    As soon as the architect came in, I knew that it was no longer a middle class budget. Just be honest up front and say that this is a total transformation from the 1970s up to current standards for e.g., $200k or so. A middle class budget is more like updating the bathrooms and kitchen, e.g., 6k-10k on each bathroom and $15k-30k on kitchen remodel. Over time maybe you can replace windows.

      And those in the industry understand the value of doing this. Spending more improves the value. It's a good choice, even if *you* can't afford to do it.

      Exactly. Now it is no different than most any other remodel show on TV. Just drop 150 to 200k on the remodel.

    I love your channel Matt but I have to agree with some others here. The architect's suggestions will far exceed the value of the home. Entry area - great idea, rearranging master suite - okay, but fiddling with the trusses and roof framing - yikes! At this point the project becomes a tear-down.

      It's already a tear down, IMO. It's rotted from the outside, in. As soon as he mentioned weirdo stairs (I actually like the stairs) and relocating them, I laughed out loud. He tripled his budget from the beginning of the video to the end.

    Matt, please include the cost of interior designer and architect for the project. Those are costs that the typical homeowner doesn't include in a "normal" remodel, especially when they are self performing GC roles and subbing most of the work. Thanks! 👍

      To avoid liability. The typical middle-class remodel isn't going to involve moving stairs and changing roof lines. I'd be more interested in seeing them update the existing stairs.

    I love this show but, his 'budget' remodel is about 75-100k...
    Man, I'm doing all sorts of home renovations on my own home built in 1900. I've done a good bit with just 10k(doing most of the work myself). It's going to cost me another 10-15k to do everything I want.
    I think we have very different definitions of 'Middle Class' here.

      Yeah, I had the same thought. Architects? Interior designers? I mean, don't get me wrong, I'll happily watch the series and enjoy it regardless. But the original premise seemed much cooler.

    Austin Texas budgets are not representative of what most working people can afford. Austin went from affordable to no way I’m paying that in 15 years time . Good luck Matt and let’s hope the economy stays good

      Kevin is a landlord and as far as I understand not one you want to live with as he is more interested in the money then the happiness of his renters. And all his solution is exactly what Matt's describes in the start lipstick solutions. However yes Matt did go a little overboard here with his architect if he want to keep it on a middle class budget however don't have a super hard time
      about is as long as his actual solutions are on a good budget and are applicable on common problems

      I'll say Kevin is wrong. This channel has sponsors and gets products to use on the show and thousands will watch the install of these products on youtube. This guy builds $3 million plus dollar houses This home that was purchased is in really bad shape I'll enjoy the repair and remodeling of the home lets see how the products turn out. I'll argue this isn't a flip house show this is a how to install show.

    I think this approach of presenting an entire project is a great idea. Yes, it morphed from moderate budget to high budget, but that's the real world. Let's see how it develops. The front facade is much improved, but with that in-your-face garage I suggest cosying up the entrance as much as possible; posts, railings, planters; anything to say this is the entrance, not just the dark void beside the garage.

    end of last year, I had my plumbing completely replaced and remodeled and reconfigured a a 6x9 bathroom. From watching shows like Flip or Flop I thought I could get re plumbed with Pex for aprox $3,000 and hopefully the bath for about $8000. I accomplished both, through a plumbing Contractor that lives down the street, Im very happy with the outcome, and no more orangish water from old Galvanized pipe. I did a builder grade bath, with a nice looking marble looking tile floor

    Love the channel, and loved the idea for the new series, but like others have said you lost me in the middle. I'm not too caught up in the amount of money, as that will vary by location, but everything you laid down in the first part of the video went out the window in the second half. Maybe this would actually be a good call-out as a pitfall for those looking to invest and remodel. There are some things you need to do, and some things you don't. The architect, while I appreciate his trade, basically sold you a new house's worth of work. I still like the idea of the series, but I'd suggest you change it from "middle class American budget" to simply "Matt's Remodel."

    So tell us, Matt, if the median home price in Austin is $371,900, and the average income for a single person is $32,672, and for a family is $53,482, what is "middle class" about this video? Even if the average middle class person COULD find a way to get that house, they would have zero dollars left to fix anything. Even if somebody GAVE them the house it's unlikely they could afford to remodel the way you are.

    my house was built in 1978 as a model home. I always said, "it's got good bones"- and I was so wrong, when my siding was replaced. We discovered that the horizontal 2X4 that supported the upstairs MBR, had holes cut in to fit the plumbing ventilation pipes!! I couldn't believe it... So, now I say that my house bones have osteoporosis!!! Fixing it one project at a time...

    HVAC, I’d go with multi-zone ductless mini-splits. Removes the issue of ducts in a hot attic, and much easier to air seal.

    If people would just build small say 1000 - 1500 sf. then they could afford quality, and we would have houses 50 years old that were still in good shape.

