    How do you feel comfortable recommending buyers to cover the difference in the case of a low appraisal? Doesn't that artificially inflate the market? I'm not concerned about a bubble as long as it's all organic supply/demand, but when you offer above appraised value, isn't that dangerous for the future of the market?
