    It all works great to get 5 star reviews. My place appeals more to the stoner crowd and is an older construction home. I worked around the best I can, by adding watterfalls and cool laser lights outside. I genereally get 5 star reviews. The problem is when a hotel type, usually a woman in mid 60. s bookds. I generally get a crappy review. from her or that type of traveler. Any ideas how to not get that type of clientele.? I am clear that the guest must show the pictures of my listing to their guests. Not many guests get back to me and let me know that they have done ; that.. At a 4.6. I would really like to rid myself of that type of guest as their expectations are way too high. They don't seem to really look at the pictues and do look at my super low price.

    Hello. wouldnt it be more advisable to undercut the local hotels in your area to get more bookings? Im a new subscriber. Great content.

      Great question and welcome to my channel! Competing against hotel pricing definitely makes sense, especially in the first few months because you’re catering to smaller groups that book more last minute. Our Airbnb hosts 8 people so now our nightly rate can sometimes be more expensive than an individual hotel room (for 2 people) but even in our high demand months we’re always a better value than what it would cost 8 people to get hotel rooms at a comparable type of place.     I like the card in the welcome basket idea, haven’t heard that before. If you get an inquiry while you’re sleeping do you have an automatic message that goes to guest?

      Really great question! We don’t automate the first message to the guest because a majority of the time they have some kind of question. It felt clunky to us to have the first interaction be automated. Airbnb gives you 24 to respond to the inquiry before it counts against you. We answer right away during the day so it averages out on our profile saying we respond within the hour. Great question and thanks for watching 😀

    Could you explain the difference between a stay and a night for superhost criteria?

      Good question! A “stay” is the same as a reservation or a trip. You have to host at least 10 reservations to qualify. There’s no minimum for how many nights have to be in each reservation. For instance one reservation might be two nights and another guest might book for 4 nights. You still need 10 total reservations in total. If your property is focused on medium term rentals you only need 3 reservations/stays that add up to 100 nights. This either/or rule just helps short term and medium term hosts get to superhost status. Hope that helps! Please don’t hesitate to reach out with any other questions 😀

      Great question! It really depends on the market and the type of group you’re going after. I would recommend going into Airdna to look at the market and the average group size. In some markets you may get larger groups and a bigger house is a better option. In other markets it’s more couples and small families so you may only need a 2 bedroom.
