Regarding rental properties in Pakistan, we have two major problems: (1) Property values and rents have a huge mismatch i.e nearly impossible to get 10%+ rent compared to investment. Hence investors usually rely on appreciation. (2) The laws are not landlord friendly and most of the time, evicting a non-paying renter is highly problematic.

When you see it stagnate... try to sell and buy in more active zone... when equity outgrows the 10% rent threshold. At that point sell and find more properties that can get you 10% inshallah. But first before selling the property, try to raise rent as that is an easier option.

Hard but not impossible... and to earn money we all need to start to learn that work is needed... I was in islamabad and it wasn't hard to find these properties... ready to move in. Ofcourse if you buy during construction phase you will get cheaper. Most people are use to this business model.
Not impossible at all. I know for fact that back in 2012 in city Multan a guy was getting like 12% annually. With increment of 10% annually on rent after first 2 years, meaning after first contract. By now its would be 18% of annual return on initial investment. Along with it do not forget that land is appreciating as well. which i am not even calculating. And by calculations mentioned above, presumably That property recovered almost 85.3% of its investment in just 5 years. If my calculations are right probably by 2018 whole investment is recovered. As for Selling such Properties that is subjective matter. As No one knows what circumstances anyone facing. Many people sell cause they have some reasons to sell, But people are there in PK selling such properties.

Hard but not impossible... and to earn money we all need to start to learn that work is needed... I was in islamabad and it wasn't hard to find these properties... ready to move in. Ofcourse if you buy during construction phase you will get cheaper. Most people are use to this business model.

Not impossible at all. I know for fact that back in 2012 in city Multan a guy was getting like 12% annually. With increment of 10% annually on rent after first 2 years, meaning after first contract. By now its would be 18% of annual return on initial investment. Along with it do not forget that land is appreciating as well. which i am not even calculating. And by calculations mentioned above, presumably That property recovered almost 85.3% of its investment in just 5 years. If my calculations are right probably by 2018 whole investment is recovered.
As for Selling such Properties that is subjective matter. As No one knows what circumstances anyone facing. Many people sell cause they have some reasons to sell, But people are there in PK selling such properties.

My dad bought some land in rawalpindi I th 90s for 2 or 3 thousand pound and 2day its worth 100 thousand pound now we are deciding to build flats there it's 1 kanal land and we was thinking of making 12 flats 3 floors I wanted to know if this is possible and if it is how much rent would be generated the land is not to far from rawalpindi flour mill

Dear azad chaiwala I read everyone's comments... white a few people are giving the facts about the rent aspect being 6 to 7 percent maximum in Islamabad and lahore... can you please elaborate practically any practical example???? Like which property in lahore is worth for example one crore... let's take an example of a small 5 marla house .... the rent is never never more than 45 thousands in Islamabad and never more than 35 thousands in lahore ... can you please calculate how much percent it becomes??? Because as far as my calculation is concerned it's never 10 percent
