      I am so frustrated having her try to win. I do not like Wright fighters and when you’re going against Judge Simpson come on your mouth listen to the advice and be a better person and a better attorney. Failure on her end and she wasted too much of our time.

      @@SqualidsargeStudios She must be a lawyer or she would be charged with illegal practise. I would imagine she is a lawyer in a narrow field unrelated to this case, like divorce law or personal injury. She seems really old, so maybe she's retired but has kept her legal dues up to date, and the minimum paperwork that goes with that.

    She wants to stay on the case for selfish reasons.
    She wants THEM to wait until she does get called as a witness and go through all of that stress for her own convenience.
    Instead of doing the right thing by her clients. She's even disparaging them here!

    How can she not understand what he’s trying to say? I’m not involved in the legal system at all but it seems pretty obvious. In the extreme unlikely event I ever find myself in need of an attorney in Michigan, Donna K Tope, MS, JD will be #1 on my Do Not Call List! Sheesh!

      She’s every Karen that ever Karen’d. Her trying to school the JUDGE about rules of professional conduct while stammering with incorrect law. It’s embarrassing and has happened every single hearing. Idk how these plaintiffs didn’t see this months ago. I don’t feel bad for them whatsoever.

      One of her problems is that she takes everything personally. You get the feeling she's advocating for HERSELF more than she is for her CLIENTS.
      Also, as a lawyer, she seems to be quite ethically-challenged. Any other counsel who was property manager as well wouldn't suggest using them for legal representation.

      She is the Jerome’s Property Manger as well as their lawyer. It amazes me how long the Jerome’s kept her as their Attorney after watching many of her previous incompetent appearances in court. Not one word that came out of her mouth EVER made any sense. Judge Simpson was stellar in both educating her and allowing her to retain her dignity.

      @@doreendaykin6693 I think the classic blunder was when in I believe the first hearing, Simpson had pointed out the incorrect filing. She said she understood. Then in the very next hearing, she filed the same erroneous paperwork AGAIN.

      I just looked her up on the Michigan bar. She’s been practicing for 31 years! I would have fired her after her presentation at the first hearing.

      @Thurston86, I think the younger sister DID. I get the feeling she's never really been on board with having her as an attorney. I think Alec hired her because she was willing to work for no money up front (using the personal-injury-lawyer "I'll just take a third of whatever you win" contingency) which explains why she's been harassing the defendants to pay SOMEthing/ANYthing towards what they owe.

    I love that she needs to add her degrees each time she states her name "MS JD". That is not a good sign. Then again, she is not a good lawyer. This is not over. She will continue to drag it out.

      In high school, there were two teachers who had JDs - they apparently couldn't cut it as lawyers. They made us call them "Dr". They didn't seem to understand how ridiculous they looked to us teenagers.

      @@courtenayharrold3362 PHd is a higher level of academic achievement than a Juris Doctor (or PharmD, ED.d Public admin, etc). You get the doctorate for showing up and passing. PHD has to write a dissertation, etc.
      Thats why people generally accept calling them Doctor. But lawyers can suck it.

    She's basically saying to Simpson 'trust me, I won't cross any lines, and it might not even go ahead as a trial!'. What part of she's a material witness does she not understand? She constantly says 'I understand', but she DOESNT!!

    I’ve seen all of her other appearances in this case and I honestly can’t understand how she doesn’t have a better idea of how to practice. I’ve seen a lot of bad lawyers, but this lady lacks some very basic foundational things. I means, it’s 1L or 2L stuff. It’s almost like she’s been a paper pusher her whole career and decided to take up a litigation case for some friends or something. Even then I don’t get it. Honestly, I think the court should report her for mere incompetency. She’s a danger to her clients. Shoot, she’s cost these Plaintiffs HOURS of billable time because she doesn’t know how to even get a suit filed and served without fucking it up.

      I think Simpson's been holding out for something deeper than incorrectly filing and her previous behavioural issues. I also think the client's the sister in law? she looked a lot more energetic in the hearing before this but not so much now. She's so draining, I hope her behaviours have more to do with aging but if this is what her lawyer career looked like before this, I'd hate to know her success rate.

    This lady, the “lawyer” is wearing too many hats in this case. The fact that she is attempting to fulfill the landlord status, or property manager duties and legal representative status in the same case is ridiculous.

    This disqualified lawyer just has a distorted view of actual law. She tries to argue against something that can not be argued with her "facts" on law. This is not even the first judge to deal with her and her distortions. AND then there is her incompetence in filing correct paperwork.

      @@yaboyalaska7550 No, but I believe the very first hearing with this case was just after another judge had made a ruling that she misunderstood/misinterpreted to Judge Simpson. Simpson read the other Judges ruling and set her straight. I believe the other Judge dismissed the case BECAUSE SHE SCREWED UP THE PAPERWORK...Imagine that..😜 She continued even then to argue with Simpson about the other Judge.

