Going back to 2008, we pretty much lost everything, we took what we had left manage to buy two acres and a used fifth-wheel camper and had it pulled onto the property. Thinking with my military retirement pay we should have been okay, 30 days later the sheriff came out and told us there is no over-night camping on your private land you have to get permits, we were in the middle of the desert with nobody around. Went to the government and they wanted 13,000 dollars in permits! We had just blown everything to keep from living under a bridge. Luckily there was a campground that we were able to move to. @@alanreed647 Oh. we made a comeback with the help of family back then, we are closing on a 1300 square foot home on 5+ acres for $80,000 surrounded by woods nearest neighbor is 1/2 a mile away, and it will be bought and paid for in full, with the selling of our current home which we have sold the new buyers are allowing us time to move due to the changing of weather up here. We couldn't have had a better deal than this. I am still a soldier at heart and that there is no obstacle that I can't overcome, even more when you have family behind your back.
The government wants everyone to have nothing and be happy. The government shouldn’t be telling anyone away from the city what they can do on their own property. This is sooo messed up.
There is a reason certain people keep pushing to make homelessness illegal. Those same people advocate for debtors prisons. I think this is part of a larger push to create a cheap labor pool.
If you own property you have to pay taxes every year. I don't want to buy a home and pay property taxes every year. I am happy with renting and moving to anywhere when I want to.

Yes, there are areas but those areas exist in every state of the union. Congrats in living in PR. Had many a great vacation there.
We have owned our house for over 50 years, but we can't have chickens. California is very hard to do anything. But since our grandchildren are here we won't be relocating. I'm a canning adict, so we won't starve. But even buying met to can is crazy now a days. We just trust in the Lord to take care of us. Blessings 😊

It’s all designed this way, the government, yours and mine here in Canada do not want its citizens spreading out and becoming self sufficient. It’s easier to control population/people if we are in cities. As a North American Indian we are one of the last groups of people to have the ability to live off and work the land and I feel bad for any human who is being pushed out and off the land. It’s a bummer because it’s hard enough trying to live off the land alone never mind having municipalities and their governments making it harder. 🖖 even our own people are trying to municipalitize the hell out off us. I felt lucky to find a small 2 bedroom on 6.5 acres for 125,000 in 2014. Two of the houses adjoining my land just sold for over 325,000. Now the tax assessor is out poking around. Not good.
You can't live in an RV on land you purchased, while you build your permanent home on said land, yet, it's perfectly fine, to live in a tent, on the streets of Downtown LA
As a resident of Northern California, I have noticed, and we have had personel experience with people no longer being able to live in an RV on your own land while you build. That used to be the normal. It had to change since the mass amounts of homeless people have taken their RV’s to unoccupied land and claim they bought it and will be building. They haven’t and just destroyed the local area. We had a small group do that just down the road from our mountain property. We were renovating our house up in the foothills, and this guy just moved in on unoccupied land. He damed the creek, flooding others properties, started fires in a high fire area, left trash everywhere. It took over 6 months to remove them.
We were kicked off our property back in 2008 and we had the deed. We had almost lost everything and had just enough to buy the land outright and a used fifth wheel moved to the property, we were in southern California in the middle of the desert.
@ Change the regulations, and us normal people can build whatever we want, live in whatever works well for us, and the rich people usually no longer find it an appealing place to purchase real estate because the county regulatory cartel isn’t controlling the price of real estate anymore. I live in one of the rural counties where the rich want to live, they’re buying up everything and the county commissioners are happy to oblige and roll out the regulatory red carpet for them. I’ve watched it in real time in my current regulated county and I’ve lived in a free county in the past. Both have gone up in price to be sure, but one of them it’s still possible to build with your own two hands, in my current county, they make it almost impossible for the “regular” person.
We got out of the cities and suburbs in 2015. Have 20 acres in Northern WA state. The Red part. We are off grid and surrounded by 2.4M acres of Natl. And state forest. We get left alone. We are at 3K feet. Soil is good to fair. Fruit trees grow well. Crops not so much. Plus fencing is an investment sine we have a LOT of wildlife. Well, Septic, Solar. You can find some decent deals it just may not right next to your family.
That's a really great setup and I'm glad to hear that you made the move a while back! We've looked at Northern WA/Idaho border quite a bit and have found a lot of good properties on acreage. We were going to visit earlier this year, but did not get around to it. We're still contemplating where to go if we leave Texas...

