The thing to keep in mind is the builders are often offering lower interest rates so even if you spend $300,000 your payment may be less then if you spent more but with a higher interest rate. @StAugustineFloridaLiving I'm hearing valid concerns with the Silver Leaf community requirements for live oak trees. Yes, a beautiful tree. But, smaller sized yards. With that in mind, there is a future problem with the trees eventually causing damage to the house or requiring ongoing maintenance to avoid it damaging the house. Planting the right tree in the right place is critical. So, seeing the requirements for live oak trees as a potential future problem.
@@lisavanaartsen5908, that is a good point. My in-laws just had to replace the oak tree in front of their home and it costed around $2,000. (They also live in a master planned community with smaller yards)
Why are all these new homes being built with no yards (other than to make the builders money) are no builders actually building anymore to make a desirable neighborhood with yards and not 800+k for a normal 4 bedroom? I hate these ugly houses so much, did they used to ever build more desirable neighborhoods at reasonable prices?

The builders do not clean up their mess which is very difficult as it is going to be years until the community is built out. Stay away from Silverleaf
You dont know what the code min lot line is? Its not just Silverleaf. You get what you pay for. Its a kids neighborhood with amenities like a pool, thats why people move there.
Thank you for posting! I believe the minimum is 5’ from the exterior wall to the property line which creates 10’ between homes. I have seen less with permission from the county. Also I agree people move there because of the amenities, it costs less than Nocatee, and there isn’t a CDD.
Can't think of a more miserable place to live. Such close proximity is a no go and for the love of Gawd, why does every builder in this area put the garage front and center? The house, not the garage should be front and center. Looks horrible. Also, I can only imagine the hoa fees.
Thanks for posting! True for the most part but pre-development there probably wasn’t much in the way of beautiful natural vegetation. Most of the land would have been swamps. (Just my opinion)

Stay away from Silverleaf! The HOA is out of hand, the houses are not worth the money, poor quality in the build. Traffic is awful in the area.

Correct it is covered in the HOA fees. I agree with what you’re saying if you are enjoying amenities, you’re going to pay for it somehow

There are some communities with the garages behind the home. The tradeoff is of course you don't have much of a backyard.
Ugliest development in St. John’s county. They didn’t save any of the natural vegetation. It’s all retention ponds and tiny lots.
