have been recently purchased by large corporate investors. They want to kick people out, raise rents, etc. They know many people can't move or sell their homes on short notice, and in some cases, the Corp gets to steal the homes too. They even have online instructional videos explaining exactly this. Some forward thinking communities have instigated controls on mobile parks and rent increases to protect their seniors, but these are rew and far between.
This is true now that these investors have gotten into the market. Not all the smaller companies that own parks are like this, but they are getting a bad rap along with these newer or unscrupulous companies.
All you residents need to get together, find you a really good lawyer and start a class action suit against these people. They are rich and stealing properties without any regards to peoples health or anything else. Act now, it's the only way rich people will suffer. Take their money....
They are being run by LLC companies. Which protects owners from being sued. They have so many lawyers and its just homeless. California has a massive homeless population and this will make it worse. I did a lot of business with Sand an Sea Village way back in the early and mid 70's. Has a mobile home dealership inside the park and sold a ton of homes in that park. Was a great place and was a new park back then. Sad to see what it has become.
If I couldn't move and they were about to seize my trailer I would go through the place with a sledgehammer and make sure that it would not only be worthless but an expensive disposal.🙃
It's not the mobile home, it's where you put it. Mine is on my wooded acreage, both the mh and land are paid for. I would never live in a park, too close to neighbors, paying ridiculous amounts for lot rent and having to deal with some moronic manager is not something I would do. To me the object was to live comfortably and frugal. I sold my site-built house and retired in a rural area with no close neighbors. I have gotten exactly what I wanted and love it here.

Personally I seen some great looking mobile homes that are affordable, BUT these parks and manager reviews are a serious deterrent. I'm actually looking for land now in Nevada or Arizona. If I could travel more often, I would have been bought something even more mid west where my California $ would really work for me. I just don't see myself buying property out of state that I haven't seen for myself.
We live in midland tx in a mobile home community that was just bought out by someone in California and we have the same problems. We have lived here for 10 years without any problems from management & the new owners have been awful to all of us with code violations and threats of eviction, having tow trucks come take our vehicles and trailers if they are parked anywhere they don't want them, telling us to mow the grass when it's winter and there is no grass at all. It's ridiculous, but the water throughout the entire park has a disgusting rotten egg smell that will make you sick anytime you wash clothes or shower or run the water at all really but management isn't worries one bit about that. They are just trying to get everyone to move out so they are making it impossible to stay. It's sad
I hope some honest lawyers will step up and help save these residents from these crooked thieves.

Mobile homes are expensive. There is no way that I’m paying for a home that is on land that I can never own.
This is exactly the reason I would never buy a Mobil home unless I could buy the land underneath. This has always been the problem with them. Not a good investment--land goes up in value in most cases.

The ethical problem arises when hedge fund type investment groups target low income mobile parks because they know the residents will be unable to fight back - with many of the residents losing a home they had for many years and becoming homeless. The investors know that is what will happen, but they let greed be their God. I saw RUclips investment videos a couple of years ago where they highlighted that residents wouldn't be able to move their mobile homes, that they would be trapped and forced to pay big rent increases - that is evil!

I live in Whispering Pines, been here for over 20 years own my home rent the lot which with rent, water and pass on taxes is now over $900 a month, I'm disabled and don't even get enough to pay rent so have to have a roommate. The residents need to band together and do a class action lawsuit against the association that's running this manufactured housing development. This is the same development when the homes originally showed commercials showing the park residence on their bicycles parking their bicycles underneath their carport showing residence with hoses in their hand watering their grass while saying hello to other neighbors that walked by. Ironic that they think this is code violation. The truth is they want to evict these people from their home so they can sell them for more money even if they have to destroy the home and put a new home on the lot they know that they will receive more money so that's why they do it. And that's why the residents need to form a class action lawsuit against that awful Association. That act more like Nazi Germany then America.

And that's exactly what the HOA in this community is doing their harassing the residence hoping to force out the residence so that they can rebuild new and charge more. What makes this even worse is many of the people living they're renting the lot actually own the home. However the home cannot be removed and set up somewhere else. So the homeowners are forced to stay there or lose their home. If the HOA originally allowed people to wash their cars have hoses ride their bikes Park their bikes underneath the carport originally in the original bylaws of the community's HOA. Then the HOA should not be able to change those rules. They should keep the original docket rules if the rules are to be changed then that needs to be voted on as a majority of the community. Otherwise the HOA needs to offer the people the proper amount of money to purchase their home. Instead of basically stealing their homes from them. What the HOA is doing to this community in this video is pure harassment.

this same thing happened to me, "they" nickpik till they give you an eviction notice, to move your trailer... which is like a $10,000 dollar job' and then, you got to move it to where? it's not like a pull trailer or 5wheel.
so if you decide to sell your trailer within the "60days" of your eviction, "they" will reject every application from people who are trying to live in there park in order to stop people from buying the trailer from you. so they can keep it for free' and either rent it or sell it.

