    I am italiano if Who Is renting stops tò pay then when going tò court You spend 6000 Euros tò chik out the tenant. Forghet about It the laws in Italy protects the tenant not the investors.

      @@esentaxa the Italian court system is so painfully slow and inefficient that some small landowners arrive to pay for squatters to leave! Only (legal) solution is to own 10+ rental properties, wait couple of years and sue the louts into oblivion to set an example

    Italy is what??? 😂 In Italy all houses are not compliant with catasto for some reason or another, so basically you will never ever be able to be in a good term with the municipality that for the same reason can confiscate your home at any given time. But until they are happy they will let you leave there

    the whole europe is full of bureaucratic rules and italy is a champion - the most unreasonable place where people live only because they were born there or love the country too much 🤦 like me 😜
    but Italy is a disaster for foreigners, i wouldn't invest a cent here - banks are unfriendly to foreigners, very few people speak english, authorities are lazy and everything takes ages to approve...the taxes are hell!! i know several rich italians and all r having registered companies and residencies in taxation heavens 🤦🤦
    if italy would simplify the taxation, go on with reforms and lower taxes, it could be heaven on earth 😳
    i love italy and its so sad to see how italy is wasting their potential 🤦🤦

      It is actually complicated, time consuming and will give you headaches that will not stop for months.
      I bought a property in 2023 in Sicily to run a b&b.
      To start with a simple example, the classification category of the how you register the property locally in the community for tourist taxes has to be chosen from about 20 categories that are named differently in the community than in the state categories and this is complicated. If you do not speak very good Italian, I think it would be a major challenge with a high risk of failure.
      An average person cannot do this without paying someone to help.
      In my case I paid someone to help and then paid someone else to help me fix what the person who was supposed to help f**ed up for his own financial gain.
      Also, the people in the local community office are basically housewives working part-time jobs and they do not really know the categories. Some commercialistas know the categories, some do not but if you require a decent English explanation, you will have to pay about 15 times more than the locals pay.
      I asked 2 different commercialistas and I got 2 different answers. After spending about a week on youtube and looking for answers, I understood that there is a large financial motive for commercialistas to set up P. IVAs and charge a lot of money for their services to normal people trying to run b&bs thinking that they are basically just hosting guests and that a b&b is a good investment. However, the cost and headaches for setting up these P. IVAs far outweighs the advantages for the average person just trying to earn a little money. If you have 5 properties then a P.IVA is ok but for 4 or less it is headache. My plan was to buy 3 properties that were next to each other but it was so complicated and so many problems appeared that I stopped after buying the first property.
      Then another commercialista/lawyer wanted to charge me to close it because he said it would cost more in accounting fees and headaches than it was worth.
      I was finally able to close the P.IVA myself after about 2 months of communication with the local community and the Agenzia delle Entrate.
      After having invested for 2 years in an Italian house which had an occupancy rate of about 85% during the summer and 50% during the winter at the beach,
      I learned that in Italy most people do things differently than the official way.
      If you search for business friendly countries, Italy will not appear in those search results.
      I met 4 or 5 Italians who had left Italy and setup businesses in the US. They told me they would never open a business or buy property in Italy if their goal was to make money.

      ​@@germananywhere2339that's really sad. I think it would be ok to have a vacant unit for personal use and anything above that is best to tread carefully. I'm sorry you went through that and thank you for sharing.
      I'm a citizen and I learned Italian from my grandmother and also going there in the early 70s. Some Italians have said I speak 'old Italian'. Well, I faced so much hostility toward my mere presence with some Italians, it surprised me. A bus driver for example would not pick me up just to be a weirdo, long story. So I waited for a different driver, a female. I asked her the exact same directions and told her what happened. She got me where I needed to go. 2 hours I waited for her to get where I was going while every 20 minutes I watched the previous bus driver glare at me as he was passing me on his route over and over again. It was so weird. Some resent us second and third gen Italians. No one talks about it.
      However, many Italians are so very lovely ❤. I love my country of origin❤❤❤

      ​@@germananywhere2339 I work on the exact field you are discussing about (I manage BnBs and holidays houses around Italy). If you planned to have 3 or 4 BnBs as you say, definitely you needed P.Iva, but the cost is little (less than 2k/year) and the taxation is a tax heaven, probably you got scammed.
      Sicily is (one of) the most undeveloped region of Italy, I can 100% understand your problems with unprofessional people unable to help you nor even speak english (I would never live in such a chaotic area!)
      Feel free to reach up to me if you need help. Italian bureaucracy is definitely nightmare, but P.Iva is one of the best thing of Italian taxation. (I'm not a commercialista)
