Touring the Most Affordable Estates in the City of Abuja for Less than ₦60 Million

- We recently toured some of the most affordable estates in Abuja. We’ve had a couple of clients reach out to us to say they want to buy a home in Abuja, but they don’t have upto N100million+ and they’re not interested in apartments. We therefore took it upon ourselves to find the most affordable and standard homes for sale.
We went to 3 affordable estates namely:
1. Promenade Estate located in Lokogoma. In this estate, they had 4 bedroom semidetached properties for sale and they’re going for N60million.
2. Belham Estate located in Karsana, Gwarinpa Extension. In this estate, you have various types of properties from apartments, to semidetached, down to terraces. The terraces are going for N45million.
3. Brains & Hammers City Estate is located in Lifecamp. In this estate we have various types of properties from apartments, to terraces to fully detached properties. The terraces are going for N60million.

As someone that stay in brains and hammers i can tell you the finishing and dpc work is very bad pretty much all the houses has the same issue. plumbing too water, and light issues some days you have settle for ratios of electricity especially when they on generator. also you have to buy generator token apart from the charges for diseal. just now if you leave there just budget atleast 300k monthly on bills for the estate then come and pay service charge. they ill use small small charges to finish people thats the trick they use on people. also during raining season just know you will have to do renovation after.

Thanks for sharing your experience. I found it very useful. Do they allow Solar panels? What if one doesnt want to use their generator . Also how much is the yearly service charge
WOW!! So which of the three estates would you recommend?
you can put solar panel opt out for generator, but that generator and diseal you will lhave to pay and its not part of the yearly charges. (also you will have buy generator token when they on it just like aedc token ) so when ever the price of diseal goes up they will send message that you will also increase their own. as for service charge it depend on the type of house you are in 2 bed,3,4, but the least you will pay 250k to 600k (depend on how many rooms and type)@@olatunde690

If i own a piece or this place my lawn will be the greenest and most liscious. I will get some grass feeds and a lawn mower as well.

Amazing!!! I absolutely love this video because we are given 3 affordable options at the same time. Now the challenge is picking the best option that works for me and my lifestyle.
I love to go jogging everyday so I would like an estate that Provides a safe environment for me to get in my daily physical activities. Aso having 24 hours power is preferable to me as well. But making a choice is going to be quite a task. But I think we can narrow it down with SWOT analysis. You don put us for work! Thanks again for a great content!
