Hi Alan. Thank you for such interesting posts. The changes affect our choices and the one thing that has made a massive difference to making the MM2H an option for us are the golden handcuffs in the form that we would HAVE TO keep the property for 10 years ! Totally unacceptable and the only reason that we will not apply. Which is a massive disappointment for us. Hoping that this will change in the near future. Thank you for a great channel.
Indeed true for the 10 years lockdown. Should be 5 years I feel. But if u have plans to retire in a country n willing to foot Rm600k for a piece of certainty with a 5 years visa. I think still doable.
I had asked a MM2h agent. Visa requirements is 600k property, however state govt land rules requires foreigners to adhere to minimum buying price, most state is $1mil or more (johor is $1mil). So essentially it’s minimum $1mil for MM2H… GG… no lobang
SEZ is a place where it has to be agreed upon by Malaysia, Singapore and Federal government. The exact boundaries are not know but we know for sure that Iskandar Puteri is definitely inside this zone. So, there will not be any details until the 3 parties agree. Property has to be purchase from developer. How much. I also don't know. Wait for more announcement
Renting makes more sense. Why do we need Malaysia visa as next door Singaporeans? Just do passport run if long stay is preferred. Less risk. Less cost. More flexibility to enjoy different space. And get rid of unnecessary material possession. Do not get unguarded property in Malaysia. Squatter problem.
Agreed. But I think this scheme is for those that want to settle down there in the long term...some may have mobility issues. Say if u stay in Penang. Every few months come back chop passport also sian. Got house stay ok. What if rented out? Then how.
Passport run? Meaning stay at msia for 30 days allowed under visa-free privilege from sg passport then return to sg for one or few days, and repeat cycle, correct?
@@alanweeproperty Thanks for the confirmation. But if the msia customs officer notices us doing the passport run very often, will we get into trouble? The purpose of mm2h is they don't wish foreigners to do passport run and just rent property instead of buying, correct?
True. But this scheme level the playing fielding for foreigners n locals. The outlay is also lower at Rm600k. This is lower risk too. This scheme as said is for ppl that have money n plan to retire there. For them making money in property is not their priority. They want to own their own home.
if you stay outside singapore for more than 163 days in a year, you will be taxed the non-resident rate for all your income earned in singapore, include rental.
@@alanweeproperty I think u mis-understood @pongpong5108 qns, there is the (1A) resident and (1B) non-resident tax rate and there is the (2A) owner-occupied and (2B) investment property tax rate. They are 2 different tax categories.
Hi Allan, please clarify whether the concession of minimum property purchase (in the case of Silver category) of RM600K applies to only directly from Developer or does it include property purchase in the re-sale market?
Each state has its own minimum purchase price. Penang is RM500k for MM2H (2 units only), The others will be RM1m but for SEZ, there is minimum purchase price
Yes. That is only the relaxation of the criteria. The lobang is u can buy home like the locals. Don't need to pay RM1MIL for condos...that only the rich n famous buy.

Invest like a local. Should be pretty safe...
😂 all those people who invested from decades before still waiting for the proof.
Let's revisit this topic in 5-year's time and see if the policies are still valid.
Yes. 5 yrs mop is good enough. 10 is too long. At least allow ppl to upgrade twice within that 10 years.
I got my MM2H back in 2016. Is there any requirement that I should now comply with? Specifically the 90 days minimum stay?
I not sure. Pl check with the agent.
Any SEZ in penang?
How much property purchase requirements in all SEZ?
I think in JB only.
@@alanweeproperty how much minimum property requirements in SEZ in jb and is it only from developer?

@@alanweeproperty Does the property in SEZ also have to be kept for 10 years? Not really keen on Forest City mentioned in zone.

I agree, would be better to rent rather than get a property with exit issue, when old already got time to wait for buyer?

Move to Msia mm2h, yr rental in spore will be taxed at resident rate ?
Unless u leave it vacant. Else pay Non-owner-occupier residential tax rates.