For the most part the Poor don't buy homes, but this is a middle class thing. There has been a war against the middle class and seems to have reach its peak under the current Administration Not to leave out the poor there is a current Rent crisis. Rents have been spiraling out of control since the pandemic for the poor folk.
It's one set of rules for the rich and a different set of rules for the poor. Right now I'm living in Grenada and I'm experiencing a situation where dogs have far more rights than me. This statement that says "you will own nothing and be happy" only applies to specific individuals. For example, among the poor, people like me can't live life as normal. But theres significant poor people who can own things and elevate their life. So not all poor people will be denied their rights to live and be happy. This is a mind game. 😎💯💪🏾👍🏾

Not to be negative... but the way the greed is in the world, I doubt the prices will go down. Look at the auto industry, for example. The vehicles doubled in price due to supply chain issues resulting from the covid outbreak. Now that we have passed that season, have they dropped the prices on the vehicles? Nope. The dollar is all too important. Same with food prices. After covid, did they reduce the food costs, nope. Just recently, when the dock workers threatened to strike, toilet paper prices increased by 4-5.00 per bulk pkgs at Sam's Club. Even though most TP is made in the US and wouldn't be impacted by dock strikes, the price still increased and it hasn't gone down yet. It's 100% greed, pure and simple. Until Jesus comes for His church, I don't think things will get better, in fact, they will get much worse.

Opportunities are in New Mexico for those who would like to live off grid. The goal is SUSTAINABILITY, so think rain water catchment, active/ passive solar and biogas septic/ waste removal. Buying a lot and improving overtime so we have a debt free/ off grid place for retirement. The Ozarks of Missouri and East Oklahoma "was" the place, but with Nestle and the hydroelectric power plant its not the opportunity it once was.
I live in MO ozarks and have a few different rural land properties in different parts of the state (SW and South central) and one on the border of MO and AR. We have alot of homestead friendly laws in the state that make it pretty good overall, but it can be a little bit hit and miss. One county can be great and the one next to it can be completely different. One thing that can be hard in very rural areas far a way from any decent size town is finding builders and such. I have no idea of the Nestle and hydroelectric plant you are referring to. I'm not aware of anything but there have been some rather nefarious bills in our state legislature in the past few years that are not good at all. Fortunately they have not passed (all in relationship to water, rights huge cobalt mines in the SE part of the state and we are sitting on some large lithium deposits)
You make multiple great points. People rush to get out of the cities and buy land. This is always a good solution. However, as you point out, when you buy land, you need to ask about and understand the local, county, and state laws, regulations and codes. It would be terrible to purchase 20 acres thinking you’re going to get 10 beef cows, a couple of dairy cows, 20 chickens, 20 turkeys, blah blah, only to find out that there are regulations to how many acres you must have per cow. Or that you can only have one chicken coop. Or that you can only have 1 building per however many acres. Let me say that these laws, ordinances, and regulations are BS! This is why people are moving out of the cities! But to purchase land with all kinds of future goals and dreams only to be snuffed out by red tape, is horrible. Make sure you look into these things before buying. There are still states that pretty much let you do whatever you please with your land. You can build whatever you want. You can have whatever animals you want. Etc. Mind you that your animals need to be taken care of properly. They need plenty of food, water etc. Or you will be called in to the humane society. And rightly so. You don’t just get animals to abuse them. They need treated with the respect and dignity they deserve. They are providing an abundance of food, and should be cared for as such. In California you can buy a house if you bought over 10-15 years ago. I got my Big Bear cabin when the price was relatively low 4-years ago. I could cash out and buy a mansion in Granbury!
