But the wife is against buying and renovating it. Thinks it is haunted. One creepy baby photo on wall with eyes that follow you or a floating teacup and she gets all stressed out! 🤣

The electric in the house needs updating. It is an old system, no dought, and is running below standard, 60hz. Your camera is just picking that up. Love this house. That flooring, and all the rest, shows true old world craftsmanship. 😊
Nope. I’m an idiot and shot the video on slow mo for a few rounds. I can speed it back up and it is Ok but it strobes a bit. It was all on me. That’s why some of the video was goofy. Otherwise it all would have been.

I would say for the style and how well maintained it is. In my country (Denmark) around 1.3 mill. Euro. So 1.5 mill. dollars. There does seem to be problems with the electricity though. I would really look into that before buying. My question is. Could it be possible to dig a well near the house. As to make it more affordable to water ones' lawn and plants and what not. Great video!
The lighting was a filming issue. 100% sure. I didn’t notice anything until I reviewed the footage after I had left. You know when you take a video of a computer screen and it looks like that, jumping around when the screen is normal. And it’s only in some of the footage. You can dig a well. Not sure if the cost but water table isn’t that deep. Thanks for watching and the lighting thing won’t happen again!!😅

If you could even find quality like this, the average 5kSF home in Ponte Vedra Beach would be about $2M-$3M, but if on the ocean, closer to $7M-9M and I promise it's without a floating marble staircase. Taxes would be "locked " at just over 1% of the purchase, so let's say you found a home like this on the ICW (our version of the river here) for about $4.5M, you get to pay $45k a year in taxes forever. West of Florence 45 mins. East of sea and Pisa about 45 mins. Northern Tuscany Property taxes here on a yearly basis are very low. They are based on a CADASTRAL value (appraised) that is usually a small percentage of the actual value of the house and they seem to never change them. I just bought an apartment for €350,000 and the yearly property tax is €520. Cold in winter but not brutal. Occasional snow. Four seasons.
If it’s the first time you buy a property in Italy and you’re a foreign resident or citizen there’s a 2% transfer tax. If you are not a resident with a visa or citizen it is 9%. That’s based on the cadastral or appraise value not the purchase price. That a appraised value is usually a small percentage of the actual purchase price. Going forward property tax is less than one percent of the appraised value, I’m guessing on this house it would be around $1000 a year for property tax. Valerio could tell you for sure. Remember that in Italy the buyer is responsible for paying a commission to the buyers agent. I highly recommend using one, it’s more than just the sale, a good agent will help you afterwards with many things like utilities or services.
I am only educated guessing but about €1000/year. Initial transfer tax about €3-10,000 depending on a few factors like your resident status and how many other properties you own in Italy.

Property tax in Italy is a fraction of what we pay here in the states. We were paying $6k a year for a one-bedroom apartment in a NYC suburb 15 years ago.
