Great video. Make sure you get a quote from your insurance agent before you buy also because insurance is a nightmare in the mountains. You have to go through the fair plan and most cases and then add an additional liability policy separately.

OC is good for the beginning and end of life...LA is good for somewhere in between (20s). Certain areas in North OC (Cypress, La Palma, and Los Alamitos) may just be the best of both worlds.

The ones that hate it are broke or too poor to stay so they get bitter and angry and strike out at the state beause what else can they do except scream into the wilderness. It's 68 degrees here today in Laguna Beach in December.

High pollution, homelessness, high crime, the prevalence of the drug trade in SoCal, a cost of living crisis that more than cancels out any high paying jobs, traffic, overcrowding, the fact that the only two types of weather are hot and muggy or furnace, 1 in 3 people in California are certifiably insane, no good pizza in the entire state, proximity to Reno and Las Vegas, 500+ volcanoes, several of which are considered “high” or “very high” threats, lots of famous serial killers, etc. Yeah, California really is a Utopia.

Anyone who thinks that the 405 S is easily driven does NOT know the traffic flows. Evening Santa Monica to Marina del Rey (7 miles) is a 45 minute drive.

Great video. Born and raised in LA (Whittier) my whole life. I love Whittier. It has a good community, good restaurants, schools, and we have friendly hills. Also, we aren’t from OC entertainment like Knott’s Berry Farm or Disneyland. Also, nice meeting a person from England that’s living in LA. I have had the opportunity to visit Cornwall, England a couple of times and I love it.

Most expensive housing values in 30 years. Shame. Is this happening just in California, or in all the US ?

The research on this is pretty impressive, especially for a relatively obscure town like Whittier. Its pretty spot on. I think Uptown Whittier has a lot of potential - I bought in east Whittier which is great, but in retrospect wish I had bought near Uptown. As the region densifies and gets more traffic, a walkable area will be in demand. Uptown has a lot of the 1920s, 1930s homes and older and feels a little like Highland Park with character and some history. The rest of the area is more generic postwar California suburbia but with large lots and well maintained neighborhoods. The plus side for that postwar tract housing js that I think they have nice interior layouts, even if the exteriors are a little boring. But Ive been seeing really nice renovations. Theres some beautiful treelined neighborhoods around the city. For buyers, Id make sure they distinguish between the City of Whittier and unincorporated communities like South Whittier and West Whittier. The unincorporated areas can be louder and less developed whereas the city for the most part is peaceful and well taken care of. Aside from Uptown, the area around Michigan Park is very nice. East of Colima Rd has lots of great neighborhoods, north of Whittier Blvd tends to be wealthier (Friendly Hills). South of Whittier Blvd and north of Lambert is really coming up with younger homebuyers buying from Baby Boomers. The downside like mentioned is the lack of freeways. Commutes are rough if youre going to other LA areas. But for the prices and community itself, the place is an amazing deal for teleworkers or hybrid workers. Still between LA and OC so not too bad for weekends when traffic is low. Very family friendly, and I partially moved for the decent public schools which I struggled to find in LAUSD areas. La Serna High School is very good, I’ve also heard good things about La Habra High for eastern Whittier. So in a nutshell, quiet family friendly area, a bit of a chore to get in and out of, but also insulated from a lot of the problems around LA County. Good bang for the buck.

you can hardly buy any home in Orange County for a million dollars and all new builds, which are going up everywhere between Irvine and Lake Forest, but are more than two million dollars. Irvine is very safe, but Anaheim, Santa Ana are much less safe. Also, the lots for all the homes currently being built are just big enough for a outside eating table and grill, but nothing else. The commute from north Orange to LA is 1.5-2hrs each way. I did it from Anaheim Hills to LAX for years and spent 3-4hrs a day. Mission Viejo is a great area. Yorba Linda is great too.

Having lived in the South Bay for many decades! It is paradise! The only barrier is the enormous cost for housing! Everyone has to be extremely wealthy to do well there! Too bad for those of us who are not wealthy! It’s easy for you because you are a real estate agent, and you clearly profit handsomely from all this affluence!