This country needs to deregulate. It is difficult for young people wanting land. No planning or zoning where I live, septic needs to be approved. Great video. People need to come together and work together, probably won’t happen though lol.
A recent Supreme Court ruling Sheetz vs Eldorado county California is going to have huge impact on the cost of permits.The SCOTUS ruled that the county was imposing unfair permitting costs on Mr.Sheetz .The county lost and this ruling will have effect on every county in the country.As a California building contractor who has built over 100 custom homes in rural areas in California I am very happy to see this and can’t wait to lay it on the county building official for my next job!They are trying to keep this quiet so they can continue to charge exorbitant fees so spread the word about the ruling.Eldorado county was trying to charge him something like $30,000 for the permit to put a manufactured home on his property!
Availability of water is HUGE as well, particularly in the southwest. I’ve seen a lot of people buy their “dream property” only to live the nightmare of hauling water or learning that they don’t own enough acres to drill a well (40 acre minimum here).
This is so bad to hear. I live in the city so I'm about as restricted as it gets. Thankfully, we do have a CostCo and a local farmer's market that helps keeps cost down (while both the state and city tax us death).
I live in Northern NY. We don’t have any of those issues. We have gardens, RVs, boats, tiny homes (both on and off grid), rents are affordable (except where there is a greedy landlord). Now if you want to live in a gated community, then an HOA is going to tell you what you can and can’t do but that isn’t the government. It is the organization that you agree to abide by when you buy the property. Sadly, I do not believe that things will get better.Prices will continue to go up due to greed- corporations are greedy but individuals are more greedy. Interest rates have already been coming down for the past few months.
I live in northern NM, along the CO border. I have been looking at land, but found if I cross into CO, so many larger properties are designated agricultural, making property taxes under $100 a year. It's very attractive right now!
Tariffs will raise prices on everything they are placed on. Just remember that. It will be on top of the corporations upcharge. Don't reply "the other countries pay" -- use google.
And even stuff made in America will be affected. The oil needed to make plastics is ONLY found in Asia and Russia. Our oil isn't the right kind. So all the PVC, fiberglass, vinyl the company I work for uses will be going up. They already get all their metal from an American foundry but the raw ores they use are from overseas, so metal will go up but also the demand will go up because the American companies will be cheaper than the imported finished products. If he actually tried to do the tarrifs we will be in a recession in a year. In 1890 when they did this is caused a recession in 3 months that lasted 5 years.
Wife and I bought our house last year in September. Our mortgage rate is 7% I believe. The Privately Owned Federal Reserve Bank has painted itself into a corner. It cannot raise interest rates because the government cannot afford to pay the interest on the National Debt. Without raising interest rates inflation is going to go way up just because of how many Federal Reserve Bank Notes (US dollars) are coming back here because countries are buying and selling oil in different currencies.
I am a Christmas tree farmer in SE PA in Philly suburbs. If sewers are not available one has to pass a soil percolation test to install a septic system to build a home.