They know exactly what they're doing, and the corporate investors who own some of the management companies even have online instructional videos as to how to get residents evicted and then steal their homes, making them big $$$$$. Is this by any chance managed by Parakeet Properties LLC. They bought 4 Properties in Brevard county back in October in Cocoa and Cape Canaveral. They are doing the same to us. They refuse to give us leases saying we are all month to month. All but 3 residents own their own mobile homes. They violate for color of our mobiles, grass has to be cut weekly. They sent a letter stating they are raising the rent and charging each resident for property taxes. They have harassed residents so much a lot don't even want to live there anymore. Threatening eviction and court. Our community is mostly Hispanic.

A very similar thing is happening in my mobile home park in CA. I have lived there nearly a decade. Before when we had inspections, I never even got anything to fix. I was given a list of 4 fairly big things on my property to fix...including my entire coach and shed ...and all this within a 7 day period.
The notice states that after 7 days they will do another inspection, but if everything isn't up to par that is all the communication we will get and they will start an eviction and we will have 30 days to vacate or move premises.
I am doing everything within my power to comply, but this is an extreme economic hardship for many and some just have no one to turn to...especially for just 7 days notice. I'm

in california n the usa, landlords are required to pay $25000 to unhouse you. especially if its for them to make money ie. upgrades, rent increases, etc.

REIT investment groups some specialize in mobile home parks. They can force you to leave and if you don't move the home to another community they can keep it and sell it. It's crazy, but if you don't own the land you are on you are at the mercy of those that do.

As of 2021 in CA all tenants or owners of a mobilehome in CA has to pay an annual HCD fee of $25.00: plus fee.. so this fee is paying for the salary of having an HCD inspector come to MH parks and their job is to write people up for stupid violations

The residents should contact their local code enforcement office and department of public health to see if there are legitimate cases and notices from those agencies. Land owners always come back with the same answers; "This is private property. You have to leave. No comment." That's like the best indicator that something fishy is going on. I remember when they were going for at least $50,000-$60,000 max (and that was 10 - 20 years ago) but then again, I remember when stick built homes were selling to the price of what they are selling mobile home for now. They ("Big G" aka govt) and the corporations that are in their pocket are trying to squeeze average everyday people like turnips knowing that this entire agenda is a trick bag. Many mobile parks have been recently purchased by large corporate investors. They want to kick people out, raise rents, etc. They know many people can't move or sell their homes on short notice, and in some cases, the Corp gets to steal the homes too. They even have online instructional videos explaining exactly this. Some forward thinking communities have instigated controls on mobile parks and rent increases to protect their seniors, but these are rew and far between.
This is true now that these investors have gotten into the market. Not all the smaller companies that own parks are like this, but they are getting a bad rap along with these newer or unscrupulous companies.
Even the smaller/ mom & pop owned parks are getting "offers they can't refuse" by these big corporations. it's sad.
Oh, so the HEALTH department says you can't have a bike, outdoor furniture and garden hoses outside of your home....right.

I did a lot of business with Sand an Sea Village way back in the early and mid 70's. Has a mobile home dealership inside the park and sold a ton of homes in that park. Was a great place and was a new park back then. Sad to see what it has become.

It's not the mobile home, it's where you put it. Mine is on my wooded acreage, both the mh and land are paid for. I would never live in a park, too close to neighbors, paying ridiculous amounts for lot rent and having to deal with some moronic manager is not something I would do. To me the object was to live comfortably and frugal. I sold my site-built house and retired in a rural area with no close neighbors. I have gotten exactly what I wanted and love it here.

Personally I seen some great looking mobile homes that are affordable, BUT these parks and manager reviews are a serious deterrent. I'm actually looking for land now in Nevada or Arizona. If I could travel more often, I would have been bought something even more mid west where my California $ would really work for me. I just don't see myself buying property out of state that I haven't seen for myself.

We live in midland tx in a mobile home community that was just bought out by someone in California and we have the same problems. We have lived here for 10 years without any problems from management & the new owners have been awful to all of us with code violations and threats of eviction, having tow trucks come take our vehicles and trailers if they are parked anywhere they don't want them, telling us to mow the grass when it's winter and there is no grass at all. It's ridiculous, but the water throughout the entire park has a disgusting rotten egg smell that will make you sick anytime you wash clothes or shower or run the water at all really but management isn't worries one bit about that. They are just trying to get everyone to move out so they are making it impossible to stay. It's sad
