It’s a great one
The constant tourist crowds and local regular visitors from other parts of OC will make you crazy at times, especially in the summer. Your friends will not be too inclined to visit you in the summer unless you have a place for them to park on your property.

I live in laguna and I think the con will be it's def very expensive and the traffic starts in spring. The only down time will be around December to Feb when it's cold

I think it was a Tuesday morning so not as busy as usual.
800K for a condo for a condo on the water in Laguna Beach? Not sure I can believe that. On Crescent bay? I don't think so.
Traffic in the summer with tourist on PCH
It's very expensive. That's all you need to know.
Got to be insane to be wealthy and even consider to pay all those taxes.
