Review the house without the developer touring it alongside you. If you are to find shoddy work for example, your objectivity to call it out is lost. If its marketing the contractors work, its better done in other ways.

No, you see with the developer on scene Kihara won't be able to critique the project objectively. The developer is there to sing praises to his project and it becomes more of marketing. Let the developers allow Kihara do his work which he does excellently.
For me, KSh 11.9m for 313 sqm is real costing and value for money. For the Architecture the land use (with the gradient) would be better if there was like a basement floor, make it a store and garage, that would level the gound floor and give better rear door access to the compound. Bathrooms look squeezed. Utility areas? 750k for solar vs 900 for grid yet years to cime solar will need replacement how rational is that? Flat roofs, i'm indiffrent. Good work sir.
I saw that too especiallly when he said 900k for Electricity and 700k for solar a difference of only 200k, i mean come on even if its off-grid that was a bad advice to the client , teaming up with neighbours would have brought cost down and have something substainable i can imagine the hassle of not having enough power to power the whole house after spending over 12M .....aaaah

The kitchen is small because of the island.... the pantry is poorly done and too simple. The kids bedroom sizes are ok, I like the wardrobes. The bathrooms are small why?😢 The curve😅. The master bedroom closet is nice and large. I love your videos
a prime example where form is considered more than functionality. 1. staircase to the entry, if you are disabled or old, good luck getting in the house 2.dining balcony? it makes no sense 3 . if all bathrooms look like the one in bedroom 3 then thats a waste of space, water will get on the WC and the towel rack is infront of the shower? (if the space was managed well with proper design of functional spaces 1/2 an acre is large ) also walking to a sink in the room isnt functional, there will be a mouldy room and air quality will not be good 4.the walk in closet didnt give a sense of master bedroom 5. why build a gutter below the solar panels? all this are positive reveiws and honest , remember the basics of architecture Function over Form.
