      @@marcco6571 Interesting, I've owned/lived in many homes. I have first hand experience in several HOA communities in several states. I have had positive experiences in all of them. I also have lived in non-HOA communities in 3 states. My only bad experience is my current one in FL. It is the law that all HOA CC&R's are given to the potential buyer prior to closing, so there should be no surprises when one closes on a property in an HOA community. Minutes, meetings, and itemized budget should be available to all if that is a concern to some. I have never had the need, but I had no surprises with any of my HOA communities. Maybe I should play the lottery if my positive experiences are simply due to luck! 🤭

      @@tina8796 That in itself depicts a poorly managed/run HOA. CC&R's are in black and white for a reason. They are very clear and concise. If someone is not held up to the same standard, that simply means the CC&R's are not being enforced. I've never lived in an HOA community, where the CC&R's weren't enforced for all....regardless who you were.

    At sixty1 I could never live in such a community, rather live as I am now no hoa no karens/kens can have my grandkids over and stay if they want keep whatever pet I want.

    I now live in a 55+ Community and absolutely love it! I chose to own here because of the rules. With the beautiful homes, landscaping, etc., I highly recommend it. Great community!

    I have lived in an active 55+ community for the past year. My husband and I are still working and I LOVE IT!! So many activities here, I love swimming for fitness year round. Can't wait to retire to join in more clubs and activities. I couldn't happier. A great value for all we have here in Sun City, AZ.

    As a Canuck, this whole thing about your home being centered around an "HOA" is just bizzare. These kinds of "associations" are all but non-existant here. A freehold home is just that... YOUR Home.
    The thought of everything I do in my "castle" being dictacted to me by some self-annointed, self-righteous, busybody dictator whose first name is literally "KAREN" 9 times out of 10 is not a what I have worked for all of my life.

    The HUD rule about 80 percent being 55 applies to new construction. If you are 50+ and building new and the community has more than 80% over 55 they can sell you a home if they want, and they want. I did that. There are many problems in 55 up community. In my mind one of the biggest is rule changes. It does no good to read and accept rules because they change when ever they feel like it.

    55+ communities might not be a bad investment now, but there is a fear that prices will fall and some communities will go bust as baby boomers die. The most popular & best located properties should be fine.

    I'm a new owner, long time real estate investor of only waterfront SW Florida properties.we are boaters, wich caused my better half to wonder that I only looked at one property, that I paid retail, and wasn't on the water. We have a rental property less than 2 miles away, on the big water, we could keep our boat at. So only this property would work. I wanted more activities for us, than just swinging a hammer to keep me in shape. I couldn't build this home for what I paid for it. This brings me to "long way around the barn" point. Tough negotiating brought my final price of lot and house $80k lower than the original non negotiable price and was able to verify this by listening to my neighbors. So negotiate...3 " no's" may get you to your first "yes".....then the fun begins. Good luck and great podcast

    I'm 64, and just want some peace and quiet. I don't necessarily want to move into a 55+ community, but not wanting loud music, loud parties and loud car engines/exhaust systems seems an impossible wish in this age diverse neighborhood. I like property separation, but I don't want a property with a lot of acreage, as that translates into more lawn to mow and property taxes to pay. I don't know what to do at this point, so I stay put and have to put up with noise. Well earplugs are cheap.

    I have had first hand experience with 55+ communities in 3 different states (including FL). I have never been told or heard of any of these 5 lies. I have had positive experiences in all my communities. I do agree....one must read all of the guidelines, rules/regs, provided by the complex; however, the same would be true with renting, buying, leasing, any property whether it's 55+ or not! It's no different than anyone needing to read HOA CC&R's of any property they are considering living in. Ridiculous video.

    I'm allergic to sand. I'd love to know where the more affordable 55+ communities are that AREN'T in Florida or Arizona. The Carolinas are lovely, but their communities are pricey.

    I am 56 and love 55+ communities even though I don't live in one. I took care of my boyfriends aged mother in a 55+ plus community in Seal Beach ie "Leisure World". I personally love them. So safe, clean, pretty, serene. I looked forward to going over there. Neighbor's are more friendly than in the community I live in now, more caring and involved. I am just not ready to say goodbye to my place in a regular neighborhood. I like both for different reasons. The only thing I don't like is the restriction on number of pets and some of their rules can be too much but other than that I love them. I have a friend who lives in Laguna Woods, ie Leisure World in South OC. It's much newer and it's amazing. Very green, rolling hills, pristine amenities TONS of clubs. I couldn't believe it, all at a great price in pricey Orange County California. I am looking forward to life in an over 55+ community.

    We live in Sun City, Arizona . We love Sun City. There are rules in all housing communities called CC and Rs. We have CC and Rs but no HOA because we own a single family home in Sun City. Now, if you live in a condo or duplex you have an HOA costing those property owners 200 dollars a month. That includes up keep of all the common areas and it pays for a roof. All the properties here in Sun City look real nice. 500 dollars a year are paid by each homeowner for the reccenters. The reccenters have swimming pools, bowling alleys, fitness centers and restaurants.

    🖐I really enjoyed your video. My husband and I are currently shopping for a 55+ community in Tradition Port St Lucie. We feel overwhelmed. We worked very hard to save and will be relocating from South Jersey. We both worked for years in healthcare and is looking forward to a smooth transition. However our biggest concern is will there be any problems selling the property if we choose to and HOA fees. We are relatively very healthy and will be away from any family and planning on staying here for at least twenty five years however if we have to move to be near family as we get older, will we have a problem selling? So far this video have made me feel better. Thank you!

