Hi there! I am Joseph.
I have been an immigrant / expat living in central Portugal along with my beautiful girlfriend Mariana for seven years now.
Together Mariana, my father Clinton and myself, would like to show you a bit of the daily goings on around our Portuguese farm / homestead / smallholding and all of the work we are doing whilst renovating, starting building projects, working with our livestock, DIY and trying to grow our little families own food!
In this episode we welcome you to join us in Early Autumn as we are given a tour around our friends farm, which is for sale, in a rural mountain village in central Portugal.
We start the virtual tour by introducing ourselves on a beautiful private track leading down to the farm as we explain the location of this wonderful gem of a farm and a little about the surroundings and local amenities.
We begin by walking up the short private shingle track, which gives fantastic access to the farm, just a few metres away from a tarmac road. Then we step onto the property itself, the first thing we see as we look around is electricity posts connecting to this farm, then we walk down towards the granite building on the land. It is a 140m2 building with a covered parking area that is attached to the back. It can be increased in size though to make it a larger building if needed.
Mariana and I both walk inside the little building and take a look around at all of the old tools and instruments for agriculture. There are lots of signs that this place once had a lot of life in it, I hope this comes back to this beautiful place.
After the building we walk past the olive grove, which has roughly one hundred olive trees, some young, some mature. The owners were picking the olives here and it was a treat to be able to talk with them for a while, whilst they worked away.
That brings us to the next building on the land, it is a complete ruin and is situated right next to the olive grove. It has a very similar footprint of the first building and once renovated would make an amazing bed and breakfast style cottage, overlooking the farm.
As we walk along the farms boundary line we can see lots of well cared for mature vines, this would produce a good few hundred litres of wine every year!
Then we come to the well, which is rather large, roughly around 8 metres in diameter, there are a few orange trees next to this well and it is situated on the north pasture. The pastures are green and lushious here, the reason for that it the pure amount of water irrigating them year round.
Which brings us nicely onto the lake, the lake is a private fishing lake of 3,340m2. A beautiful lake indeed!

Hey my dear friends! Fantastic property! Great for an investment for rural tourism, it fits specially in my vision. Just a hint: when showing these properties perhaps you could also include a map depicting the location of them so we (mostly who are not familiar with Portugal) could have a better notion of the nearby cities, accesses, etc... definitely putting this one on my list.

Through your videos and your relaxed and upbeat way, you take us a tour of various sites, giving us a vicarious trip to rural Portugal with glimpses of the land, the people, the fauna/flora, the cuisine... altogether, your videos are a true delight to watch!

Just wondering the price of building materials in Portugal compared to Uk ?
Having bought building materials in France I would say the price comparison is between 30- 40% more .

Joseph a standard football pitch is just over half a hectare 0.64 to be exact so that 17 hectares would be more like 27 football pitches.

one hectar = 10,000 square meters. This farm is 170,000 square meters. one hectar = 2,471 acres. This farm is 42 acres. So there! :) :) ;)

Moving away from the country I know, where I have friends, is a scary prospect for me... but this place is in a bad way now. I know there is worse, but it's getting nigh impossible for an ordinary person to own and live on land. Perhaps some expat has been on this journey and blogged about it, to the effect of 'here's what I wish I knew when I started'. That might be reassuring & helpful.
Being with a partner from Portugal obviously helps. My partner & I don't have a native connection like that, but we are considering chipping in with likeminded people so that we'll have a bit of ready-made community there.

It's a rough guideline so that people can visualise how large a hectare is if they are not used to using them, not an exact measurement...

Lovely piece of land. Price seems a bit high for pasture land though. Around here I can get 120 acres for about 200k (In the US)
It works out at 13,000 per hectare, that includes two large granite buildings, one has a new roof and also a 3,340m2 lake. It is actually a very good price!

Unfortunately in Portugal the younger generation no longer want to farm and instead they move away to cities to earn more money. This means that the aging population here that have farms tend to want to sell, no youngsters around to buy means generally a lot of places here are for sale, I currently know around 60 proeprties for sale
