    Be careful buying a house on the beach especially on the cape- erosion is a huge issue…especially with storms, not to mention insurance issues and maintenance too! My husband and I just bought a house across from the beach on a cliff with beach/bay views and it’s perfect. Just be careful; but very exciting!

    this is so exciting!!! like Lucy said this might not be relatable to everyone but I think most people go through a stressful period of trying to figure out their next living situation at some point! And the hockey part makes it even more complicated 🥴 hate that you have to worry so much about getting hate for this, but enjoy this season of life while you can! So happy for you guys!!

    I’m a realtor in NH- I tell all of my clients if it’s meant to be it’ll be! Don’t get discouraged you will find the perfect house, don’t rush into it! ALWAYS go with location you can fix the way a house looks but you can’t move locations- that is the key to resale especially in this market.
    I rent a house on Nantucket for a month in June and it’s absolutely insane tbh in rent like more than my mortgage for the entire year 😅

    This is such an exciting chapter for you and Max! The home buying process is so mentally and emotionally draining, but my biggest piece of advice is to trust the process and find 1-2 people you really trust to offer opinions on the homes you’re considering. Too many opinions can make the process far more overwhelming. Wishing you both the best of luck house hunting!

    I like the ocean idea BUT something about the neighborhood and yard just gives SUCH home cozy vibes, and making friends with neighbors and having kids next door BUT if u dont see it as a family home then ocean is great

    As someone who is also in their 20s and has bought and sold primary properties, I would recommend not buying any property unless you plan to be there at least 3-5 years! It is not worth all the struggle, taxes and money if that isn’t the plan. Also, paying rent while also having a mortgage is no joke but it seems like your financial advisor already spoke with you about that! I hope you find what you’re looking for!! 😀

    I mentioned this to you when we ran into each other this past summer but my boyfriend’s parents have a house in Newport, RI and they looked all over Cape Cod initially. The one they wanted really badly there didn’t work out so they ended up closing on their house in Newport and they are SO glad it worked out that way! It ended up being perfect for them. This is all to say that you should trust the process and it WILL work out!✨

    i know you said “this isn’t relatable” but it really is! im trying to buy a home too and while our situations are different, looking for a house or even any next place to live can be a crazy process! please stop stressing over how this will be perceived to others. i know you want to remain relatable and authentic, but you need to do what you need to do. your day ones are here for the long haul and love watching you grow. don’t stress about what a few bitter people think. praying for your journey!❤️

    My husbands family lives on the cape and we spend half of time there and are in the same position! We don’t want to rent over the summers anymore and don’t want to live with family.     Maybe buy a house off Cape in between Boston and the Cape. South Shore somewhere. I grew up in Kingston and I love it there! You should look in Plymouth, I love it there too! ALL of MA is a fortune these days!! I think a “home base” is definitely a good idea so you’ll always have the same place to go back to in the off season. Good luck!!

    Don’t get discouraged so quickly! I was looking at lower priced homes during Covid so the market was extremely competitive and I had to put in 5 rejected offers before finally getting our home! You might have to look at many more homes before finding the one. Also, have your realtor set you up on the MLS system because you’ll see houses come on the market real time & accurately see if homes are pending or not. Best of luck & try to have fun with it!

    Im 26 and just bought my first home a few months ago, so I totally relate! Be clear about your non-negotiable. Budget and certain things like area/yard/# of bedrooms I think are super important. And just overall vibe. When you find the right place you will just KNOW. It will feel right. But again make sure you are staying within those constraints in order to be smart about things. You probably don’t need more than 2 bedrooms if you aren’t there all the time and probably don’t need a pool if you have the beach, but that’s my opinion. I literally bought my house without seeing it from Greece because I had that overwhelming YES feeling that I manifested the perfect home for me. Good luck!!

    I bought a house this past year and it was the most stressful but rewarding process. My mindset was just if it’s meant to be it will happen. And the house isn’t perfect, but now we’re making renovations that make it feel more like ours.