      IMHO the Jeromes are fools for continuing to let this so-called attorney represent them. I hope her fee is non-existent as she is the one causing all the time in court and causing the need for briefs. The attorney doesn’t understand the basics that are evident to even the non-attorneys who are watching this train wreck. Is the Jerome woman constantly nodding because she is a bobble head or does she actually believe the BS that Ms Tope MSJD is throwing out?

    These landlords need to follow procedure ! No crossed-out or hand-corrected notices. It doesn't matter what you intended, play by the rules or go back to the beginning....You can't be a lawyer and a landlord and a witness at the same time. Stop being cheap and pay a lawyer to represent you.

      She sort of can. If she is the landlord, she appears pro se and is legally qualified.
      It gets more awkward if she owns property through a company. The company is legally a separate entity from her, producing a conflict of interest.

      Tenants should do the right thing and pay their rent...on time. There are just as many videos of tenants constantly playing the system. Not to mention the damage many disgruntled tenants leave for landlords to also deal with, left behind as they FINALLY are forced out. Yes, landlords should always follow procedures, so should renters.

    Donna Trope is arrogant and unqualified as their attorney. She refuses to accept she no longer represents the Jerome's and that her past involvement is suspect, therefore she has to be a witness to defend her own actions. I get it and I'm a layman! Donna is fired!

    The Avey’s are under the impression that they have to wait 30 days before serving notice to quit - not that the notice to quit gives 30 days from date of serving to relinquish the property.

      Contemptuously overtalking the judge is either a)willfull ignorance or b) incompetence

    This woman is *the most* incompetent attorney I have ever witnessed. When she says, "I've only dealt with the tenants through their attorneys" and Judge Simpson points out that "they didn't always have attorneys", her response is "neither did the Jeromes"?? Not only is that *not* a defense, it isn't even *relevant!* A competent lawyer would *never* have bothered to raise that point. This woman has let her personal feelings -- (notice she now refers to herself as "M.S., J.D." to reinforce her bona fides) -- supersede legal arguments. Also, her previous appearances have shown that, while she may *know* law, she does not know how to correctly *apply it* in many instances.

      After the pandemic, the higher courts found this to be a more efficient way to get through more court cases and move justice along. Zoom courts are here to stay.

    16:00 I feel for the Aveys.They rented a commercial property to this guy, the guy moves his whole family in and gets busted by the township. Now the township is on their butts.
    *This is why you hire a lawyer - who wouldn't make rookie mistakes like not giving the tenant 30 days notice.* But people always want to cheap out on this stuff. Well, they got _exactly_ the legal representation they paid for: zero.

    obviously that lawyer needs to step away, but it almost seems like she wants to stay on the case because she thinks it will protect her from being called as a witness. She seems to think that the rules would prevent her from being able to testify when, in reality, she isnt supposed to have taken on this case since it is a conflict of interest (and is kind of unethical)

    Oh wow!!!! I see how the couple waited 31 days to serve a 30 day notice but only gave 18 days because they thought the 31 days was the requirement, when the actual notice was the requirement. And then they still didn't realize their screw up when it was over. 🤣🤪

    The Jeromes' attorney was emailed a motion to disqualify on Monday, knew she had court with her clients on Friday, and "didn't have time to respond." It doesn't speak well about her degree of concern for her clients, who might be left without counsel.

      On that note she pointed out that the issue wouldn't be a problem if the Jeromes were representing themselves. She wants to be an officer of the court, but still have the same ethical slack as a self-represented defendant. I've only met one other attorney like that and he's in jail now.

    I've watched this case as it's going, she keeps making arguments that basically amount to "the defendants aren't following the rules I decided on". She was offended previously that the defendants sought council. She's trying to say they can't call her as a witness despite that she's the property manager because shes not named personally, only the corporate entity she hides behind.

    Phew, finally! She's beyond incompetent, not to mention her involvement has always been due to her self importance, not her clients' needs. She's had no interest in working out the issues, only in forcing the tenants to bend to her will, which got really old. Clearly she doesn't understand mediation either, and was assuming she could use the process to further pressure the tenants, as if the mediator would insist that they comply. Couple that with her insistence they they can't be trusted to mediate. This has been a case I've dreaded watching at the same time I'd hate to miss an 'episode'. Thank goodness her clients saw the writing on the wall at the last appearance and wanted to bring this to a close.

    Having dealt with property managers during my early years and how they behave, I think this lady is more a property manager (with all it's negative implications) than a lawyer.
    She is displaying more of a self serving behavior than a consultant who behaves in good faith.
