Simply because it is not worth it. With that price I can buy a bungalow already, why settle with a pigeon hole, some more bloodily far and surrounded by tolls? If I wanna live in a condo that is close to Singapore, I would buy one near the causeway, within walking distance, don't even need to drive.
This project wouldn't give up one la and mrt doesn't meant control of the immigration crowd the best way is having few storey immigration halls and releasing the peoples in the checkpoint.

The idea is great but the developers have forgotten or ignored some major factors to make it successful. Simply, few jobs opportunities (quality jobs) around this area. Road infrastructures not enough to cater to the islanders’ to move in & out of the island. No public transport network. They developers keep promoting this as a retirement homes…. Are they building a giant size “Old Folks Home” ??
There was going to be public transport. And bus to 2nd link. It's just like that becasue the federal gov stopped foreigners buying and in extension killing all development plans