I am sorry you are having difficulty buying property. ❤️☕❤️ The feds dropped interest rates another 1/4 percent. Interest rates are very, very low right now. I bought my 1-bedroom condo at 11-1/2% interest in 1985, but in 1980, average inflation was closer to 16% and I was experiencing closer to 30% annual inflation for petroleum based products like carpet. And before our time, post WWII consumers had to use ration books to buy things like sugar and shoes, and they had to live in old army barracks until more housing could be built to house returning vets who were marrying and about to produce a baby-boom. By comparison, we're experiencing a different type of housing shortage due to 44% of all 2023 single family house sales being purchased by private equity firms (usually one of four gigantic firms) that stop maintaining the properties and force renters to live in houses that do not meet code. Then they sell the dilapidated properties for a profit. If you're having bad luck buying desirable properties and you're looking to be self-sustainable, traditional advice would have directed you to look around towns that have lost industries and have more open units on the market. This is no longer true. Even in spite of the downfall of coal mining in West Virginia (they sell a lot of coal to China but that may change), unoccupied homes in run down areas have been snapped up by investors who are willing to just sit on the properties and allow the properties to increase in value as housing market pressures increase. Those companies can afford to take such risks but most consumers cannot. And I feel afraid for the people who lost their homes to mud slides and floods of Hurricane Helene as they have to fight off speculators and scammers who want their land. Even farmland is being targeted by corporate speculators. Bill Gates has been buying farmland for years. There's another tech billionaire trying to buy up the southeast quadrant of Idaho so he can build his own city with fewer regulations. Say what you want about regulations, but the residents of Idaho and shared watersheds are in for huge legal battles over water rights. And Idaho farmers have worked very hard at water conservation using dry farming methods. I hate to see anyone pressured off their land. The easy answer is to increase housing supply, but it's not an easy solution. The question to build or buy is tricky as building products fluctuate in price. And I don't have a grasp of which products are imported and would go up in price as tariffs are charged to importers. Over 50% of plywood is imported to the US from Canada, Mexico, Brazil, China, Indonesia and Vietnam. Labor costs could go up if undocumented immigrants are immediately deported. A 2021 Pew Research study estimated that 23% of construction laborers and 15% of all construction workers (including skilled workers and small business owners) are undocumented immigrants. Those numbers would be higher if you include documented immigrants who have not yet qualified for citizenship. If you have plumbing, electrical, heavy machinery skills, equipment, licenses and insurances you could not only build your own house but you could make good money hiring yourself out. Permits, zoning and tax strategies are all part of a builder's reality. I don't know if you can regulate or restrict away speculative venture capitalists from buying single family housing within a community. Can you assign punitive taxes to owners of more than two or three properties to remove incentives for speculators? I only own a little 1 bedroom condo and I get about three calls per month from companies wanting to buy my unit. I can't imagine what it's like for someone who owns a bit of land. Of the RUclips channels I watch, I admire the couple at "Simple Living Alaska.". They started out small years ago, upgraded to larger pieces of land and have compounded their experiences and skills, learning new systems, skills, equipment and just experiences. Alaska seems to be particularly well suited to advantage residents with generous hunting and fishing license limits. Living off grid and dealing with wild life, a short growing season and extreme weather challenges is not for everyone. Some would find the challenges annoying to insurmountable. Others would find the challenges fun to invigorating. Where can you go? That depends on the lifestyle you want and the work you're interested in taking on. We're heading into a period of rapid change that could reveal opportunities or hardships depending on your expectations and your willingness to be flexible with your strategies. Yeah, the problem in housing is that corporations (private equity firms) are buying up property and not renting to certain groups or having the rents so high no one can afford them. That's what needs to be curtailed. Single family homes should only be available for purchase by individuals and be a family owned occupied scenario.
Well, granted it has been sometime since I did my house but even when I did it, it still was not easy. However I still think my way works for those of us that are income limited. The location, location, location is still in play, it is just my definition of location is very different from most. I live in a poor county in South Carolina, we are right next to a rich county. That is Greenville County, want to build there, bring a truck bed full of cash. In Laurens county where I live, we still have a certain amount of BS, but nothing like what it would be a mile away from me. So rule one, poor county in a reasonable state, that means no California, no Colorado, not in any blue state, nowhere near a large city. Find something like that with one acre plus, something that a well is a certainty and the property perks. The property cannot be land locked, you must have public access or a written right of way that is in the title. While being off grid is ok, still far better to have access to the grid, as well as fiber or at least dsl, though satellite is possible almost anywhere. We paid too much for ours when we bought it and that was many years ago but it included clearing, a drive way, a well and a septic system. It was also owner financed, all I had to do was sign and make payments. We had it mostly paid off before we tried to live on it. I bought an old office double wide that cost me 5000, which the dealer let me make payments on and it included delivery and setup. Took me a couple of years to get that paid for. But after delivery, I striped the old office building down to the studies, replaced everything over time, not perfect but it is nice enough. But as far as the government is concerned it is still a 1980 double wide with almost no value. My land taxes are 90 dollars and the mobile home which is stronger and better than most stick built house is about a hundred. A mile away it would be at least ten times that much if not more. Once I had the electric approved by hiring a licensed contractor who was the only licensed contractor I did hire and the county approved the electric and the underpinning, I was golden. I do whatever I want whenever I want. I use to be a licensed electrical contractor myself, I could have done it but it would have been a fight so the guy was worth the couple of hundred he cost me, with me providing all the materials. There are ways but they require thinking outside the box, time and effort plus money. Of course the money is effected by how much you do yourself and how long you take to do it. I think from start to finish, it took me about 3 years to get moved in and have the place paid for. Of course that was helped by the fact we had a couple of large influxes of income, other wise I would have been paying on it after I finished. Still bought and paid for with only the obligation of a couple of hundred a year to the local government. As well as an electric bill, a cell phone bill and internet which is more than I would have to pay to get by as I wanted the biggest pipe I could get. Dont think in terms of it being too hard, it is hard but nothing is too hard if you are willing to work hard enough. Do it while you are young, life gets much tougher as you leave your forties.