      Non-kitchen and bath areas cost pennies to build, but you pay the full price per sq ft on them. There is no incentive for most builders to build usable, smaller layouts. Easier to add 500 sq ft of hallways and foyers and get 50-100 bucks for each foot.

    In case it wasn’t quite clear . . . lol . . . . this property is Matt’s personal pet project. Various members of his church are likely to donate materials.
    And Matt works on multi-million dollar projects. His perspective of what is adequate is considerably different from the average person. For him, $100k is pretty good for remodel.
    He has said he will give a rundown of the prices he is paying vs the average cost.
    No, this is not a “how to” video for the average person who is trying to flip or make a rental.

    This is cool Matt, thanks for your transparency. I have to say I really like your ability to articulate the "why" when it comes to doing things, but yeah, your other projects are so far above the price/quality of middle class reality that it can make it hard to relate to some times. There will be a lot of people here complaining about how this project is still way above most people's budgets (and I think that is true) but I understand how this is in comparison to the typical Austin real estate market and relative. I look forward to seeing more.

    Is that 75-100k of market rate, or your rate. To the comments that a budget friendly reno... just look at your base costs of home purchase. Each market is different. Some are VERY expensive for a comp than another town/city.

      NM, watched rest of video. A bit misleading to call it REAL, when you're talking about months of remodel and rework spaces. Excited for how it comes out, but it's much less of a buy, fix up and move-in.

      That is definitely true, but just because the market is more expensive, doesn't mean it's middle class. I would imagine a house with a base cost of $445,000 and a $100,000+ remodel cost is out of the price range of the vast majority of the middle class, even if it's the correct price range for the market it's in. Still a fun project to watch on youtube though.

    Everyone is complaining about the budget, but this is the reality of the business. Non of us are aspiring to build something mundane and average and I am excited the project is going to go in a more exciting direction! Can't wait to see this one unfold!     Hey Matt, as a Carpenter in Germany I’m excited to see what you do with the house. I agree with others about the budget but I actually want to say that I found the video editing was pretty confusing once the architect showed up. I didn’t really understand what was going on after that. Just a heads up for the future

    First let me say, that house is awesome. Ik its outdated but I think most of us would agree that we would live there. Obviously it needs some tlc but I honestly wouldn't change anything on the inside.

    Matt, I really enjoy your build series; especially learning about building science and applying new thinking to make houses durable and energy efficient. And I like the fact that you are paying attention to a remodeling project, as this is likely to have positive societal impact. But as soon as the architect came in and started changing the roof lines and walls, I felt you had " jumped the shark". I was going to subscribe to the series, now I have second thoughts. Please bring it back to durability and energy efficiency. It's OK to spend money on high end materials with longer term payback, but whimsical changes by an architect without strong justification are not good.

    At the beginning of this video, I wondered how long before the "new" bug would bite the builder- melting away the mission motive. That's where the budget expanded. We humans are sadly predictable and the "new" bugs bite indiscriminately. Then I looked at the bigger picture. A creative dad who wants good for his family is also what our heavenly Father wants for his children. So kudos for a dad that wants better for his family. Time will reveal the validity of the decision, and God will be there to confirm or redeem this decision.

    So we are just going to sit back and watch the real estate industry inflate home prices and the government sets up another housing crisis?

      Musa Alkhadim - short answer, yes. Unless governments can figure out how to fund themselves from reduced property taxes, house prices will remain inflated. The same goes for the stock market. There is a high correlation between federal tax revenue and stock market performance.

      @@tortoise62 The stock markets are fixed, I started purchasing CMSA in 1996 in 200 share blocks at 2.5. Trust me I understand that there are real estate based funds. So me knowing what I know those people rigging the real estate market are going to do damage that can not be repaired at some point! Bernie Madoff was only prosecuted because he stole from the 1%. We have a largely unregulated derivatives market that the medis ignores and Quantitative Easing is a monstrous weapon being used to often not to destroy our economy? Sorry I went on a tangent lol. But I know you get me. Let's get back to basics take common core out of school scrap no child left behind. Children and even adults learn at different rates. Time we moved them along based on those differences! After 400 years we just started having real discussions about racism and the system of white supremacy? We got to do better with our planet and understand none of are getting out of this alive so leave it better than we found it!!!