      Hi Kimberly! If you purchase in one of the "newer" style 55+ communities you should have no problem selling. And even in the older 55+ communities if your home is up to date on the interior selling is not a problem.     I couldnt ever live in Florida in the summer. I hate that intense heat. Florida is also sinking into the Atlantic. I have a good friend that bought in the Villages, she left within a year. She said while most people were nice, there were so many horrible overly republican louts yelling about politics and she did make money when she sold her house. Its getting too crowded and the traffic is bad.

      Many who purchase 55+ homes in FL are snowbirds due to summer heat. If you don't have another home to go to you are stuck there dealing with the heat and humidity. Not to mention, the effect of global warming that will make most of FL and a lot of the US south intolerable for most of the year. That wouldn't be as much of a concern for people already in their 70s or older, but if you are still in your 50s or early 60s you'd be foolish to buy a home in FL and expect to live there more than 10-15 years without having to move and take a big loss on the value of your property. A lot of loudmouth opinionated repubs would drive me nuts. Also, all that money you pay for HOA fees you will never see again, most 55+ communities charge $3000-$5000+ a year. You can find similar activities for older people in most communities (churches, meetup groups, etc), if that's what you are looking for, and not have to pay HOA fees, deal with their rules, and deal with obnoxious neighbors.

    Informative and well-organized presentation. I am interested in possible careers with 55+ communities. I am currently the lifestyle coordinator of a fairly large Independent and Assisted Living community in Reno. I'm finding that I do my best work with the highest functioning demographic of our census. I enjoy facilitating activities that are challenging/engaging for mind, body, spirit and social connection. I also want to address quality of life issues (e.g., fall prevention) while people are still able and willing to make positive changes. Examples that I know of include the Del Webb communities, Leisure World, and the Villages. I'm looking to relocate to Washington State in either Vancouver or Sequim. Do you have any recommendations? Thank you!

Not sure about the locations you are looking into, and I know I am reading your comment late - but if you are still interested in something new.....they are 2 companies you might be interested in checking out.

    If you don't like or want to be told what you can and cannot do DON'T live in a "Mother May I " 55 plus communities. The HOA"S want OBEDIENT residents who do what they are told and if you "buck' them it will go hard on you.

I got tired of millennials and their stereos a LONG time ago. My wife and I like apartment living and would want to look at those developments down there (especially a 55+ development). Oh well....

    Unfortunately these communities are becoming "Rental Communities" in many states. I have owned in a 55 plus for many years. My two properties have been rentals for many years. When my last tenant moved out after 6 years, I found out that there was no longer a % of homes allowed to be rentals. It's now a "free for all". In Ca Newsom has done away with communities rules on rentals. I don't think all states have done this but, make sure before you buy

    The average woman dies at 81 and men at 76. This woman is not old. I was an RN for almost 46 years and did Home Health in Walnut Creek, Ca. I went to a huge 55+ community. Most of the residents were not living “their best lives”. They were suffering. The 55 year olds were, but many of the 70-90 year olds were suffering and waiting to die.

I mean think about it.. you're saying that the newer communities are selling, but if it's such a great deal, WHY are those who are selling them LEAVING? Also.. and here is the kicker... I saw YOUR face at the bottom of the ad you just showed online with 1856 sq ft... so basically you are pumping up how great these properties are because you are SELLING them yourself, and you get a commission. Of course you want people to think it's a great deal!

      People do die or have to move to assisted living or a nursing home. Far as I know, the Fountain of Youth has yet to be found in Florida.

      @@catwrangla9027 We are talking about living owners of mobile homes who are still pretty young, and people who apparently bought their mobile home planning on retiring in it, suddenly deciding to sell it after living in it for 10-15 years. This happens a lot. My brother is in FL and this guy who bought a mobile home is now trying to get my brother to buy it off him. . He isn't dead. He isn't moving to a nursing home. Your sarcastic response is misplaced.

      @@catwrangla9027 true there is no fountain of youth anywhere but the lowest I know of is at the "Church of Perpetual Life"in Florida. I have been following this organization ever since I found out about it about 7 years ago and the founder Bill Faloon si ce the 1980s. I buy my calcium and magnesium chewables from Bill's Life Extension Foundation.

      Some communities will sell to you, but not all. These neighborhoods need to make absolutely sure that 80% of the residence are at least 55 years of age. So inquire if you have an interest in the community. Thanks for watching.

    Avoid common areas and getting involved! Been here a month and 70 year olds are not my thing. It's the only roof I could get with my disability. Feeling 40.

      Oh so you are DISABLED but cannot tolerate 70 year olds that are more healthy than you? I am 56, I have hung out at a retirement community and I enjoy them and have socialized with them. Many of them have interesting lives.

    I live in a 55 community and I find the people very annoying. All they talk about is dying depression disease, and they’re always butting into your personal business.

    Thank you for this helpful information. I have a situation and a question. My husband and I are planing to moving someday soon. We are considering a to buy on a 55+ community BUT we are raising our grandchilds, 2 and 6 years old (CRAZY I know). Could we allowed to buy on a senior community? I will appreciate your response.

      Hi Ivette, unfortunately, you cannot have children living with you in these communities. ( 19 is the minimum age for a child living with you)

      Our next-door neighbor who was literally "hiding" a child eventually had to sell
      and move someplace else! HOAs will be vicious enforcing rules.
      If they had the choice between a resident dying or giving in on one of their rules
      you know what would happen.