    Searching for a home is a marathon, not a sprint. When we bought our home, we put offers on 3 different houses before we finally got our home. It’s a heartbreak every home you lose, but at the same time you need to put a bit of your heart into every home you take a chance on so it’s okay to feel disappointed at the end if it doesn’t work out and those potential dreams are lost. But the truly unchangeable things are: location, major layout, and yard. Interiors can be changed with time, there’s always tradeoffs, but those big things are priorities.
    Also, you learn SO MUCH about your partner house shopping, and about yourself and your preferences 😂

    I like #1 because I’m a sucker for beach homes, but #5 would make such a good entertainment home! So I guess it just depends what you plan on doing over the summer.

    I think you should just keep looking, have an open mind, but PLAN to do a storage unit and stay with the parents like Lucy suggested. Side note: you buy a house on the cape, and Lucy lives there off season! Win-win!

    G! I’m a realtor in CT, I have clients run into this all the time. I will say to trust the process! The right house is there for you. Spring market will bring more inventory! I wouldn’t worry so much for summer since a closing can happen asap with approval from your lender! I believe a house will come with patience, and you need to love it!

    When my parents move to WA, they set having a waterfront home being one story. However, when they purchase it. It needed many fixing up with the house in general and backyard and front yard. Basically, not well maintained . Now the house is what is dream of. Unfortunately, need to compromise everything you talk about. For my parents finding their house in WA. The location was good and just was the house was fixer upper. Also, we’re not many options for them as finding a waterfront home.

    Gretchen my family lives on the cape. They found a home and made a move. Knowing prices will always go up there. Value won’t go down in a place like the Cape. If you are financially secure with stable income, do it even if it’s not the perfect home. Land is everything. Good luck ❤

    House hunting is a lot! Don’t give up you will find something you love. And deals fall through a lot I feel like,maybe? That’s how we got ours, we almost gave up but kept checking back and it went back on the market. And it’s your life even if it’s “not relatable” to everyone, I love your videos.     I vote buy a SMALL house on the cape (if you feel super passionate about wanting to own something there) Live in it for the summer/use it as a storage unit/starter home. Do some cute renovations on it to make it your own and then rent that baby out all year long!! Save the big bucks for when you find that dream home on the cape to have for a long time. Dont rush the search for a big house on the cape especially when housing prices are wild and you dont necessarily need all that space yet!

    My boyfriend and I built a home last year and I personally think it was the best decision we could’ve made for several reasons. We are both pretty picky so it was amazing to get to truly build the house that makes us happy. It’s not our “dream” house by any means, it’s our first home but it’s nice and new and we love it. We also chose a builder who offered a 2 year warranty so we have two years to build our emergency fund because anything that breaks, they will fix for free. The neighborhood we built in has grown so much and our home value has gone up with it.
    It’s probably not for everyone but I’d choose to build for our first home a million times over.

    There is no perfect house no matter the budget, you just have to figure out what you prioritize most 💕 my husband and I bought our house 3 years ago and love it but there were definitely compromises we needed to make in order to buy

    I feel like buying a house is definitely something worth waiting for sometimes it can take a couple years even to find a house that’s exactly what you need and during that time you just got to save more money and you know expand your budget even if you want or can. It’s definitely an important decision but I think Lucy did have some great points you are a jet set gal sometimes! It’ll all work out one way or the other just keep an open mind❤

    Realtor here 🙋‍♀️You were using good terms and what you said made sense :) Interest rates and prices won't change much for the next little bit, the only thing thay has changed is that you as a buyer can negociate now! Versus the frenzy with multiple offers and over paying for a house to win with an offer. We are switching to a buyer's market ☺️ Don't settle!

    I bought my first house almost three years ago & we definitely had to make compromises because nothing was perfect. We settled on the best house within our budget that had a lot of minor flaws but it was things we knew we could fix. Whatever home you decide, maybe you can turn it into an Airbnb while you’re away in the off season to make up the extra money 😊

    Good luck house hunting. I saw some of the same homes in the vlog 😁. We just put in an offer for a house at the cape and it got accepted!! There isn't much inventory so fingers crossed you guys can find something you'll love. As someone who also spent a good amount of time on Zillow, I can tell that you fell in love with the 6-16M houses that are beachfront and have a lot of space around them. I think if you can't drop 7M on a home right now and don't want to spend a ridiculous amount of $$$ renting during the summer months, you should get something smaller around the 2M range and renovate it to sell it for a larger profit later when you are able to upgrade homes. If that's too much to add to your plate right now, then you probably aren't ready for this step.