    I like my 70s house because of things like preheat t12 fluorescent fixtures, outdated bathrooms (yes I like the outdated design lol), the old growth wood and the separate garage so no needing to lock the door between the house and the garage

    I was surprised by all the comments knocking the cost of the house and using terms like "middle class American budget" for this project.
    Location really matters when using terms like "middle class". because you have to factor cost of living - Austin Texas is different than most of the US.
    Pew defines the middle class as those earning between two-thirds (66.6%) and double (200%) of the median household income. In Austin, the median household income is $67,755 and the median property value is $332,700 that would make the technical middle class income top out at $133,510 Annually.
    Also a big factor is whether you are flipping it or retaining it. I dont see enough meat on the bone here for a flip, but everything changes when you are talking about owning more than a few years.

    my parents bought our current home in 2004 my dad started to renovate the house n 2005/2006 (because I was ten when I help take down the fireplace and was given the handheld jackhammer lol) its 2019 and the house is still not finished we still have the hall bathroom to redo, the master bedroom, the master bathroom the hallway leading to there room the laundry room the outside sheds need rebuilding, a new driveway to put in and repaint the outside of the house , so I grew up remodeling my home and helping out , I took down walls and removed the majority of the tile myself and the first half I was barefoot and in a skirt lol and using the 45 pound tile remover tool thingy that I can't remember the name of lol its like 6 or 7 feet long with a 3 or 4 inch wide blade thats like 7 inches long

    Why do these people who do these types of things always end up saying they need to talk to a designer? It's not really that hard to pick out affordable tiles, sinks, toilets, etc. I find good prices on stock items in brick and mortar stores all the time. Most things people can do themselves, but just don't want to.

    People are ridiculous. This is what separates pros from hack DIY jobs that will be outdated and falling apart in 5 years. You bring in professionals that know what they are doing, give them your budget and work with them to get the most for your money. As far as middle class, $450k is about right down the middle for a typical house in a decent sized American city with a strong economy.

    NOT a middle class house OR renovation. Five minutes on Google makes that obvious. Let's run some numbers on the $445,000 purchase price: since many first time buyers will be using FHA loans which allow 3.5% ($15,575) down , with an interest rate around 4.5% with excellent credit, and assuming $200/mo Home Insurance and $200/mo Property Tax, with 0.5% PMI, that payment is $2,755/mo. Closing costs are too variable to discuss, so I won't. Good luck making that payment on $3,796/mo. That's only taking out FEDERAL taxes, not STATE or LOCAL, and doesn't account for the average student loan debt of $31,172 or credit card debt of $8,398. At that point you would be laughed out of any bank when you look for a loan to cover the renovation.
    According to a 2018 report from the Pew Research Center, 52% of American adults live in “middle class” households. The median income of that group was $78,442 in 2016.

    This is why I really don't like designing for builders, they destroy the design just so they can make their job easier. I get the not having the flat roof, but it didn't need to look the way you guys proposed it. The proposed entry is hidden deep into the roof overhang.

    I don't think any families on a middle class budget are looking for unneccessary "architectural doo-dads". I like the concept of the show, but I don't know how realistic it is.

    Looks like a tear down to me. Cannot imagine paying that kind of money for that beater house. I’ll bet he ends up spending at least $250k on the house he already dropped over $400k on.

    That old A/C unit is probably from American Standard, and it's made after 30 yr older than that design from General Electric. I wonder if it has "Bottle-brush" coils?

    First, I didn't understand the comments here, then I got to the 2nd half of the video...
    First he was like "Changing the layout of the rooms, taking down walls makes it expensive, so we will keep it as it is" & "the roof is good, so we have some good bones here, too"... 5min later: changing the roof, changing the room layout & taking down walls, changing the entrance, adding windows, CHANGING THE STAIRCASE... wtf?

    I still think the budget is way less than most would see. I just bought a home from 1965 for 465K in CA and we wanted to add a small 250sqft laundry room addition and redo the kitchen and we've been quoted to be looking around 250K!?! And what we're asking for is nothing special or unique. This doesn't even include the other fixes we need through out the rest of the house such as windows and cleaning of the attic.

    In this area I could get four houses for the price you paid for that one.
    And personally, because beauty is in the eye of the beholder, I'd never hire that guy. Moving the stairs, and bringing the garage roof over the entryway, is about the only win. The outside looks insanely generic, and the master bedroom pop up looking roof is just goofy looking.
    Whatever the case I am a sucker for videos like this.

    Comments reflect this.... not budget remodel... not middle class "accessible".... still, should be a fun watch.....FYI, new middle class prices (in east TX, Cent. FL etc).... 3 Bed/2 bath under 300K with 50K Max facelift (lots of re-use and paint)

    I knew just by looking at the water damage on the exterior your budget was low 😂 but then you brought an architect 😂😂 I figured you would be spending much much more than what you initially stated. Don't get me wrong I am excited for the work you will be doing, but I have serious doubts that most "middle class" families would be able to actually afford what you are able to do.

    I was excited to see how a “middle class budget” could do a renovation on this house. Unfortunately the second half of the video happened and that went right out one of those old 1970’s single pane aluminum windows. Too bad. This series could have been a good reference for actual middle class people thinking about renovating an older property. I have watched almost all of Matt’s videos and find them very helpful and informative. Hopefully he can salvage this series and renovate this home with a more reasonable budget.