To me the freedom,or should i say the basic God given human right starts with our shelter and home, if and when it becomes so difficult to secure your own home,like up in the U. S. the society has lost its most basic utility.what choices do people have now?( especially younger people). 1) continue to be at the whim of all the authorities ( building and planning departments, city hall ect. 2) live and share home with family members( like developing countries do). 3 go homeless and live in your van or R.V. 4) move to a more considerate and benevolent country that cares a little more about its citizens. Tuff situations require Tuff choices. When i reached 45 years old i realized the U.S. was no longer a country that gave a shit about me or other working people. I moved to a developing country in the Caribbean and built my own home ocean front, 100 dollars for permission, no yearly taxes , no , insurance either. take care and do whats best for you.

It can be ridiculous looking for land. Even in my rural area. What happens around here is developers buy a big piece of land from a rancher and then subdivide it into 5 acre lots, complete with tons of covenants. I looked at one where you couldn't have chickens. Or more than one dog. On 5 acres. Just as a side though the restrictions on cattle per acre can vary county by county. Its because the land cant support more than one cow per acre. Or 2 acres. Also I bought my place 10 years ago using a rural development loan. Or USDA loan. The interest rate tends to be lower. There are restrictions on what areas qualify. Generally you have to live outside of a large urban area.
I live in the Black Hills area so that scews everything. Land can be cheaper in western Nebraska or eastern SD. I think Missouri and Arkansas have cheaper land.
Inflation has come down to 2.4% from a high of 9% that's why the federal reserve just cut interest rates. Our economy is the envy of the world right now. Each state has regulations. These rules differ state by state; not a federal situation. Corporations are buying up all the land. 😢

I was going to buy a home and was approved and all was good, but the monthly cost was 2.5x more than what I pay in my monthly mortgage for my townhome. With Trump taking office I took a hard pass on it. I know what to expect. And if Trump does what he wants to do then we will all suffer a lot more than you think. Don’t believe me? I just know that the inflation numbers are down and we came out of it better than any other nation and that we had a soft landing. Because we were in the tank 2020 and a slow improvement over the last near 4 years. And yes it takes some time it didn’t happen overnight. Just watch how the numbers work in 2025.

Going back to 2008, we pretty much lost everything, we took what we had left manage to buy two acres and a used fifth-wheel camper and had it pulled onto the property. Thinking with my military retirement pay we should have been okay, 30 days later the sheriff came out and told us there is no over-night camping on your private land you have to get permits, we were in the middle of the desert with nobody around. Went to the government and they wanted 13,000 dollars in permits! We had just blown everything to keep from living under a bridge. Luckily there was a campground that we were able to move to. An American Veteran kicked of His Property!

@@alanreed647 Oh. we made a comeback with the help of family back then, we are closing on a 1300 square foot home on 5+ acres for $80,000 surrounded by woods nearest neighbor is 1/2 a mile away, and it will be bought and paid for in full, with the selling of our current home which we have sold the new buyers are allowing us time to move due to the changing of weather up here. We couldn't have had a better deal than this.
I am still a soldier at heart and that there is no obstacle that I can't overcome, even more when you have family behind your back.

It’s easier to control population/people if we are in cities. As a North American Indian we are one of the last groups of people to have the ability to live off and work the land and I feel bad for any human who is being pushed out and off the land. It’s a bummer because it’s hard enough trying to live off the land alone never mind having municipalities and their governments making it harder. 🖖 even our own people are trying to municipalitize the hell out off us. I felt lucky to find a small 2 bedroom on 6.5 acres for 125,000 in 2014. Two of the houses adjoining my land just sold for over 325,000. Now the tax assessor is out poking around. Not good.

You can't live in an RV on land you purchased, while you build your permanent home on said land, yet, it's perfectly fine, to live in a tent, on the streets of Downtown LA
As a resident of Northern California, I have noticed, and we have had personel experience with people no longer being able to live in an RV on your own land while you build. That used to be the normal. It had to change since the mass amounts of homeless people have taken their RV’s to unoccupied land and claim they bought it and will be building. They haven’t and just destroyed the local area. We had a small group do that just down the road from our mountain property. We were renovating our house up in the foothills, and this guy just moved in on unoccupied land. He damed the creek, flooding others properties, started fires in a high fire area, left trash everywhere. It took over 6 months to remove them.
We were kicked off our property back in 2008 and we had the deed. We had almost lost everything and had just enough to buy the land outright and a used fifth wheel moved to the property, we were in southern California in the middle of the desert.

@ Change the regulations, and us normal people can build whatever we want, live in whatever works well for us, and the rich people usually no longer find it an appealing place to purchase real estate because the county regulatory cartel isn’t controlling the price of real estate anymore. I live in one of the rural counties where the rich want to live, they’re buying up everything and the county commissioners are happy to oblige and roll out the regulatory red carpet for them. I’ve watched it in real time in my current regulated county and I’ve lived in a free county in the past. Both have gone up in price to be sure, but one of them it’s still possible to build with your own two hands, in my current county, they make it almost impossible for the “regular” person.
We got out of the cities and suburbs in 2015. Have 20 acres in Northern WA state. The Red part. We are off grid and surrounded by 2.4M acres of Natl. And state forest.
We get left alone. We are at 3K feet. Soil is good to fair. Fruit trees grow well. Crops not so much. Plus fencing is an investment sine we have a LOT of wildlife.
Well, Septic, Solar. You can find some decent deals it just may not right next to your family.

That's a really great setup and I'm glad to hear that you made the move a while back! We've looked at Northern WA/Idaho border quite a bit and have found a lot of good properties on acreage. We were going to visit earlier this year, but did not get around to it. We're still contemplating where to go if we leave Texas...

