Did your tenants pay during Covid? I found dealing with tenants is so exhausting and not worth the effort, not to mention the ongoing maintenance or the wear and tear on the properties. My other family member invested with SP 500 and has done just as well, but without the headaches. His dividends are his passive income and his gains are impressive too.
@@betterbecome6373 A lot of his money is in VOO and Total Market . He owns only 2 stocks. He bought Tesla in 2012. He bought Palantir in 2022. He retired in his 30's. He sells his stocks a few times a year and adds the proceeds to his VOO.

你这$5800只是rental income吧。我去年rental income $300k。扣掉各种支出后平均每月也就$6000净收入,而且要管的事情也不少。passive只是irs这么认为的,其实没那么passive。现在这个市场要重复早些年的简单粗暴模式现在不太适用了
是,现在商业房产售价与covid前比快翻倍了,那些公式也不适用了。因为现在维修成本也快翻倍了,去看看HD的价签就知道了,所以现在再入市投资房地产利润是paper thin.

5800 是房租还没有剪掉开资。

问题是,扣除了贷款的利息,房产税,房子的维修费用,其实每个月剩的钱并不多。 德州还好,在加州一不小心遇到个租霸麻烦死了。。。。。
