Home Buying Tip - What is the Base Price (BP)? Most builders of new construction homes will have a base price for their different floor plans. The base price is the price you will pay for the standard features of the home. If you add any upgrades or options that are offered by the builder, the price of the home will be more. The builder’s model homes will have most of the builder’s upgrades and options and will therefore be more than the base price.
Can you tell me what’s the annual taxes for this home?
Another house with the proper floor joist. If you need to run flex lines from the furnace, then you need truss floor joist. I commend the builder for using proper floor joists.
It is a new construction. No history of annual taxes.

How many of us that live in big cities like New York are wondering what the hell we are doing in crampy apartments in NY when we know we could probably afford a house like this. The mortgage is probably just about the same to the monthly rent
I pay close to $2500 in a 600 sq foot with outdated infrastructure. I need to rethink my life.

Your getting a lot of house for that price, an easy win. Loved the structure and landscape, upon entrance the bookshelf was EVERYTHING. Lots of room and open spaces, plenty of natural lighting. The decor really brings out the features in this house, the kitchen was gorgeous. Love the wood contrast and the leg room under the island. The balcony from the guest room and patio view was exquisite, each room was nicely proportioned and unique in character, spacious and lots of space in the closet. The master bedroom was nice, loved the master bathroom, separate sinks, an additional closet and the garden tub with the backrest were all pluses. The basement holds a lot of possibilities. The craftmanship in the house is evident of a master builder. Everything about this house is a selling point and the price is a steal. Wonderful place for a growing family.

@@reneedennis2011 Yes, Toll and Blue Heron are great. I didn't realize Blue Heron built in the Atlanta area. They are super expensive, if I remember right, but great design aesthetic. This one is really a steal at about $117/sq ft for the base price. Toll usually starts way above that. And you don't usually get a basement. These decorated models are always gorgeous. They have great interior designers. Often, though, they include items in the models that they won't include even if you're willing to pay for them. Look at the plaque at the front door and you'll see what I mean. Shows you what's standard, what's optional, and what isn't available from them.
One day I will buy a house like this for my family.
This house is absolutely amazing. It feels warm and cozy from the moment of entrance into the exit. Breathtaking just feels like HOME. I enjoyed every inch of it. And the staging was fabulous. Leave it as is I'm sold!!! 😁

Man real talk for the price and sq ft this house is IT. I love it. This is one of the best houses you showed on your channel. I mean as far as affordable for regular people like myself. 3000 plus square ft not including the basement!!! I live in Chicago now but if I ever move there I’ll be looking for something like this

This is certainly a very popular builder. They just made it to Metro Atlanta about a year ago. Not many communities so far but hope to tour more of their model homes as they become available.

Jannett, I don't see many ranch homes, especially new construction, instead there are 2 story homes with the owner's suite on the main. However, if you visit my website, you may find older ranch homes for sale.