It's one set of rules for the rich and a different set of rules for the poor. Right now I'm living in Grenada and I'm experiencing a situation where dogs have far more rights than me. This statement that says "you will own nothing and be happy" only applies to specific individuals. For example, among the poor, people like me can't live life as normal. But theres significant poor people who can own things and elevate their life. So not all poor people will be denied their rights to live and be happy. This is a mind game. 😎💯💪🏾👍🏾

Not to be negative... but the way the greed is in the world, I doubt the prices will go down. Look at the auto industry, for example. The vehicles doubled in price due to supply chain issues resulting from the covid outbreak. Now that we have passed that season, have they dropped the prices on the vehicles? Nope. The dollar is all too important. Same with food prices. After covid, did they reduce the food costs, nope. Just recently, when the dock workers threatened to strike, toilet paper prices increased by 4-5.00 per bulk pkgs at Sam's Club. Even though most TP is made in the US and wouldn't be impacted by dock strikes, the price still increased and it hasn't gone down yet. It's 100% greed, pure and simple. Until Jesus comes for His church, I don't think things will get better, in fact, they will get much worse.

Opportunities are in New Mexico for those who would like to live off grid. The goal is SUSTAINABILITY, so think rain water catchment, active/ passive solar and biogas septic/ waste removal. Buying a lot and improving overtime so we have a debt free/ off grid place for retirement. The Ozarks of Missouri and East Oklahoma "was" the place, but with Nestle and the hydroelectric power plant its not the opportunity it once was.

I live in MO ozarks and have a few different rural land properties in different parts of the state (SW and South central) and one on the border of MO and AR. We have alot of homestead friendly laws in the state that make it pretty good overall, but it can be a little bit hit and miss. One county can be great and the one next to it can be completely different. One thing that can be hard in very rural areas far a way from any decent size town is finding builders and such. I have no idea of the Nestle and hydroelectric plant you are referring to. I'm not aware of anything but there have been some rather nefarious bills in our state legislature in the past few years that are not good at all. Fortunately they have not passed (all in relationship to water, rights huge cobalt mines in the SE part of the state and we are sitting on some large lithium deposits)
You make multiple great points. People rush to get out of the cities and buy land. This is always a good solution.
However, as you point out, when you buy land, you need to ask about and understand the local, county, and state laws, regulations and codes.
It would be terrible to purchase 20 acres thinking you’re going to get 10 beef cows, a couple of dairy cows, 20 chickens, 20 turkeys, blah blah, only to find out that there are regulations to how many acres you must have per cow. Or that you can only have one chicken coop. Or that you can only have 1 building per however many acres.
Let me say that these laws, ordinances, and regulations are BS! This is why people are moving out of the cities!
But to purchase land with all kinds of future goals and dreams only to be snuffed out by red tape, is horrible.
Make sure you look into these things before buying.
There are still states that pretty much let you do whatever you please with your land.
You can build whatever you want. You can have whatever animals you want. Etc. Mind you that your animals need to be taken care of properly. They need plenty of food, water etc. Or you will be called in to the humane society. And rightly so. You don’t just get animals to abuse them. They need treated with the respect and dignity they deserve. They are providing an abundance of food, and should be cared for as such.

In California you can buy a house if you bought over 10-15 years ago. I got my Big Bear cabin when the price was relatively low 4-years ago. I could cash out and buy a mansion in Granbury!

A recent Supreme Court ruling Sheetz vs Eldorado county California is going to have huge impact on the cost of permits.The SCOTUS ruled that the county was imposing unfair permitting costs on Mr.Sheetz .The county lost and this ruling will have effect on every county in the country.As a California building contractor who has built over 100 custom homes in rural areas in California I am very happy to see this and can’t wait to lay it on the county building official for my next job!They are trying to keep this quiet so they can continue to charge exorbitant fees so spread the word about the ruling.Eldorado county was trying to charge him something like $30,000 for the permit to put a manufactured home on his property!
Availability of water is HUGE as well, particularly in the southwest. I’ve seen a lot of people buy their “dream property” only to live the nightmare of hauling water or learning that they don’t own enough acres to drill a well (40 acre minimum here).

This is so bad to hear. I live in the city so I'm about as restricted as it gets. Thankfully, we do have a CostCo and a local farmer's market that helps keeps cost down (while both the state and city tax us death).

I live in Northern NY. We don’t have any of those issues. We have gardens, RVs, boats, tiny homes (both on and off grid), rents are affordable (except where there is a greedy landlord). Now if you want to live in a gated community, then an HOA is going to tell you what you can and can’t do but that isn’t the government. It is the organization that you agree to abide by when you buy the property. Sadly, I do not believe that things will get better.Prices will continue to go up due to greed- corporations are greedy but individuals are more greedy. Interest rates have already been coming down for the past few months.

