Guess what... It floods here also. If you want very little chance of flooding, a nice desert spot might be good for you lol !!

All the buildings are a liability, but seller is scoring them as an asset. It’s in a FEMA AE but it never flooded as the last two storms passed over, one storm was nearly a direct hit.
You would have to be able to sell it for it to be a 2,000% return. Try selling it now. High prices are the cure for high prices. What's happening is, the currency is collapsing against assets. The dollar is toast. It's worthless.
The most important thing is most of the big property that have a great price are mostly wetlands and it’s hard to get a variance to build. The second thing is Florida Man, who will most likely be your neighbor.
Sell, and find someplace else to pay taxes. If you suddenly lose your income, how long would you last on your property? That's the problem. The risks outweigh any possibility of benefit.

No new house, unless spend lots of money to go way beyond code, will withstand the storms that house did. New home builds are junk.

This is a problem - you can dispute your tax bill if you can prove their assessment is wrong.
