Great tips. I have friends that live near cantinas though and they stay open much later than 10:30. One thing I did was walk my full neighborhood, day, night, and weekend. The traffic patterns and noise change throughout the day. It's a bonus if you can go on a rainy day too to see what the street drainage is like.
