We have 4 gas stations across california and working on a deal for another 2 and have sold 3 before this. If you have any questions fire away. Capitol to invest is a hard question to answer. You can get a gas station for about 500k to 1 million dollars, but these are low end gas stations. These run better when you work there yourself, but then you are just buying yourself a job. Typically you will need 12-25% down on the gas station with property for a bank loan. If its a business only then its typically 35-50%. The only experience bankers really look for is if you've worked at a C-store. You need excellent credit as well but thats a given. I would never lease a gas station. Nowadays gas station owners want only to sell the business and keep the land. So you will pay them rent/lease payments, but they typiccally structure this in a way where you are only making 5-10k a month maximum if you are working there or you run it with your family. Gas station owners also do this so if you cant make a payment or make a mistake with the calculation of how much you can make, they buy the business back at a heavy discount from you all while collecting past lease payments.

10k is still low i know electrician buddies making 250k to 300k in California as journey man and hvac journeyman as well and really work like 7 hrs a gas station to me better be making me at least 20k net a month.