    bought a house in central MA last summer and yaaa… nothing is more stressful.😅 I dont care what price point you’re at - it’s a competitive market which is hard because you have to move quickly if you find something you like. but everything is so expensive. so overwhelming! try to enjoy the process and I’m sure things will line up when it’s right. I also recommend writing a letter if you do come across a home you love - I bought a cute offer letter template off etsy and the seller chose my offer over 4 others because of the letter I wrote.     First time home buyer advice! Be open minded! When my husband and I bought a house in 2019 we kept our minds open in the different areas. Also, be smart! If your gut is telling you no than it means no! Be smart and think about it!

    Stay positive GG! My boyfriend and I have been apartment hunting and we had VERY specific expectations of what we wanted and it was nearly impossible to find it all in our budget - we just kept looking and I continued to manifest journal the specifics of what I knew we were going to find. And one day it completely fell into our lap out of nowhere! It's all going to work out exactly as it should, trust the process!!

    I guess just ask yourself if you’d rather have all home amenities you want elsewhere or compromise some for the location on the cape. The beach house was beautiful and it seemed like you really liked #3! Remember that your first home isn’t your forever home and while it’s a big decision it’s not end all be all.

    I can relate to the house hunting stress, it's so true though, whatever is meant to be will be! We ended up getting our home after an initial rejected offer and they came back around 2 weeks later. Don't be discouraged. Have you thought of finding maybe a less expensive home in a great location that needs a little TLC and fixing it up? You'll add a ton of value that way too with a little sweat equity and vision!

    Your sister had a great idea about trying places for a week just to get an idea, but that can cost you a lot of money. What you should do is book an Airbnb for a week in different places (which could cost you a lot less than renting). Also you don’t need to rush to buy a house in cape code just Airbnb every year. That’s how you live a stress free life.

    Gretchen you are absolutely not being 'picky'! This is a big decision and you will know when it feels right. You are in a great position where you don't HAVE to get into something, but you are motivated and able to buy when the right house is availble.

    My fiance and I just bought our first home this fall and it was so stressful! We bought in LA (on the west side), but we are both originally from low cost of living cities. It was so hard to get over the fact that we're paying SO much for SO little. We are in a townhouse that needs so many fixes and upgrades, but this is what we could afford in the location that we loved. Trust me, every time something goes wrong, I shout into the abyss "and we paid HOW MUCH for this?!" BUT you can change the house, not the location!

    Hi Gretchen! SO excited for you in this new phase of life - buying a home is such an amazing accomplishment! Just wanted to note that the terms “master bedroom/master bath” etc. are outdated and problematic because they are tied to slavery. The correct term now is “primary bedroom/primary bath,” etc. Much love!! ❤

    I will say don’t fully rely on the photos and count places out just because of photos! My GF and I bought a condo in 2021 and we almost didn’t even want to see our condo because we didn’t like the photos. We ended up loving it when we saw it in person!

    Hey Gretchen! My best advice would be to invest your money in buying a house because that investment will appreciate over time. When renting you're just paying someone else's mortgage and losing money. The average sales price in 2012 on the Cape used to be $461,132 and last year it was $868,627. Maybe look at homes that aren't at your max budget, you can always add on to the house and fix things to exactly how you want. Also, be sure to look at the sold homes in the area and the price you want to spend so that you can see exactly what the money is buying.     The reality is that the market isn’t going to slow. If I had waited when everyone said in 2019 that the housing market was going to crash soon then I wouldn’t have a house that has nearly doubled in price and I would no longer be able to afford a house in SWFL

    It is not easy to buy a house in this market. I looked for months and months and finally got an offer accepted after many houses looked at. Don’t rush it and don’t have high expectations!

    Girlie don’t buy a house yet!! I’m an economist and the market will turn in 16ish months. Interest rates are so crazy and yes you can refinance but that isn’t an easy process. I know waiting is hard..we bought our first home at the end of 2021 when the market was crazy but rates were low. We pay 3.25% interest, right now you’re looking at 6%. It’s so so hard to wait but we were prepared to unless we actually got a home at market value, and we just got lucky. I hate seeing peoples hard earned money just go to a mortgage company