I live in northern NM, along the CO border. I have been looking at land, but found if I cross into CO, so many larger properties are designated agricultural, making property taxes under $100 a year. It's very attractive right now!

So all the PVC, fiberglass, vinyl the company I work for uses will be going up. They already get all their metal from an American foundry but the raw ores they use are from overseas, so metal will go up but also the demand will go up because the American companies will be cheaper than the imported finished products. If he actually tried to do the tarrifs we will be in a recession in a year. In 1890 when they did this is caused a recession in 3 months that lasted 5 years.

The Privately Owned Federal Reserve Bank has painted itself into a corner. It cannot raise interest rates because the government cannot afford to pay the interest on the National Debt. Without raising interest rates inflation is going to go way up just because of how many Federal Reserve Bank Notes (US dollars) are coming back here because countries are buying and selling oil in different currencies.

❤️☕❤️ The feds dropped interest rates another 1/4 percent. Interest rates are very, very low right now. I bought my 1-bedroom condo at 11-1/2% interest in 1985, but in 1980, average inflation was closer to 16% and I was experiencing closer to 30% annual inflation for petroleum based products like carpet. And before our time, post WWII consumers had to use ration books to buy things like sugar and shoes, and they had to live in old army barracks until more housing could be built to house returning vets who were marrying and about to produce a baby-boom.
By comparison, we're experiencing a different type of housing shortage due to 44% of all 2023 single family house sales being purchased by private equity firms (usually one of four gigantic firms) that stop maintaining the properties and force renters to live in houses that do not meet code. Then they sell the dilapidated properties for a profit.
If you're having bad luck buying desirable properties and you're looking to be self-sustainable, traditional advice would have directed you to look around towns that have lost industries and have more open units on the market. This is no longer true. Even in spite of the downfall of coal mining in West Virginia (they sell a lot of coal to China but that may change), unoccupied homes in run down areas have been snapped up by investors who are willing to just sit on the properties and allow the properties to increase in value as housing market pressures increase. Those companies can afford to take such risks but most consumers cannot. And I feel afraid for the people who lost their homes to mud slides and floods of Hurricane Helene as they have to fight off speculators and scammers who want their land.
Even farmland is being targeted by corporate speculators. Bill Gates has been buying farmland for years. There's another tech billionaire trying to buy up the southeast quadrant of Idaho so he can build his own city with fewer regulations. Say what you want about regulations, but the residents of Idaho and shared watersheds are in for huge legal battles over water rights. And Idaho farmers have worked very hard at water conservation using dry farming methods. I hate to see anyone pressured off their land.
The easy answer is to increase housing supply, but it's not an easy solution. The question to build or buy is tricky as building products fluctuate in price. And I don't have a grasp of which products are imported and would go up in price as tariffs are charged to importers. Over 50% of plywood is imported to the US from Canada, Mexico, Brazil, China, Indonesia and Vietnam. Labor costs could go up if undocumented immigrants are immediately deported. A 2021 Pew Research study estimated that 23% of construction laborers and 15% of all construction workers (including skilled workers and small business owners) are undocumented immigrants. Those numbers would be higher if you include documented immigrants who have not yet qualified for citizenship. If you have plumbing, electrical, heavy machinery skills, equipment, licenses and insurances you could not only build your own house but you could make good money hiring yourself out. Permits, zoning and tax strategies are all part of a builder's reality.
I don't know if you can regulate or restrict away speculative venture capitalists from buying single family housing within a community. Can you assign punitive taxes to owners of more than two or three properties to remove incentives for speculators?
I only own a little 1 bedroom condo and I get about three calls per month from companies wanting to buy my unit. I can't imagine what it's like for someone who owns a bit of land.
Of the RUclips channels I watch, I admire the couple at "Simple Living Alaska.". They started out small years ago, upgraded to larger pieces of land and have compounded their experiences and skills, learning new systems, skills, equipment and just experiences. Alaska seems to be particularly well suited to advantage residents with generous hunting and fishing license limits.
Living off grid and dealing with wild life, a short growing season and extreme weather challenges is not for everyone. Some would find the challenges annoying to insurmountable. Others would find the challenges fun to invigorating.
Where can you go? That depends on the lifestyle you want and the work you're interested in taking on. We're heading into a period of rapid change that could reveal opportunities or hardships depending on your expectations and your willingness to be flexible with your strategies. Yeah, the problem in housing is that corporations (private equity firms) are buying up property and not renting to certain groups or having the rents so high no one can afford them. That's what needs to be curtailed. Single family homes should only be available for purchase by individuals and be a family owned occupied scenario.

Well, granted it has been sometime since I did my house but even when I did it, it still was not easy. However I still think my way works for those of us that are income limited. The location, location, location is still in play, it is just my definition of location is very different from most. I live in a poor county in South Carolina, we are right next to a rich county. That is Greenville County, want to build there, bring a truck bed full of cash. In Laurens county where I live, we still have a certain amount of BS, but nothing like what it would be a mile away from me. So rule one, poor county in a reasonable state, that means no California, no Colorado, not in any blue state, nowhere near a large city. Find something like that with one acre plus, something that a well is a certainty and the property perks. The property cannot be land locked, you must have public access or a written right of way that is in the title. While being off grid is ok, still far better to have access to the grid, as well as fiber or at least dsl, though satellite is possible almost anywhere. We paid too much for ours when we bought it and that was many years ago but it included clearing, a drive way, a well and a septic system. It was also owner financed, all I had to do was sign and make payments. We had it mostly paid off before we tried to live on it. I bought an old office double wide that cost me 5000, which the dealer let me make payments on and it included delivery and setup. Took me a couple of years to get that paid for. But after delivery, I striped the old office building down to the studies, replaced everything over time, not perfect but it is nice enough. But as far as the government is concerned it is still a 1980 double wide with almost no value. My land taxes are 90 dollars and the mobile home which is stronger and better than most stick built house is about a hundred. A mile away it would be at least ten times that much if not more. Once I had the electric approved by hiring a licensed contractor who was the only licensed contractor I did hire and the county approved the electric and the underpinning, I was golden. I do whatever I want whenever I want. I use to be a licensed electrical contractor myself, I could have done it but it would have been a fight so the guy was worth the couple of hundred he cost me, with me providing all the materials. There are ways but they require thinking outside the box, time and effort plus money. Of course the money is effected by how much you do yourself and how long you take to do it. I think from start to finish, it took me about 3 years to get moved in and have the place paid for. Of course that was helped by the fact we had a couple of large influxes of income, other wise I would have been paying on it after I finished. Still bought and paid for with only the obligation of a couple of hundred a year to the local government. As well as an electric bill, a cell phone bill and internet which is more than I would have to pay to get by as I wanted the biggest pipe I could get. Dont think in terms of it being too hard, it is hard but nothing is too hard if you are willing to work hard enough. Do it while you are young, life gets much tougher as you leave your forties.

S. the society has lost its most basic utility.what choices do people have now?( especially younger people). 1) continue to be at the whim of all the authorities ( building and planning departments, city hall ect. 2) live and share home with family members( like developing countries do). 3 go homeless and live in your van or R.V. 4) move to a more considerate and benevolent country that cares a little more about its citizens. Tuff situations require Tuff choices. When i reached 45 years old i realized the U.S. was no longer a country that gave a shit about me or other working people. I moved to a developing country in the Caribbean and built my own home ocean front, 100 dollars for permission, no yearly taxes , no , insurance either. take care and do whats best for you.

It can be ridiculous looking for land. Even in my rural area. What happens around here is developers buy a big piece of land from a rancher and then subdivide it into 5 acre lots, complete with tons of covenants. I looked at one where you couldn't have chickens. Or more than one dog. On 5 acres. Just as a side though the restrictions on cattle per acre can vary county by county. Its because the land cant support more than one cow per acre. Or 2 acres. Also I bought my place 10 years ago using a rural development loan. Or USDA loan. The interest rate tends to be lower. There are restrictions on what areas qualify. Generally you have to live outside of a large urban area.

I live in the Black Hills area so that scews everything. Land can be cheaper in western Nebraska or eastern SD. I think Missouri and Arkansas have cheaper land.
Inflation has come down to 2.4% from a high of 9% that's why the federal reserve just cut interest rates. Our economy is the envy of the world right now.
Each state has regulations. These rules differ state by state; not a federal situation. Corporations are buying up all the land. 😢

I was going to buy a home and was approved and all was good, but the monthly cost was 2.5x more than what I pay in my monthly mortgage for my townhome. With Trump taking office I took a hard pass on it. I know what to expect. And if Trump does what he wants to do then we will all suffer a lot more than you think. Don’t believe me? Give it a year (max).

I just know that the inflation numbers are down and we came out of it better than any other nation and that we had a soft landing. Because we were in the tank 2020 and a slow improvement over the last near 4 years. And yes it takes some time it didn’t happen overnight. Just watch how the numbers work in 2025.
